Hi friends!!! Is the project Lodha Belmondo running on time ? Their possession is due in December this year. What are the chances? Will they deliver it on time? I have heard lot's of bad comment of this project like there is a condition in their contract that they are not liable for any delays and will not pay any penalties if the project is delayed for reasons out of their control. Secondly, they will not allow you sell the property to a 3rd party unless you registered the property or sell it back to them at 75% of the base cost you paid.
Hello Sobha!!! I can only advice you that whether it is a big or small builder doesn't matter. Don't go by builder's reputation, reputation work sometimes, go by legal paper work, previous history if any and location. Location play major role in real estate. Reasonably good infra makes your life comfortable to great extent. Go in for Ready-to- move or resales. Here, you can see what you will buy. You can do all due diligence, cross checks all the legal papersand be satisfied that it meets legal and your personal criteria. I have been watching how buyers suffer delays, changed plans, missing amenities, land disputes and so many issues. Buyers remain disunited even after moving into flats and do not want to face up to builder.

Hi Anup, I am local residents of Panvel area. It is 0 km from NH-4, 5 kms from Express highway, Ambani Hospital and Mahape Railway Station, 15 kms from panvel railway Station, Panvel City and Panvel Bus terminal, 20 kms from proposed International Airport, 35 kms from JNPT and 30 kms from Vashi.

Hi Amit, When i visited the site last months end, i saw only 4 slabs are done and as per the staff available on project site, possession date will be in December,2017. But as per Aashna developer's staff, they have Completion Certificate up to 7th floor, and they have "APF No. for this project. Q: I run an online business (alone), now I plan to scale my business and move from working from home to renting a space to include more members in my business. Since commercial space prices are very high I'm planning to rent a residential space and work with 2-3 employees. The space will have a one big table. 3-4 chairs, 3-4 laptops and that's it. All the work will be online. I've researched online and read that certain professions are allowed to use residential place, however nothing is available for my kind of online work. Can you guide me on to get started with it. Basically the work will be all online and no inclusion of clients or dealers.

Otherwise landlord may charge extra for that. Visit the client in a cafe instead of them coming to you. Shared work places and places like Regus to handle incoming calls and mail. The reason they do this is because the insurance does not cover 'visitors', stored goods or fires caused by equipment. This is residential insurance which is cheaper for the landlord. Hi, Constructing any project in a city requires many approvals from various local authorities. IOD and CC are the initial documents which a developer should have before starting construction work. IOD or IOA given to builder by the Licensing Authority. It is a legal conditions that the builder must fulfill are mentioned in this document. And Commencement Certificate is received by the builder from licensing authority after the IOD/IOA conditions are fulfilled. CC authorizes the builder to commence excavation and foundation work. He can build upto plinth level i.e. ground level, even before getting approval of the plan layouts.
If any project doesn't have required approval from the LDA, then construction work could be stopped at any time. And buyers may have to suffer for long years. Sometimes it is seen that in absence of required approval developers have to cancelled the project.

I heard that they have plots near to Ranjan Pada Station which is for 10 lakhs per Ghunta and there is another plot 3 kms away named Chirmer. Now I request all investors not to invest in this bcoz it has been more than 3 yrs. people who have been given papers have not been allotted plots. Now, tomorrow if govt. says we can not give permission being mangroves place then your money is gone. On the other hand I came to know that they have taken 900 acres plot in Ghodbunder area and rate is 7 lakhs per Ghunta. Thane Municiapal Corporation has approved this project and IOD and CC are in place. Hello Ganesh, I have also invested in this project in phase-1 and construction work is in the slow pace. I will advise you do your all due diligence and verify all the legal documents by a legal expert and then go for it. Project locality falls under slum area. IOD and CC are in place for phase-1 but not sure about phase-2.
