Hi friends!! I have booked in Runwal Township Phase 2 in A2 tower, the work going on for phase-1 is slow but it is continuously going on. I visited the site last month end, so far i haven't received any letter regarding registration of flat anyone who has received please let me know.
I have visited their we portal. In their Web portal no new photos are being uploaded for the latest construction work and at the same time, demand letters are being sent every month. God knows what is the actual progress in project site.

Oyster Living Club Life in kandivali West is offering with 1/2 BHK areas 638-920 sq-ft., price quoted Rs.6930+ floor rise, I think its a soft launch, I know it not the correct time to invest in soft launch but the price is tempting. They have submitted the required document and waiting for the approval from Municipal Corporation of Greater Mumbai.

@Vaibhav, Almost all the 1BHK has sold out only few in 621 sq-ft. is available for sale from builders and its price will be Rs.37.3 lakh onward. Yes, the price 6000/sq-ft. is quite reasonable seeing the infrastructure development in the locality. Currently, property price in Pashan is Rs.7800/sq-ft. Possession date will be June-July 2017.

Hi Anup, I have also visited the site last month and was surprised to see many families already staying in the Ruby building only. They have started soft possession for Ruby only, and for solitaire they said the soft possession by May end. Which we didn't get . Q: Whether they are reputed or not? Have they obtained the necessary permissions from the concerned government department / authorities to start the project. I read some users comments below who have mentioned that the slums still need to be cleared. So I have a few doubts in my mind before I take a decision. I would appreciate if some one who has invested in this project could please share their experience. Thanks in advance.

Hi, Before booking flat anywhere in India, do your own due diligence, visit the project site as well as developer's office and ask for the legal approvals and verify it by a legal expert, check the construction material used in the project, check the connectivity and the neighborhood issue if any, location advantages from the project site, transport facilities of the locality and most importantly daily basic necessities from the project site and then proceed.

HI Ravi, I think you should file a complain against this builder for claiming refund of the amounts paid along with interest and/or damages. The buyer can also file a consumer complaint for "deficiency in service" as defined under the Consumer Protection Act, 1986 against the builder. Gud evening Lalit!!! Akshar Green World, Airoli, Navi Mumbai is a CIDCO approved project and IOD and Commencement Certificate are in place. As far as bank loan is concerned, almost all the leading banks and financial institutions are offering loan for the project. It's current asking rate will be Rs.9000/sq-ft.

Hi Anil, Price of properties always depends on locality and the amenities provided by the developer. If it is a high rise, then you have to pay the floor high rise charges and if it is as per sight view like garden facing and road facing, corner flats, low rise floor, mountain facing and lake facing view. A good and reputed developer's property is also high comparing to a average buyers in the same locality.
I am partly agree with Gangasagar Patil...........you have seen that lot's of reputed builders in the Mumbai has failed to offer the possession on time and their projects are delayed by almost 3-7 yrs. So, don't go on developer's name. Check the locality and the civic amenities nearby, check the type of construction material used in the project, transport facilities in the locality, rail, buses and airport connectivity from the project site and check if there is any water and electricity condition in the locality and then move forward. Don't forget to check the legal documents of the project. See all approvals are in place or not.

Q: i have booked flat in March 16 with 20 % booking amount, now builder has received OC, he is asking for rest payment in 15 days, otherwise he will charge interest,, is this right?? secondly do i need to pay service tax and VAT,, as builder received OC and sales agreement not yet to signed but it is their mentioned in allotment letter.

Hello Arya!! Service tax and VAT are applicable, only on properties that are booked at under-construction stages. So, both these taxes cannot be levied on properties that are purchased, after the builder has obtained its completion certificate or Occupancy Certificate. Similarly, there is no service tax or VAT for completed properties that are purchased under resale.
Yes, and as the entire value mentioned in the agreement cannot be treated as a work contract or services provided by the builder, therefore, VAT and service tax cannot be levied on the entire value of the agreement. The law allows you to opt for 30% of the value of the agreement as the service component, and pay the service tax on that portion. Hence, the levy of service tax effectively comes to 4.50% (i.e., 30% of 15%) of the agreement value.

And remember, Since VAT is a state subject, various states have their own laws for levying VAT. To overcome the difficulty in ascertaining the exact cost of materials in the agreement amount, states like Maharashtra provide for the payment of VAT on the entire value of the agreement, under a ‘composition scheme’. In Maharashtra, the rate of VAT under this composition scheme, is 1% of the total agreement value.
Although it is the responsibility of the builder to deposit the VAT and service tax with the government, builders often recover the cost from buyers. It ultimately depends on what the agreement between builder and the buyer provides. If you wish to avoid paying VAT and service tax, please ensure that the same is mentioned in your agreement with the builder.

Hello Bhaskar, They are offering 5700 per sq-ft and total cost comes to Rs.75 lacs for 1120 sq-ft flat. This project is under construction and it is expected that possession will be December'2017.

Hello Sandesh, First of all, there is a structural issue, as it might lead to putting an additional load on the structures. In case the structure fails, Builder will simply raise his hand saying that you are the culprit as you have done illegal construction and putting an additional load (that is why he will not give it in writing allowing you to do the change). In case, there is a big issue like building collapse and death etc, you may able to enjoy the life behind bars as well. Q: Last year, my father passed away. The share certificate in our flat in Mumbai had his name. He also added me as the nominee. So, the society should by now have added me in the share certificate. However, my society committee is a little slow and inactive in these matters. Is there some other channel through which I can get this transfer done? Like getting it done from some municipal office (thru an agent maybe)?
