Hey Guys, Have you heard Noida Authority fined 50 builder in Noida for violating green regulations by MoEF ? It is also highlighted that 2 health department officials are also fined 5000 rupees each for not taking proper action against those builder. Kindly discuss.
Hi Mahinder, According to latest news, the Authority has penalized 50 developers Rs 50,000 each after they were discovered disobeying the 2010 construction rules of the Union Ministry of Environment & Forest (MoEF). Noida Authority likewise fined two officials of health department Rs 5,000 each for not taking proper action against the violators.

The automobile, telecom and processing industry near this area is expected to bring employment for qualified work force and increase the demand for quality and affordable housing in this area of Neemrana, Behror. There are only a handful of projects in Neemrana and the new area is this place.

Hi, yes The Reserve Bank has passed order to banks to scrap penalty on pre-payment of all retail and small corporate loans and do away with fines for failure to maintain minimum balance. spokesperson said that since these loans are on floating rate of interest there is no justification of pre payment charges.
This is a very good move and will benefit the small corporates as banks are often seen to discriminate between retail and big corporate clients. the big corporate houses do dominate based on their sheer size and loans are restructured to meet their demands.

Sure Mr Prasad, these are both flats and shops, the first 2 floors will be dedicated to shops and the remaining will be flats... the pricing will depend on the kind of payment plan that you choose.. there is down payment plan, construction linked and 40-30-30 plan.

Mr Prasad, there are availability of 3 bhks and 4 bhks in this project and at a basic price of Rs 4500 + other charges .. A 3 bhks of 1495 sqft is available at approx Rs 70 Lakhs

Hi Mr Vikram , According to me, average residential market price of this sector is gradually showing improvment. ROI of this sector is high. Due to presence of physical , economical major infrastructures , capital & rental appreciation of this sector is high. If you will notice , in year 2009, the price was around 4750/sq-ft . This price is now around 9650/sq-ft in year 2015, Jan . So you can notice the constant hike in this rate.

Q: This project is located at Noida, sector 62. Location wise, it's the best, no doubt. But I am still in confusion, whether or not to invest there, coz the builder is not that old, and on site(I visited a few days before) construction is not yet started, just they have dug the hole in the land, so it's just the beginning. Hey, i think that your friend is right. Sulur is a pretty decent locality, which is situated in the eastern parts of the city, and has a decent state of infrastructure. So i don't think you would regret purchasing a property there. The average rate is Rs 6000 sq ft.

Hi Subhash, Even i booked a 2BHK flat in Jaypee Greens Kube and suffering from huge EMI and rent for my flat. Since L& T left the project two other builder started project but even they left the project. As no progress could be seen in this project. Q: I just finalise a 2 bhk in sector 121 noida. I asked them to show the documents of this property. They give me the sale deed. I told them that this is the proof that u have buy this land. But I want to see the approval from noida authoirty to build these flats on this land. But they said this is freehold land and there is no need to take approval for building home in this land. Is he right? how can I know the building which he build on that freehold property is legally right?

Hi Manav, Yes, in a freehold property you don't need to take any approval from the authority. If you have purchased a freehold property then you own the land it is built on and also the house. In case of apartments, the owner of the house becomes a share holder in the property. You can live there for as long as you desire. You will have the right to make alterations in the house or redo some parts of the house. You might have to take permission from authorities if you have to make structural changes, particularly with old buildings.
Yes, i am agree with Manav.... Freehold property refers to any property which is "free from hold" of any entity except the owner. Therefore, the owner of the property can enjoy free ownership of the property and can also use the property for any purpose which is in compliance with the local regulations. The owner of a freehold property does not need to acquire consent from the state to sell the property. Hence, the sale of a freehold property requires less paperwork and is sold at a higher price than a leasehold property.
