Hi Naresh,
As I told you Era people are saying you can get loans at present from three institutions viz. Canara Bank, IDBI and LIC. I have talked to IDBI and LIC and they are ready to process loans but only disburse the amount on approval of project. As per them we have to submit only our papers and they would the all the property paper from the company. LIC rate of Interest is very much clear but IDBI, we need to be careful, in market now 8.25% for three years for IDBI. Check out from various banks. SBI is also willing to give subject to approval of loan.

I think booking would be limited to very few flats/floors only or you can get in resale. Generally all the people whosoever have bought in Era have got 6% discount, if you get discount around this, then it is fresh booking. Check from various property dealers. I do think, in future it going to be good.

This is Avinash. I have booked a flat in Era Divine Court Sec-76 Faridabad. I have paid booking amount ~Rs. 4Lac. But till now this project is not approved. It has been told to us that it will be approved in coming few days. But till now it is not approved.

I came to know that the builder has changed the layout plan of era devine court at his own and not not providing green area and park in 180 yards units. If it is not objected by the flat owners at this moment , definately will provide the pathway for further modifications. This is clear cut breach of faith by the builder and must be challenged in court for a stay on the construction of additional floors immediately.

The construction is going on in full swing. It seems, if they keep on constructing like this, they may finish the project well within the time. But Project is not approved, putting it in doubtful situation. Many people have only given two installments only, and waiting for approval to make further payments. hi, my loan is santioned with hdfc for era divine court with 8.25% rate, but the amount has to be disbursed in march10 to avail this interest rate otherwise it will increase from next month, the project is still not approved & i fear that i will not be able to grab this reduced interest offer from the bank, is there anybody who is facing a similar problem

I think, many of us would be facing problems like that. I know, Ashutosh and Kashmiri Lalji, who have got their loan approved. Layout sanction plan may not come within two months. Definitely it is bad news and we have to pay higher rate of interest for bank loan coz layout sanction seems to be not coming soon.I think, many of us would be facing problems like that. Dear Neha, we all thought it a good project and invested in it. I think you might have gone through all our discussions on Newsalbum.com. The project has not got approval yet and company is thinking about its profit only. One thing is certain that in independent floor, all the people are going to have problems in parking their vehicles unless they buy a space at multistory site. I won't say whether you buy here or not but think gingery, think about ur budget, if this not a problem, there are lot of options at other places.Dear Neha, we all thought it a good project and invested in it. Company added this shaft in later state of construction. This issue has been raised with the company long time back. They just justified it (fire shaft) as a necessary change, reducing size the actually mentioned area.

Cost may vary from plot to plot in depending upon the size of the plot and when booking is done.
It is going to be one of the biggest township of Bhouri and as per the builder it is going to be approved within a week.
