Hello dear, Loading factor gives you the percentage difference between the carpet area and super built-up area. Loading factor when added to 1 and multiplied by the carpet area gives the super built-up area. Its a great project to invest. The proximity to IT hubs will surely make it appreciate very fast. It is in demand.

Hi, The current price of this project is Rs 2700 per sq ft and project is in completion stage and builder will deliver the project till Oct 2015.I think if any one negotiate with the builder then he may give the best price, I am also planning to buy one unit in this project, check all paper of this project and observed that all document is ok.

Hey, Launch price of this project is Rs 2800 per sq ft and right now it increased to Rs 3100 per sq ft which show the price appreciation in one year. Hi As per expert of real estate, Real estate investors calculate the returns they have earned by investing in homes over the years, but things have started to change in the recent past. One who invests in FD have earned a better rate of return compared to real estate return.
Hello Raghav, it is true in somehow, but real estate returns are depend upon various factors, not only percentage of price growth, but it depend upon where you invest, in which city or in which location. But we can't deny that previous years is not good for real estate investor in terms of growth factor.

Absolutely agree!! I think lack of proper roads, water supply and good sewerage network with a poor garbage disposal system has resulted in the real estate sector struggle and block demand. Investors and customers are getting few options to choose localities due to the lack of infrastructure.

Hi Padmini, You can extend FSI to build next floor, but for this you have to fill a registration form which describes the purpose of construction. Hi Priyanth, Good project with the total land area of 5 acres and clear title document once customer booked the best plot and the documents will be hand over documents to the genuine customer. Cmda approved plots at minjur city.

Vadapalani Situated in the western part of Chennai. The area is well known for the business center. Vadapalani is situated at the heart of Chennai, so the area is highly populated. personally I think if anyone is looking for investment purpose he must choose some upcoming area like OMR road, Perumbakkam, Velachery etc. as this area is best for residential purpose.

Hi Venu, Do you know the story of this case? I am telling what exactly happened in this case. Padmanabhan and his son Tamizh had run a construction company in Ekkatuthangal and took cash deposits from people who were interested in buying apartments. When some of the investors went to see the houses, which the duo claimed to have completed, they were shocked to find that the land was barren. Villagers in the area told them that the land did not belong to Padmanabhan or Tamizh. Can you believe this such kind of people living a royal life in India.

The complainants said they were under tremendous pressure from the banks and financial institutions to return the money. KG Signature City Mogappair Phase 1 is ready to occupy project and the current rate per sqft going on is RS 5250. The project offers 2 and 3 bhk apartments and the builder has already obtained a completion certificate. This project is close to IT hubs, Hospitals, shopping complexes.

I would like to advise you few good tips if you are going for a Studio Apartment. While buying a studio apartment, the most important aspect to consider is the location. It should be near to your workplace as this will guarantee fixed tenents or buyers. Studio apartments are in huge demand in and around central business districts and IT Hubs. And if it is close to major medical hubs or hospital then it would be an added advantage for you. As the most of the family who has to undergo a long treatment prefer to live in a studio apartment rather than shell out money for expensive hotel rooms. Always look for a property or project in an area which has good connectivity and where new industries are being set up.
I agreed with you Madhukar.....Apart from that, a studio apartment is a good option, particularly if they spend most of their time at work. It's even better if they can buy one near their workplace as it will help them save on transportation cost. Young people and student for higher education shifted to the city, want to stay in an affordable place and sell it when they move to a different city for work.

Hi Ram, Even if you have purchased a plot in DTCP approved layout, even though they have thoroughly examined all the legal documents and approved the layout, there may be or may not be a chance to create any civil litigation by any legal heir or heirs of the original landowners.
