Q: Hi All, What possession date builder has promised you? when I booked the flat in Jan 2012, he was talking of possession by Dec2013. Later he said it would be in march 2014. But in agreement he put the date as sept2014. Saying that they take buffer of 6 months.

this is worst project to invest on .i have recently bought flat in bellacasa ready possesion and situation here is worst project and builder to invest into . residents are facing issues of water , electricity security . all builder people behave very nicely till possesion. but soon after possesion they start misbehaving. right from guard to CRM office people treat residents badly. builder is not concerned with any of our problems. daily we face electricity fluctuations which hass damaged my electronic appliances. no light garden area and paths, if we request or complain they behave like we are some beggars. a big no to this builder and this project

Hi folks!!!! We all know that the government has recently identified 98 cities for the Smart City Project. And fund for 20 cities have been distributed. But funding for these projects and its execution will be a major challenge for companies. There is no doubt that this mission is expected to improve the quality of life for citizens of these cities. For government, the focus is on sustainable and inclusive development and the idea is to look at intensive areas and create a exemplary model.
@Samrat..... But i think that it would be better if the Govt's focus on smaller number of cities first and then developing them as model for others going forward. Under the mission, it will be operated as a centrally sponsored scheme and the center will give financial support to the limit of Rs 48000 crore over 5 yrs, which is on an average Rs 1000 crore per city per year. And an equal amount, on a matching basis, will have to be contributed by the state and urban local bodies.

It is very close to Kandivali and Goregaon and features excellent social amenities. it is just 24.4 kms from Bandra Kurla Complex (40-minute drive via Western Express Highway). Hi, I heard that they are giving possession of Ravi Gaurav Discovery Phase-1 by June, 2016. At the same time i also heard that no appreciation from last 4 years for this project and builder is selling the flts at the same rate from last 4 yrs. but it would be better if you contact the builder personally or visit the site.

They told me that possession will be in 2014 at the time of booking, while registration the date changes to Dec 2015, now when i called them last month the date again got postponed to November, 2016. I have been waiting to get my house ready from last 2 yrs and paying a huge rent and the builder is not giving me any proper reason why possession date is getting delayed. It is true. Because, Thane developers encouraging to the demand for a 2nd home in the rural areas of Thane should stop deviating from the original plans and avoid mixing of non-agriculture plots with the farm lands.
Because of this issue, Thane Collector held a open house meeting with the builders and developers at the town hall. The session was organized to find administrative solution to the concerns of the builder's group to the growing red-tape and corruption in the government departments for minor sanctions.

Hi, As per Thane Collector, there is sufficient evidence to the fact that permissions and plans sanctioned for 2nd home projects in the hinterland have later been changed one-sidedly.
Later she announced a string in administrative reforms to reduce red-tape and made sure of time-bound sanctions for getting approvals for various real estate development projects in the district including sourcing a title clearance certificate by setting up a dedicated help desk.

We can not forget that the 2015 was a disappointing year for Navi Mumbai but 2016 will be a game changer. In Navi Mumbai, especially Ulwe and Panvel areas are the most preferred because of the locations and infrastructure. The localites have been waiting this link to happen for quite a long time. They are grateful to government taking this project at war footing.

Q: Delhi has raised the red flag for developers and hope among property buyers.

It is only disappointment for the buyers to switch on to criminal provision. In Mumbai, where real estate rates rarely fall. It is very difficult for a buyer to again buy a flat in the same location at the same rate. Post-booking, rates usually shoot up at least 10-20%, rendering the 9% interest rate for refund provided in MOFA an unattractive option.
In November 2015 Patna high court judgement that only delay in handing over possession without an accompanying dishonest intention would not amount to a criminal case of cheating or breach of trust. These are essentially civil disputes between a landowner and a builder regarding breach of agreement terms. That gave enough support to the builders while buyers got nothing except sucking their hard money.

But the members of the various organizations said that they would not allow MHADA to carry out the redevelopment. They are saying that while agreement is require from slumdwellers, the government does not feel the need to do the same for them.

Hi Ashish, The best approach is to buy a home when you can afford it. Don't attempt to time mortgage rates and home values. They are almost impossible to predict. If you find the home you want and you can afford to, buy it.
I think Aveek is right. Don't try to time the market. The number one factor is your ability to afford a home without getting in over your head. That said, if you are looking for home, interest rates are near historic lows so now appears to be a better time than most for purchasing a home.

Hi Bablu and Saran, But it is come to know that the estimated proposal of Mumbai has raised as the Shiv Sena, which is in power in the Brihanmumbai Municipal Corporation, has already red-flagged the Centre's move accusing it of trying to get back-door access to controlling the city. It will be become an issue during the BMC elections in early 2017.
Maharashtra CM Devendra Fadnavis strictly told that the scheme no way takes away powers of the civic bodies, and instead it is the civic bodies which will decide on their priorities, on who should be awarded the contracts and allocation of funds.

Thanks Bablu and Sekhar..... But the company is against the complaint asking refund and other damages. Company's claiming is that the flat was booked in the name of Tarun and it was not for residing purpose but only to earn profit and he not claim to be a consumer himself.
Very good decision Sekhar. The NCDRC also rejected the firm's claim that the complainants were offered an alternative flat but they rejected it and hence the complaint should be dismissed. It is well settled that nobody can force anybody to accept the flat of the choice of the Opposite Party.

As per spoke person of the company, Bids came from an Indian PE firm and a Canadian firm. The real estate giant told to sold 4.5 million sq-ft of commercial property in Mumbai's suburban neighborhood.
i also have gone through the news. Hiranandani brothers will begin the process of recasting their ownership to sell Powai property. The move to sell property is part of the company's plans to convert itself into a private limited company from a partnership firm.

Hi friends, I think this is the first time in the country that any govt has come out with construction and demolition waste management rules. Without any rules, it is dumped in open spaces, drains, rivers, forest areas, landfills and road side which lead to increase in pollution.
Right Jeet, This new ''Construction and Demolition Waste Rules, 2016'' also make it mandatory for large builders or waste generators to submit their waste management plan along with their building plan, non-deposition of which may lead to non-grant of permission to the building.

Hi all, The main purpose of this meeting was to work for the betterment of the city. Many important decision like making a committee to make sure that no illegal hoardings are put up in the city and also the rental policy for the shops in Nagar Nigam Complexes was revised.

Hi, It seems that every state govt. is very serious with this Smart city mission. After assessment of Smart City Plans of 97 cities in the first round of competition and announcement of the first list, the remaining were informed of the insufficiency in the plans.
Hi Ankita, Actually their rejection were based on several issues included, lack in assessment of cities, disconnect between citizens' hopes and vision documents, disconnect between vision document and SWOT analysis, too forceful nature of plans, mismatch between costs and resource mobilization, lack in implementation plans and result orientation.

Hi Jagdeesh, First of all, you have to convert the land to non-agricultural land and a non-agriculture order has to be obtained from the collector of the district where the property is situated. Hi Jagdeesh, For converting agriculture land to commercial land, you are required to file an application to the commissioner of the land revenue department that comes under the city authority. In the application, you need to explain the purpose of conversion. Along with the application, you will need to attach copies of prescribed documents such as rights, tenancy and crops (RTC), mutation extract, original sale deed showing that you own the land, or partition deed for having obtained the same by inheritance, the latest tax receipt, certified survey map, among other documents.
I agree with Anurag....... And apart from the conversion order, you will also be required to obtain a conversion certificate issued by the Tehshildar confirming the conversion order and the conditions contained therein.

@Sekhar.... Ajnara Khel Gaon is a GNDA approved project and they have IOD and CC in place. As far as bank loan is concerned, HDFC, ICICI Bank, PNB Housing Fin Ltd., Indiabulls, Union Bank and SBI Home Loan have approved this project for home loan.

I think KM-15 tower is under construction. JP CRM informed that OC for 11, 12, 17 and 19 was expected in October'16 and offer of possession will be in April-May'2017.
Hi ekhar, I have my unit in KM-19 and visited site on first week of September and was disappointed to see the project status. Absolutely no labour working in the tower-15. The tower is in the current state for the last 2-3 yrs and no construction activity currently.
