Well I will be more than happy if the bill does some good and brings transparency to this whole system to selling and buying. However, I would like tell you guys that the new bill is just the change of nomenclature. As many of the laws stated in the bill already exists but no one follows them. I think government should work on the implementation part as we have many laws in our country but no proper implementation of the laws increases corruption and dependency.Well I will be more than happy if the bill does some good and brings transparency to this whole system to selling and buying. Heard that Satellite area is one of the best residential regions in western Ahmedabad. The whole hub of western Ahmedabad has been the epitome of good real estate development. The area offers good living standards as it has a good connectivity to all parts of the city along with good commercial centers, schools and shopping Malls. There are a lot of builders and developers coming up with various projects in and around the Satellite region.

Good to know that you are interested in investing in Satellite. It is by far one of the better residential regions in Ahmadabad. Bodakdev, Prahladnagar and Satellite areas are potential residential micro markets and prices would always be a little on the higher side compared to other areas of western Ahmadabad. Apart from the builders mentioned by the user above you can have a look at Sagun Jyotee apartments and Sureel 3 residential township project.

If you are just focused on the returns, Ahmedabad being the central hub offers a slightly getter returns in medium to long term. The above users has perfectly summed up the pros and cons of both cities perfectly. I think Ahmedabad may offer better options for you especially with international city infrastructure. Surat on the other hand might be too cramped with confined space. Being the capital city, Ahmedabad and its periphery like Gandhinagar are going to be the epitome of new development. Modern age bus transit system and Ahmedabad- Gandhinagar metro once functional is going to make Ahmedabad as one of the best modern day cities of India.
Some of the popular projects in the city of Ahmedabad worth investing in are Shantigram of Adani group, Godrej Garden City by Godrej properties, Applewoods of the Sandesh group and Smile City of the Ganesh Group.

Yes, kamal, This in turn will affect the recently declared development plan for the city by Ahmedabad Urban Development Authority (AUDA) which offered FSI of up to 4 along the metro corridor. Also, thousands of crores worth of contracts for civil works that were yet to materialize have been withdrawn. The site was being developed on the banks of the Sabarmati at Motera.

Ofcourse Chandan, MEGA required a healthy passenger flow to fuel the system in the first phase. In the second phase, raising capital through sale of real estate and tickets would be considered. The third phase will involve moving into poorer areas. Scaling down of the Rs 20,000 crore plan was important as three transport systems-AMTS, BRTS and Metro-cannot afford to compete with each other.

It is also connected with the 6-lane Visat-Gandhinagar Highway that starts from Visat and ends at Infocity, Gandhinagar.

Hi Pranab , As per my knowledge , emerging and affordable real estate corridors-Bopal, Gota, New Ranip, Motera, Chandkheda and the likes are already attracting a beeline of projects, buyers and investors due to the planned infrastructure and speedy connectivity in these locations. Many large developers, who concentrated on mid-to-high segment, were seen playing the volume game and entering into affordable segment in the suburbs.
Hi Mr Pranab, According to me, there are many reasons why buying a home in Ahmedabad might be a good thing in 2015. Economic activity is picking up and the central bank anticipates GDP growth to reach 6.5 per cent in the next financial year (FY2015-16). Further, it is expected that there will be more employment opportunities in Ahmedabad in the coming year. Put together, this means a rise in jobs and income, which is favourable for residential sector.

My comments to replies
As per sources, the real issue is the incentives offered for the creation of mass housing. Even, if it requires some policy changes that will make the cost of funding lower for affordable housing, it would be worth it. Promoting rental housing is another significant issue to be addressed in the upcoming union budget. Of course, complete pass-through status to Real Estate Investment Trusts (REITs) is equally critical for the turnaround of the sector.
@ Vikash ji, As per my knowledge, the good part is that the government is conscious of the needs of the real estate sector and its co-relation with the revival of the economy at large. So, I feel that the budget, which otherwise is more of a vision statement of the government, will have something more this time. Of course, the focus on infrastructure development itself will solve many problems.

Hi All, Ahmedabad's population is six million plus and as per the estimate, considering scientific population projection methods by Ahmedabad Urban Development Authority (AUDA), the city is ready to strike the population figure of eight million plus after ten years.Considering the above mentioned parameters and vision of central government of making Smart Cities, the zoning is finally done in Development Plan, 2021 of Ahmedabad which consists of R1, R2, R3 zones, CBD area, R-AH zone, Industrial and Agriculture zone etc.
In my point of view, in the Land Use plan, in the Development Plan, the zones clearly mark the areas with appropriate density. Areas demarcated in particular zone are based on the future required segmental housing needs of the city.This can definitely ensure availability of ample housing stock across all the segments of society.

The first extension was allowed in April and the revised plan was expected to be put up for citizens' suggestion, objection in September. Right Anuskha, Because of this, both developers and project sponsors, or landlords, are postponing decisions or are even avoiding initiating talks as it is difficult to bring to an end a deal in the absence of a proper pricing process and clear development potential.
