New Town Heights township is spread in sector 90, 91 and 86. It is located close to the industrial sectors of Manesar and can be easily reached through NH 8. This project is suitable for people engaged in IMT Manesar due to its close proximity to the place. Internal road network is not at all present and thus other infrastructure depending on it like water, sewer lines are missing too. There are no malls, shopping places, schools, hospitals, banks and other necessary amenities required in day to day life. Considering the current price level with a tag of DLF the project is good for investment as prices will surely soar once the infrastructure becomes available.

The township is taking extra care in providing infrastructure such as water and electricity supply which is already in place covering almost entire Township. It has been a serious issue. I a heard lot about the problems faces by residents of Sushant lok. Few days back, residents of Sushant Lok phases 2 and 3, spread across sectors 55, 56 and 57 held a protest outside the developer's (Ansal Buildwell) maintenance agency office at C block in sector 56. The protesters demanded immediate handover of maintenance rights to the Municipal corporation of Gurgaon (MCG) or their respective resident welfare associations(RWAs).

This is true that company is going through a bad phase and few months back we heard a news that SEBI has banned DLF for three years from raising capital over IPO violation norms. But had appealed in Securities Apellate Tribunal (SAT) which in a major relief reduced the ban from three years to six months. Already five months of debarment are over, so it is quite likely that the company will access the capital markets for raising necessary funds for its business, including through REITs an mortgage backed securities.This will help the company in paying off its debts and also complete the projects already in progres. Raman, Whole Time Member, SEBI, has passed an order on June 05, 2014 in the matter of M/s Adel Landmarks Limited (formerly known as M/s Era Landmarks Limited) directing not to collect any fresh money from investors under its existing scheme; not to launch any new schemes or plans; to immediately submit the full inventory of the assets owned by M/s Adel Landmarks Limited; not to dispose of any of the properties or alienate the assets of the existing scheme which ultimately going to hamper interest of investor. BSP of the project is Rs. 4345/- per square feet. Basic configuration of the flats are -3 and 4 Bhk with a saleable area of 1435 square feet to 2575 square feet in 7 exclusively designed residential complexes.
If we talk from investment point of view the sector where Belvedere is located,it is entirely a vacant land parcel with no infrastructure provisions and networks routes in place. It is also observed that on the whole Noida Market is dominated by slow pace of construction and delayed possession. I appreciate your decision to invest in project like Capetown. But if you are really careful about the possession then I would suggest you to stop for a while and rethink. Because,Noida market is dominated by slow pace of construction and delayed possession. Of the total market inventory across all the projects by private developers only 25% of projects are completed, which forms only 5% of the net inventory in terms of number of units. Being experienced in the industry I would ask you read a blog where Project Capetown has been very well discussed.

Connectivity wise as well the authorities are making plans to construct a bridge linking Noida and Greater Faridabad allowing commuters access the expressway connecting Noida and Greater Noida. But the main issue is, the project Lotus Greens Sports city in sector 150 which is approved by authority and seems that authority is favoring builders in this case. The Government has attempted to distribute funds in all aspects of state works, including the reviving of real estate market in Hyderabad.
