Avani Group is part of the Avani Projects & Infrastructure Limited and is one of the most well known and reputed builders and developers in Kolkata. The company is based out of Kolkata and hence gives an added incentive for knowing the pros and cons of the region better than most pan India developers. Avani Greens at Ramrajatala on the Howrah-Kona Expressway is a popular 900 residences flagship project of the company.
Is there any other upcoming projects ?

Other upcoming projects include Avani Towers in Golf Green and Avani Cosmo city on BT road. So far I have not heard a negative review against them so I am quite optimistic considering a property coming from their ranks.

Avani Group has done a commendable job in most of its residential projects. One of the best things I liked about their company is that they have not jumped mindlessly in all segments. So far they are focusing on residential apartments. They plan to turn to commercial segment in the near future but that means they are giving a dedicated approach to each project which a great plus is considering the number of developers in Kolkata today. The downside is that they are not pan India and hence sometimes do not evoke user confidence but I have heard good reviews from people in Kolkata about them. Yet to hear a bad user experience.
Can you please tell when is the possession date ? And size of 3 BHK ?

Bosepukur located in Southern Kolkata not very far from new Ballygunge offers a decent investment opportunity. The current price for a residential apartment in Bosepukur and neighboring Kasba is between Rs 3000 to Rs. 4000 per square feet. The rental prices on an average for a 2 BHK apartment fluctuate between Rs. 7000 to Rs. 10,000 depending on the location and amenities. While the region offers good growth prospects as a number of builders are active in the region, there is nothing in the pipeline to sagest that the area can be a gold mine in terms of a long term investment. I would suggest you to check out properties in eastern suburbs like EM Bypass that can give you better returns over the same period compared to Bosepukur.

There are a number of builders and developers active in Bosepukur and Kasba. Aspirations Bellagio by Somani Realtors and Roopkatha by Parsari Group are two of the famous residential apartments in the region. Ballygunge railway station is at a close distance from Bosepukur making it a good place in the heart of the city. The only negative i can think of for the region is that it might not give good returns as some of the other upcoming regions of Kolkata especially in the suburbs. Overall Bosepukur Road is good for residential point of view but as an investment tool, there are better options.
I agree with you Bijoy since bosepukur is in the heart of the city, you can get good returns if you are doing investment.

The land price along outer ring road will increase substantially since base rates are low even now, in most parts. Spurt from 1 Crore level to 3 Crore level can be expected along Outer Ring Road...i think if you are planning to buy now, the rates will be low...within 3 years hike is expected .!
I dont think, real estate prices will boom immedieately in hyderabad until some new projects or IT companies come to invest in hyderabad,

Hi Satyajit, as per my knowledge some of the localities are Madhapur, Gachibowli, Manikonda and Kondapur which are at close proximity from HiTec city. The infrastructure around HiTec city is superb and is well connected by state owned buses which ply between HiTec city and nearby localities at regular intervals. Q: I have an agreement for buying a 3Bhk Flat with A builder but now my son is not willing to buy this one , We have booked by booking Money Rs.11 lakhs and its Super built up area approx 1370 sqft wit covered car Parking our Agreed Price means consideration Value is Rs.5331000/- and now as my son is interested to buy A flat of 3Bhk in a complex in Parnasree Area Kolkata, My query is that if any interested Builder/Promoter can take over my booked flat by offering the new one in their complex by adjusting my Previous Booking Money of 11 Lakhs.Can it be done legally.

Hello Amit, I will advice you to break your problem in two different parts. First problem: SELL the existing 3 bhk flat. Second problem : BUY a new apartment in Parnasree Area Kolkata, I hope your agreement is not registered. You should check the clause regarding the property selling in your agreement provided by the builder, as the builder must have asked you some xyz money to change the name of the property owner in the documents. You can List property for sale on commonfloor to find a genuine buyer. Good question Priya, The mid-to-long-term residential investment potential is good in Rajarhat New Town in terms of appreciation of capital values and resale purposes. Within a period of 3-5 years seeing the social and civic infrastructure would also develop sufficiently to boost prices in this area.
