Hi Mr Mouli, As per my knowledge, The rules laid down by the CMDA divide buildings into three types, ordinary buildings, special buildings and multi-storeyed buildings. This classification is based on the height of the buildings, number of households in a plot and extent of commercial activity.
Hi ,Vignesh, Like Mr Rangaraju said, I will say the last two restrictions of the FSI. Based on the dimensions of the plot, some area needs to be left around ,this space is also known as setback space. The height of the building is also supposed to be less than 1.5 times the width of the road or 9 m. whichever is smaller. Due to these additional restrictions, it is often not possible to attain the FSI.

Hi Mr Kumar, As per my knowledge,this location is close to OMR . In chennai siruseri is known as an IT Hub. SIPCOT Industrial Park & TCS are the major infrastructures here. This area is well connected to other parts of the city by city transport & railway. Due to this it is expected that rental value will increase . Hi, As per my knowledge, the Mantri Developers Private Limited has launched their new luxury residential project, Mantri Serene in the Pallavaram – Thoraipakkam road adjoining the Periya Eri at Pallavaram. This is a small township projects with Phase I offering 143 apartments and 11 penthouses with serene lake view and green environment surrounding the project.
@ Shiv Kumar, In my point of view, upcoming metro rail at airport in addition to normal train services, over bridge to connect GST road makes the area a great place to live. Nearest railway station is Pallavarm Railway station which is 1.3 km from this area. Deepam hospital is nearby. Nearest educational institute is SDNB Vaishnav Arts Science Womens College.

Latest update is that they have received the CMDA approval for construction and waiting on local panchayat approval , expected by Aug 18th and they prefer to wait till the aadi period is over to sign the TPA and start construction. pls let me know if you have received any further information.
Hi Till now builder is waiting for panchayat approval, builder said that within a week they get approval for this project.

This project has 1 Block & 8 floors total.

Hi Mr Gopal, As per my knowledge, If you want to earn good returns by investment ,then Padur is a very good location. Best deal for investors. Padurs popularity is due to its proximity to the Old Mahabalipuram Road (OMR) and easy access from Sholinganallur, Siruseri IT Park and Kelambakkam via the OMR.
Hi Mr Venu, In my point of view, the realty here caters to the mid income to high income groups. It has also come up as a luxury market although at a blooming stage. All daily basic amenities like school, college, hospitals & banks are near by. This is posh locality in Chennai.

Hi, as per builder person project is going to completed in Dec 2015 and almost 75 % of construction is over till now and builder is promising that he will deliver projects on time.

Most of the 3 bhks are self occupied and only one percent of denizen are looking to rent out 3 bhk units. Q: VGN Property developers are good buliders. i think in chennai they are one of the most reputed builders. Recently one of my friends had booked a property at staffford. The one thing that i like the most about the project is the location.I think is pretty cool.
