Hi all, let me add some info here. Builders lost their case in Bombay High Court, according to which they have to pay VAT on flats registered between 20/6/2006 to 31/3/2010.
VAT of 1% on agreement value and service tax of 2.575% was applicable and then after April 2012, service tax of 3.09% is applicable. This is how I have understood. Q: Please let me know the current rent paid by existing tenants for 2 bhk and 3 bhk at Greens, excluding maintenance which is 2000 for 2 bhk and 2500 for 3 bhk. Lately I have seen that if in some flat, no one is residing for say 1-2 months then electrician connects some other flat electricity connection to this flat, I am not sure if this flat tenants is doing this together with electrician for money. As I had to pay double the money for electricity bill. Usually it was in range 700-1000 but suddenly it got raised to 2000 for last 3 months, once I came back after 1-2 months from vacation. Please let me know if someone else faces the same.

Q: The project has got delayed a lot and the promoters have gone back on their penalty clause commitment. Cab we take legal action against them? When should we file the case? The response from them to queries have been very poor - all the mails have gone unanswered.

Q: All the RENT agreements I have seen mention that the LEASE agreement is for 11 months. Why is it that eventhough the title of the agreement says "RENT AGREEMENT" the wordings in the agreement are"LEASE AGREEMENT".

Both are good choices. Indirapuram at NH 24 has a high demand for apartments. Easy connectivity to NCR and Noida attracts many working professionals to Indirapuram. As all the amenities for a good life style are available, it is much preferred. There are a number of luxury projects in the area. Unlike Indirapuram there is a great demand for 3, 4 BHK multi-storey apartments in Crossing Republic. Connectivity to Noida is an important factor that attracts end users to Crossing Republic. This area is more cost effective than Indirapuram. One can buy a 3 BHK apartment in Crossing Republic with the same price of a 2 BHK apartment in Indirapuram. Both are good choices. Q: I had bought a plot in Cosmos Dream City in April 2011. I have paid my earnest money and instalments upto December’2012. In December 2012, Cosmos has issued a circular stating their inability to provide the plot now. They have provided some terms, which in my personal opinion is unfair and biased. They have also given an option of return of principal amount. I agreed to this option, subject to return of principal by 12th Jan'2013. But there is no response. Even their marketing partners M/S Amantran Realtors are not responding. Should I approach the consumer court? Amitava
