Hi Aniruddha, We stay at Wakad and looked for a bungalow plot around it. We invested in the Pashan area of Pune with Sairung Developers. Today we have constructed our dream home and pleased to say without Sairung this was never possible. And i am happy to be a part of it.

Q: Do you have any idea why Pristine Properties, Jalan Group & Maple Group projects are getting delayed now days. I heard many projects are pending for possessions or delayed for many years. Hi Patil, A delay in the delivery of real estate projects, no matter whether it is residential or commercial, plays a significant role in customer satisfaction. Project delay can take place for many reasons. It can be due to liquidity crisis, macro-economic factors, shortage in building material or work force or improper planning and execution of the project. Better, visit the project site and find out the ground realty.
Hi Siddharth, What you mentioned is right but you can not deny the poor project management. It has been seen as a primary reason but that is not true in all cases. In reality, it is the current economic situation - especially by increasing construction costs and high levels of inflation - which is the main reason for delayed project delivery. In Pune most of the project delay due to getting regulatory clearances.

The new regulatory bill applicable to both residential and commercial developments that will make it compulsory for all projects and brokers to be registered with the real estate regulator who will manage transactions and settle disputes. @Bulbul, The expansion of the existing bitumen road into a 10-lane concrete expressway (25 km Sion-Panvel expressway) between the BARC junction in Sion and the Kalamboli junction in Panvel has completed and leading to the Mumbai-Pune expressway with 3-flyovers and 10-underpasses offers an excellent connectivity to the Kalamboli Node. The expressway is an extension of Mumbai-Pune expressway and have service roads for entry and exit at various points, dedicated lanes for heavy and light vehicles and sub-way flyovers, where ever required. This project is ready since 2014.

In full EMI the amount one pays each month will be calculated on the basis of the total loan amount and in Pre EMI one would have to pay only the interest on the loan that will be disbursed at each stage of construction and the real EMI payment will commence only after he gets possession of the home.
In Full EMI, complete EMIs are paid, the payout will be for a lesser duration as the decrease in the principal component will translate into shorter loan tenure.

Abhay Kumar Mishra, the chief executive officer of MMOPL in his letter to Maharashtra chief secretary mentioned that the business sustainability on a stand alone basis is most important as the project does not have any access to any type of concession/subvention from the government or any other source In case the business fails to generate sufficient income to meet its cost to operate the line, it would be very difficult for the operator to continue the operation.
Remember Dhiraj...........nearly 5 lakh people use the Metro on a daily basis. Line-1 of the Mumbai Metro, also known as the Versova-Andheri-Ghatkopar corridor. It is the first part of the Mumbai's Metro system. Mumbai Metro has been a hit among the commuters and it is going to stop if the operator decides to withdraw from operating the corridor.

Q: There is water logging issue happening in a flat below my flat . Other flat owner is always suspecting this is due to some problem in my bathroom . Both the parties are staying here since more than 5 years . There might be internal leakage problem, however please note that neither it has developed over period of years nor is due to any modifications done by me in my bathroom. Other flat owner has been getting this problem checked from Day 1, & hence in my view this is a STRUCTURAL defect. My bathroom is in same condition without a single modification/alteration done since I have taken handover the flat from the builder. Only thing done was white cement filling in bathroom tiles to avoid any water leakage & that was also done to avoid any possible leakage. A very important point here is the other flat owner is a committee member & has strong hold in society . I have already initiated communication with builder to get the problem checked & repaired to resolve the issue . In recent development Society has cut the water supply to my bathroom & on enquiring society supervisor told me , this will be connected back only when you get your internal repair done & problem is resolved. I need expert advice here what options I have to tackle this scenario. Please help with any contact pointers if you can provide me.

Hi, I think you should get a Civil Engineer and Authorised Plumber inspection done to find root of the problem even if it requires breaking of few tiles. According to the government press release, the Real Estate (Regulation and Development) Bill is a initiative to protect the interest of consumers, encourage fair play in real estate transactions and to ensure timely implementation of projects.
Good Morning Raajan!, The key features of the bill are:- 1) It makes compulsory disclosure of all details registered projects, including those about the promoter, project, layout plan, land status, approvals, agreements along with details of real estate agents, contractors, architect, structural engineer etc. 2) Developers have to deposit specified amount in a separate bank account to cover the construction cost of the project for timely completion of the project. 3) It makes registration of real estate projects and real estate agents with the authority. 4) Promoters are interrupted from changing plans and design without consent of consumers. 5) It seeks to set up Real Estate Regulatory Authority in states and union territories to oversee real estate transactions. 6) It asks to establish fast track dispute resolution mechanisms for settlement of disputes through adjudicating officers and Appellate Tribunal. 7) It regulates both commercial and residential real estate projects

@Nakul, Picture is not clear yet and it will only clear once it get approval. But the permission to approach consumer courts should come in as a major relief for the buyers. There are 644 consumer courts in the country. Another major change approved by the Cabinet is the proposal to charge equal rate of interest for promoters and buyers in case of default or delays. The provision was earlier tilted in favour of the builders.

Yes, you have to pay the property tax first and then get register. list of documents that you should verify before registering a property are approved plans, title certificate from advocate of current date, copy of IOD and Commencement Certificate, stamp duty paid receipt, demand draft for payment of Registration fees, property card showing CTS No. of plot, PAN card of buyers and sellers etc.
Hi sameer, Stamp duty can be as high as 8% of the property value and registration charges could roughly be around 1% of the property value. So in total they add up to around 8% to 10% of you house cost.

I appreciate your thought Mandar. It is good to have bamboo flooring in home, as it is much eco-friendly that last for many years. Bamboo flooring is recommended mainly for the living area and bedroom. It has anti- allergic properties, easy to repair as well as does not deteriorate in water.

Hi Kiran!! If you are buying a ready-to-move flat, then you have to ask the builder about the UDS before registration. It is a required documents to avoid fraudulent deals and to be cautious, one can check the undivided share mentioned in the agreement before registration. Hi, I am agree with both of you. In a flat system, it is necessary to check the undivided share (UDS) which will determine the value of the property. While buying an apartment in a multistory residential complex, we carefully analyses the carpet area, built up area and super built up area but the ownership doesn’t depend on the flat area but the undivided land share. The price appreciation of the property is the actual appreciation of the land and not the building, so the property price depends on the undivided share.
@Suraj, You mean the more UDS one buys, the better value for money in future. But i read that in case of co-operative societies, the UDs will be in the name of the society as the flat owners are the share holders of the society. Otherwise, the flat owners should check their share of UDS in the sales agreement.

Q: I stay in a CHS in Pune . The house has huge windows with typical sliding doors but having no grills. Since I have a small daughter, I find this extremely risky. In spite of me writing numerous times to the society managing committee, they deny permission to install a grill. They say that it is against the rules of the society since it spoils the aesthetics of the building. I had 2 questions in this regard : 1. What should I do in this scenario ? Western market has reached the point of Saturation where developing infrastructure and lifestyle has already takes place. Yet, there are some Investment Options in Pune’s developing IT hub Hinjewadi. Otherwise, It is a good locality for end user but not for investor.

As per the residents of Aditya Comfort Zone, they are facing so much troubles and above that no one to hear their complaints. There are already 6-7 thefts cases have happened. Every alternate day there is a electricity and water issue. Q: Builder has not informed residents that he has formed Apartment Owners association. He has a receipt book that says Saras Apartment. Is there anyway flat owners can find if Apartment is registered or if builder is just fooling us? Builder does not call meetings, he collects money but never gives details of expenditure and he does not take opinion of flat owners before spending money, Builder holds the accounts and he just tells us to contribute 5000 Rs or 30,000Rs and flat owners have to give money. What can owners do?

I did not find any development in this locality as this locality is already developed and many builders and developers are coming with their projects.The Mula-Mutha river flows close on the northern side of the village. The Solapur Highway as well as the main Pune - Secunderabad Railway line pass close to the village. The village is also served by PMPML bus service run by the Pune and Pimpri-Chinchwad corporations. All the daily basic necessities are within the stone throw away distance.I did not find any development in this locality as this locality is already developed and many builders and developers are coming with their projects.The Mula-Mutha river flows close on the northern side of the village. Lonavala is around 20-25 km from this territory making it more lucrative for investors. It comes under Pune Metropolitan Regional Development Authority (PMRDA).

Q: Dear all, I just got a glimpse of a near completion property in the Godrej Prana, Undri project. One thing which concerns me is the fire hydrant pipes which run through the rooms (they are painted in bright red color and looks awful) . When I booked a property in the project they did not mention anything about the exposed fire hydrant pipes and also the show flat had only the sprinklers (all fire hydrants were concealed). Now the builder says as per the Maharashtra Fire Safety norms they would have to be left exposed that too in bright red color. I have visited many other properties in Pune. Most of them it's concealed though in some cases it's exposed.However I am assuming it's purely a cost based decision and is highlighted as part of project features . Now I have two queries: Q 1. Is there a rule which prohibits the builder from covering the hydrants? Q2. Also since the final product (flat) is different from what was described and agreed can this amount to deficiency in service/quality and a complaint be filed against the builder? It sinks my heart when I imagine those red colored pipe running in my bed room. Considering the price they are charging for Prana is it a too big thing to cover the fire hydrant pipes.

Shapoorji Pallonji Bavdhan, Pune is an upcoming project so no idea about it. I think they have already applied for the state RERA approval and waiting for get approval.
