Hi Amit and Sunil!! You should visit the developer's office and ask for the current updates and demand letter of your flat. And for construction update, you must visit the project site. Thus, you can see the construction material used in the project and the pace of work. Don't depends on apartment residents comment. You have invested your hard earned money so spend a little time on it should not be a difficult task.

Hi friends!!! I had booked a flat for my son on 9th Dec- 2012 through Tirupati Balaji Builders & Developers Pvt. Ltd. for their project ”Balaji Kalash” in ph-3 by paying 10% booking amount as asked. This was to be completed within a period of 2 yrs and possession promised during June/July 2015. I had been regularly visiting the site at Adai as well as their office but till last month neither the work has been started nor promises fulfilled by the builder on starting the construction work.Hi friends!!! Water and electricity is in our hand and we should use it in a proper way excess and unnecessary use of water and electricity may result in scarcity. Virar Global City designed over a 217 acres of land. It is a self-sufficient township located in a flourishing city of Virar. Every aspect of the township whether it is living spaces, educational institutes, wide roads for easy flow of traffic, rain water harvesting system for efficient use of water or sewage treatment plants that help conserve water, is well planned and thought of. Hi, I would suggest you to go for Virar-Vasai. These twin areas form the most affordable housing and commercial locations . It is well connected to Mumbai through WEH and Western Railway Line and the internal connectivity has been improved in the past 5 years . It enjoys plenty of schools and colleges in it’s vicinity .
Kharghar in Navi Mumbai is not a bad idea if you are looking for a affordable housing. If it is a matter of property investment then i would suggest you to go for kharghar. It is one of the most well planned sectors in this city . It has been developed by CIDCO, and holds upto 45 sectors , which are well organized and developed with respect to the infrastructure. Kharghar has growing employment opportunities due to growing industrial and commerce activity in it’s region . Good connectivity to other suburbs like Pune & Thane , both , through Central Railway Lines and and Mumbai Eastern & Western Express Highways .

Hi Anup!!! As per the latest information, the Dosti’s new launch at Thane is due anytime from now. They are just waiting for the IOD and Commencement Certificate. The Dosti Brahmand project is situated in the central Mumbai region. Hence, it is easily reachable to the eastern as well as western suburb areas. Most locations of Mumbai are easily reachable and can be approached in half an hour. The site of the Dosti Thane is such that all the necessary comforts such as retail stores, markets/malls, parks, banks/ATMs, nearby bus stop, 5-star hotels, entertainment resources, international schools and reputed hospitals are within the reach..

2 BHK Optima in 851 sq-ft. will cost you Rs.94.80 lakh onward, 2 BHK Prima in 984 sq-ft. will come around Rs.1.09 crore onward. 1 BHK in 456 sq-ft. will cost you near about Rs. 44.23 lakh onward, and 3BHK Optima, Rs.1.48 crore onward. Stamp Duty and Registration Charges will be extra. As per the developer booking amount will be 10% of the total registration value.

Q: For co-op societies in Mumbai, how much a society can chage as "Non Occupancy charges" in case of a Flat has been rented out?

A person purchases a flat in a C-opeartive Htousing Society for his own residential usage. He (as Member) is bound by law to pay the Society Maintenance Charges, for his flat when he is personally residing or even if the flat is kept locked. This means that even if the member is keeping his flat locked at all times, when he stays in Dubai, the member has still to pay the "FULL" Society Maintenance Charges, without any concessions.
The Society is concerned only with the fixed 10% extra charges, over the regular service charges, as "Non-Occupancy Charges" and strictly nothing beyond this. There is no concept of less than 10% or greater than 10% non-occupancy charges. Any amount (whatsoever) collected, besides the fixed "10% Non-Occupancy Charges", is illegal, and is duly prosecutable under the Consumer Protection Act and also under the Indian Penal Code (Criminal Acts).

Here are few latest updates on Hiranandani Fortune City: I visited the project site last month to Hiranandani Fortune City (erstwhile Hiranandani Hills/ Palace Gardens): I was told that the Commercial wing's possession is planned in 1-2 months. Phase-1 of residential towers is up. I was shown a sample 1BHK in this wing. Possession for this phase planned in a year or so.

@Sanin, I am agree with you Sanin. An apartment owners association not only has the right to maintain the facilities available in the apartment, but also has legal powers to protect its members and defend legal action raised against the association. An apartment member Association can can work as a arbitrator, has power to recover the maintenance fee, can take action against members guilt of offense, can file case against the builder etc.

Q: If you have lots of money to waste & If you want a paid waterfall in your house ensure you purchase in fog city. They guarantee life time maintenance free for your garden area and charge you money, But no maintenance at all. As a home owner you lodge a complaint but the staff make you write in the book and claim they have misplaced the book when you visit them the second time asking status!! So if you have lots of money to waste and lots of energy to move up and down from your home to the site office (as most of the time your calls will be un answered) Pls make sure you invest in fog city

Hi Vinay.. association is not yet formed! Hence it becomes the duty of the developer. The developer himself has also come and visited our premises to witness our complaints however now he is behaving ignorant and so are his office staff. We are now resorting to send a formal email communication with relevant pictures and if still further no action taken by them we will have no option but approach consumer court. Also i would definitely not advise to invest their hard earned savings in this project!
Yes, you can file a case against the builder in consumer forum for deficiency of service. You can also file group complaint with other owners of that society and ask for the compensation.

And if it comes under MMRDA and adjoining cantonment area and influence zone then 4% and if it comes under rural area then 3% of the flat cost. Hi, Dombivli East has a growing infrastructure. As far as I know this is due to its fast growing infrastructure and coupled of good amenities with affordability and growth potential. As such, the area offers good investment options for people who plan to invest here from a long term perspective. It also offers a decent rental yield for people looking to invest in rental accommodation. The current residential property rate in the locality is Rs. 5200-6700 per sq-ft. One can expect appreciation up-to 5-7% annually.
Yes, you can also look out for investing in a property in Ulwe too as the place is near to Navi Mumbai and is gradually developing both residential and commercially. The locality comes under CIDCO and is most preferred location to live after Vashi as it has attracted many buyers as well as builders. Factors like proposed International Airport and Metro connectivity have left a strong impact on the land rates in Ulwe in recent times. According to me Ulwe seems to be an ideal place to invest in a property taking into consideration all the factors.

Do not buy any under construction project which is not registered under MAHARERA. Property tax once fixed, will not be revised for 5 years and after that, the increase will be restricted to 40 percent. Residential units with greater than 500 sqft carpet area will pay twice the old tax or tax calculated by new system Residential units with less than 500 sqft carpet area will pay taxes as per old system. Hello, MCGM has approved Susharda Celestial, Bhandup West, Mumbai and almost all the leading banks and financial institutions such as ICICI and HDFC are funding this project. As far as MAHARERA Approval is concerned, its RERA Registration number is P51800001768.

Q: Q. During Oct 2013, A builder has launched a Project with 20% and 80% scheme. I paid 20% and received the allotment letter. Up to now, the said builder has not started any development and there is no hope that he will start the construction very soon. During the several meeting he highlighted many technical and financial issue. Now my question is if i terminate the agreement and request for the refund, will i get the benefit (interest) on my 20% deposit? What is the best way to get the refund?

Hi Ismail, Issue a notice to refund the booking within the given time, if builder did not reply positively then file a suit for recovery of money with compensation. You will have to pay the court fee on the claimed amount.
You have two option there First to file consumer complaint for deficiency of service on the part of builder by claiming back your earnest amount along with claim of compensation. Secondly you have option to file civil suit for recovery of amount so given by you as earnest amount.
