Q: I booked a flat in this project , now after one month the builder is asking me to sign a paper where it is written that i dont have any issue if the builder changes the FAR ratio. I feel cheated as the builder can change anything if we all give consent to that. When i asked their marketing people he said that it is normal in Gaur project and if they want they can change anything. I just want to know if any person who have taken flats in Gaur project also signed these type of papers ?

This is common practice by the builders nothing to worry about floor plan changes. And you can sign the documents for FAR ratio change. Builders can do changes if there is some requirement for the floor modification or some additional construction but please read documents and see whether there is something objectionable.This is common practice by the builders nothing to worry about floor plan changes. Q: Many Infrastructural projects are coming along the developing zones of Yamuna Expressway, realty projects here are looking good for long-term assured returns. Kindly discuss on this news.

yes i agree with tushar, there are around 40 projects that is being constructed by leading builders. builders who have name and people identify with them. they are Gaursons India, Addela, KDP, Ajnara India, VVIP, SG Estates, SVP Group, etc,
Hi shenoy, you are right these are some good builders developing their project in raj nagar extn area. out of these Gaursons can be a good choice on the basis of timely delivery of projects. but rest are not less in quality all are good equally.

Definitely this airport is going to be a good boost for this area. not only the real estate industry but also the other industries will get a strong boost with the development of Jewar airport. many of builders looking this a big prospects for residential and commercial real estate properties. Q: First time I realized the level of false commitments. On one side builder of Gaur Yamuna City have not completed the starting phase of laveling and demarcation. While on the other side they are demanding money for laying of services. Other related development like pool, club etc, are in brosure only. Nothing is in ground. Only intention is looking getting more and more money without work.

Q: I want to buy a residential flat in noida area so i am exploring various projects in that area after comparing all the aspects like builder reputation, quality of construction work and timely possession. i have decide to go for gaur yamuna city. please suggest will it be a right buy ?

H, In Gaur Yamuna City, 375 residential plots are on offer for all segment of the society. The size of plots available are 65, 84, 100, 135, 220 square meter. The registration amount for these plots are Rs. 51000. But the cost is more than 30000/sq-yrd which is almost double the amount of Authority Plots recently offered by Yamuna Expressway Authority(YEIDA). It will take another 10 yrs for appreciation of these plots and therefore we recommend you to stay out of these plots.
Hi yogesh ji, Gaur yamuna city plots ahve got the approval and ready for possession and ready. i visited the site on sunday and talked with some persons there and they were also seemed quite happy with the project.

Q: I am looking for property in greater noida. for this i have done some research work. compare some projects through all aspects like possession time, location and builder reputation and after that decided to go for gaur Saundaryam. i have gone through the project and it seems nice luxury project from gaursons that is also a positive factor as project is from gaursons.

Hi Jatin, You are right if you would compare the project on the basis of builder reputation and all features, the project seems good but in real estate you have to review all aspects first only then put your hard earning money. Q: I am working in a software company in Noida. I returned from Bangalore 8 months back after serving for 7 years in Bangalore I changed my company and shifted to noida with my wife and a kid of 2 years. I wanted to get my parents to live along with me as they lived in Raebareli. So I have to buy a property where we can live along with my family. I started searching property through various website portals and with the reference of friends. And I went through with 3-4 different projects from various builders and heard about gaur city 2 from gaursons. I went through with the property and after comparing various aspects of the property and on the basis of builder reputation, I found property a good option according to my requirements so decided to buy a 4 BHK flat at gaur city2 11th Avenue. I contacted with the builders sales team and started the process for registry and all. Gaursons team’s response was very impressive they were very polite and supportive in whole process. For me most impressive part was the transparency in the process from gaursons. I heard lots of negative thing about real estate business but I did not face that. It was my first experience with real estate firm and I am quite happy the approach from the gaursons. The process of registry was outsourced by gaursons but they were transparent and supportive at each level. Team for registry was available at gaursons office itself so I need not to run somewhere else. They asked me if I want to do registry by own so they are open for that as well and assured me for their all support. But I decided to do registry through them only. Gaursons team were transparent about charges related to common floor, club usage and various other like parking etc. They clearly told about the limited usage of stadium and club for the members only. That is impressive thing about the builders otherwise as I heard that usually builders don’t open about the additional charges and provide very limited information to the buyers. i heard lots of other negative talks about many builders. But I am happy with the gaursons that I did not face any of such incidents from builders. They were very transparent and supportive throughout the process. I have shifted to the gaur city since 3 months and finding the place good for my parents and kids as well. There is good security for our Parents and kids. I also talked with some of residents and they also seem happy with the place. So I am very happy with my decision to get a home at gaur city. I don’t know much about real estate industry but my only experience is with gaursons and I am quite happy with that. I just wanted to share my experience with other people as there is lots of negativity about real estate industry and builder in the market. But it’s not the case every time.
