Today the circle rate in Noida and Greater Noida is suppose to increase with the district administration approving a 10% hike in the residential category for registration of plots. Commercial properties will see a 2% hike, with the exception of sectors 18 and 38A, where a 17% hike has been approved. On what basis they are increasing the circle rates of residential flats?
The circle rate is usually calculated based on six services, including club, gym, security, power backup, swimming pool, provided by the developers. Earlier, circle rates were charged 25% in those societies where developers were providing only two services out of six. But this year, the local body has decided to charge 5% on each service. The overall circle rate will not be more than 25%.

Well yes sufia, as per the reports released by Jones Lang LaSalle a professional services and investment management company specialising in real estate has said that of the 2.3 lakh units that are under construction in noida, more than 95 thoousand are running behind schedule and with the delay in some cases being as much as 4 years...
hmmmm..that is a very sad situation...and a lot of additional burden on the people who have bought.. because those people will still have to pay rent and the EMI and the penalty clauses is very less and mostly not paid by builders who dilly dally the issue..

The location of KVD wind park is quite good as it is on the noida greater noida link road and close to the established sectors of noida.. investing here will be a good option and the current basic price here is Rs 3295/sqft
@Sekhar, It also gives the close proximity to major destination like reputed schools, colleges, malls, hospitals, banks, DND flyway, proposed metro station etc. The project is well planned and well developed in the natural elegance and eco-friendly ambience in the pollution free environment.

Well as far as i know this is a commercial property but also has few residential in the form of 1 bhks and villas with 4 and 5 bedrooms. I think this is a good investment area and there are a wide variety of options available in such projects.
@Amitabh: what all options are available and what is the minimum budget in which investment can be made

Yea, Delhi Development Authority (DDA),has scrapped its ambitious Yamuna riverfront development (YRFD) project on the advice of the expert panel of NGT that the river's floodplains are not disturbed. The experts are of the opinion that the recreational spots located in active floodplain areas would kill the river and cause floods in the city.
Well Noida and Greater noida authority has approved for polo grounds, golf course, children's park and other sports facilities on Hindon and Yamuna floodplains. The chairman says that having greenery and forests than barren land will be good and also discourage encroacher's

Well Geeta, i do not see any any problems in investing here as these projects have been developed by RP society and there are government approvals in place. As far as i know there is a multi storied project called savanna and RPS farms which are G+2 floors builder floor type.
Hey, i will suggest that you take the help of lawyers while investing in Faridabad as there are many cases of disputed property and agricultural farms being sold off.. so please do take proper precautions and check all approvals and papers by lawyers before investing your hard earned money.

HI Rupal, the project is in soft launch and is expected to be launched in another 2 months time and as far as investment is concerned.. this is in sector 79 Noida and is near the developed sectors of Noida. Well, when i asked i was told a basic price of Rs 4500/ sq ft and there is construction linked and down payment plan.... discounts are there but i guess you need to speak directly to the concerned brokers who will give discount at the time of booking...

well Rupal, as of now since the project has not been launched there are no banks associated.. however, once the project is launched , banks too will be giving their approvals as all paperwork's gets in place..

Hi Mr Singh, As per my knowledge, sector 50 is one of the developed sector in Noida. There are two metro stations in close proximity namely the Golf Course and City Centre Metro Stations. It is well connected by trains, buses and public transports. Transport facility is also good in this locality. School, bank, ATM and hospital are available nearby the locality. You can get Ramagya School,Kothari International School,Windows Play School. Major hospitals in & around this sector are Apollo Hospital, Kailash Hospital, Vinayak Hospital.

According to the association, there are 7 to 10 cement manufacturers in the state. The association has alleged that the companies have hiked the price as per their will. There was a committee that monitored cement prices a few years ago. But, when enquired now, it is told that the committee does not exist.

What is that one thing i should definitely keep in mind, while looking at the safety measures in a prospective apartment project?
See, in my opinion, one feature you should definitely look for in apartment proejcts is if the structure is RCC framed. What this basically means is that the apartment complex won't crumble in case of earthquakes, and other natural disasters.

Hi , As per sources , UP chief minister, earlier, had planned to inaugurate the projects on completion of 3 years in office, but owing to a hectic schedule, the event has been postponed. Honorable chief minister Yadav now is likely to inaugurate them this week, sources said, adding that all preparations have been completed, and once the CM is ready, the event will take place and work on the projects will start.
@ Mahinder, In my point of view, in Greater Noida, apart from the Metro rail, which will cost Rs 5,000 crore, other projects include a heliports and a solar power plant. To channelize these projects, there will be need of huge investment. So we're exploring fund-raising options.

Yes, i heard about this some of my friends were discussing on this topic. An official statement for the Urban Development Ministry, the FAR for the plots for 750-1000 sq-ft.has been increased from 150% to 200%, while it has been increased from 120% to 200% for plots of 1000 sq-mt.and above. The ground coverage for plots of 750-1000 sq-ft. will remain at 50% while for plots of 1000 sq-mt and above it stands increased from 40% to 50%.
