Q: I would like to know about a Sobha's completed project which houses both 2 and 4 bhk apartments. Price range of both including registration should be 2.5 cr or so. Have met with Sobha sales team exec's. So impressed with their quality. The carpet area of the 2 bedroom should be around 900-1000, and the 4 bedroom 2800. It would be ideal if the project is in South Bangalore, but willing to compromise.

Q: Our building has 4 floors, the top floor has been converted as penthouse with private terrace and is owned by the builder. Our building owners have registered association formed. The penthouse is rented out by the builder. For the last 4 years the builder has been paying maintenance for the covered area only as per the rate fixed at Rs 1 per sqft. At the last AGM meeting the point of charging the uncovered area was discussed out of the agenda published and it was agreed to charge atleast a minimum of 25% of total area of uncovered terrace area for penthouse. However, the builder refuses to pay the amount and says it cannot be charged. What is the usual rule that is followed everywhere for private terrace/private uncovered area in an apartment premises

Q: I have purchased a flat in Mantri park in 702, tansy building, Goregaon east, Mumbai in good faith. i was told that there will be 24 hours water supply & good maintenance. But i am now experiencing water for just 30-45 mins in a day. Also after paying the advance maintenance till sep'12 no service is rendered yet neither the seepage problem has been solved & the pending list for services requested is also pending.

I haven't heard of any misdealing with this this property group. But slight delays are faced as it depends on various other factors. The group has been in the market for more than 10 years. Q: Does Anyone has idea why builder is stating that registration will take more than 6 months after taking possession? This ideally is not the scenario if everything has been taken care of already. It's bit suspicious as after taking possession I don't have registration in place what is legality of ownership?
