Now, the developers have to submit details of their projects, such as layout plan, apartment size, completion schedule and approvals received, on the regulatory authority's website and update it on a quarterly basis.

Is he teaching only for your apartment kids or outsiders too? Collecing charges is not a wrong thing I hope.. but not collecting is also fine as it is a good activity to be encouraged.. Hi, Mrs, Jain, looking at the project's location, i e. the project is located in Sector-110 which is 10km to 15KM way from the Airport. Even proposed metro station is coming up. Moreover you have two metro station thats Huda and Dhaula Kuan. Hence the project's price will rise up at least 40% from the current price in near future.

Emaar MGF Imperial Gardens is the latest residential project at sector 102 Gurgaon. It lies next to Dwarka Expressway and comprises of 3BHK apartments and penthouses. These have some really awesome facilities.
The project have two towers and this project is a high rise and offers immense exclusivity and privacy. The expected possession date is by March 2016 end or so..

Yes they are offering 120 sqyrds,200 sqyrds,160 sqyrds. They quoting Rs 5500 per sq ft. About appreciation, it is alway good to invest in plots as they are secured investment and also the area is an upcoming area.. hence the price will be more than double!

Guys this is one of the including factor of the new technology, in fact the new techniques also they want that state government must take a proactive role in activating affordable housing schemes and should work on PPP platforms with builders to develop such projects.
Importantly they have included factors like, The RBI should bring in policy changes for accommodating the demand for loans in the affordable housing category. Which i hope will really help the sector to grow!

Yes Aloke, i was looking to invest and was speaking to a couple of brokers... i was quoted a price of around 13 L for a 1 bhks of size 560sqft and a 2 bhk of 860sqft will be available for around Rs 19L.

Yes Sarthi, infact there are more than 3000 primary and middle level schools and 300+senior secondary schools are here. About 33 colleges as well as agriculture research centre, polytechnic colleges, ITI, law college, B.Ed Colleges. The social infrastructure too is nicely developed with many hospitals like Apollo life line and other developing infrastructure. Bhiwadi and Neemrana are the 2 main areas in here that has seen maximum development with many industries and an equal number of residential and commercial projects, mall etc.. DMIC is another major development that is coming here. Behror is an emerging destination here that is fast developing.

Well the nearest airport to Alwar is Delhi Airport which is 163 kms away and you can safely say that it is far. However, Alwar can be easily reached by road as well. There are well-maintained roads linking it to Delhi and Jaipur as well as the tourist destinations of Sariska, Bharatpur and Deeg .The railway network too is well established and connects with Delhi, Jodhpur, Mumbai and other important cities of India.

Yea Sayatani, Bank loans are available and upto 75 % of the amount can be taken as loan. as of know axis banks and ICICI banks are financing this ..but you can approach the banks of your choice with the papers.

well this is on the main and developing alwar bhiwadi highway and in tapukhera. The projects is close to the kajaria factory and is a 10 acres project.

As per the recent modifications by the government include removing long-term capital gains tax on the transfer of REIT units by sponsors and minimum alternative tax (MAT) when it transfers shares to the REIT and when it sells units of REITs. many prominent builders have applauded the moves. It mentioned in May that it could set up its first REIT by March 31, 2016, the end of its fiscal year.
Well Sanchita....... I don't think REIT will set up so soon in India. Still, some barriers remain. One is dividend distribution taxes (DDT) and stamp duty on the transfer of properties. The lack of clarity on DDT has acted as a discouragement for the real estate players and the private equity players to launch REITs in the country,

Hi Suhail, The company is looking at all possibilities to further improve the debt profile which includes issuance of CMBS's (Commercial Mortgage Backed Securities) or debentures. Earlier, the company had announced plans to raise about Rs. 3600 crore in 2014-15 as against 3.74 million sq-ft. amounting to Rs. 4070 crore in the previous fiscal.

Well Suhail, As per the current report, the company is in Dialogue with few private equity players to raise funds in the some new housing projects. On the formation of REITs, DLF said that it plans to form 2 REITs platforms to strategically generate income from almost 30 million sq-ft. of office and retail assets.

@Arun and Suhail, Company's net profit is falling year-over-year. Yesterday, DLF reported 22 % fall in combined net profit at Rs 171.62 crore in the 4th qtr. of 2014-15 fiscal, as against Rs 219.68 crore in the year-ago period. Income from operations fell marginally to Rs 1953.69 crore in the January-March qtr, from Rs 1969.45 crore in the year-ago period.
Right Amarendra, DLF's net profit dipped by 16% to Rs 540.24 crore in 2014-15 from Rs 646.21 crore in the previous year. Income from operations dipped by 8% to Rs 7648.73 crore in last financial year from Rs 8298.04 crore in 2013-14. Total revenue stood at Rs 8168 crore in 2014-15 financial year, down by 17% from Rs 9790 crore in the previous year.

As per supreme court, asking for car parking charges by the builder is illegal but still we pay heavy amount for car parking. In spite of raising voice against this illegal charges, we thought that if nobody is objecting then why should i. Now, you tell me Apex court has given its judgement on car parking but we are not ready to accept it. Hi Vikas, Indihomes by MVL Group, located at Tapukara, Bhiwadi. It offers 2 and 3 BHK spacious flats. Sizes of 2BHK are available in 834 sq-ft. while 3BHK in 964 sq-ft. It's current price quoted by the developer is Rs.3000/sq-ft. A 2BHK flat cost will be Rs. 25.02L onward while for 3BHK, it will be Rs.28.92L onward. But i would like to tell you that this project is delayed by 1 yrs and lot's of negative comments on builder as well as on project. So, better check all the legal approvals and do all your due diligence before booking your unit in this project.
Hi Karunakar, I am agree with you and at the same time, i can understand your problem. But don't you will receive your possession for sure on the postponed date. The new date of possession is November 26, 2016. I am living in the Coral residential flats by MVL. They may take some time but will deliver to you the possession for sure.

Q: How is the locality of Tapukara in Bhiwadi District. I haven't heard this name as i am a IT professional and stat in Pune last 8 yrs. Is this locality good for investment?

Price of a property depends on the locality and the amenities provided by the builder. A roadside property cost you more than peripheral areas. A 2bhk flat in 720 sqft will cost you Rs.27-30 lakh. Stamp duty and registration charges extra. If you have a good bargain capacity then you can get in little cheaper rate.
You can go to the Vikuj Royal Pine Apartments by Vikuj Developers, located in Ranikhet, Almora. This project is an under-construction phase and offering 1 and 2 BHK residential flats. Variants are available from 600 - 900 sq.ft (Built-up area) in 1BHK and 1200 sqft. (Built-up area) in 2BHK and it's per sqft rate is Rs.3000. A 1BHK from 600-900 sqft. will cost you Rs.18L - 27L onward. As per the developers, its possession date is December 2018.
