Q: I am totally pissed off with Pruksa Silvana and the marketing peoples strategy. They are not mentioning at all in the sales consultations that a 24 Meter road will be cutting the property in future. Also, in the coloured brochure that they have provided, they have not mentioned this road at all. Also, if the road is going to be made public, it cannot have the landscape that they are currently having in there. This issue should be raised in all the public forums and need to send letter to the BMRDA authorities. A foriegn company with 100 % FDA cannot fool around with people in India. They do not give any copy of the agreement in advance also, they are just trying to take 1 lakh as registration. This information should be made public and they should get a legal notice. A 2bhk in this project will cost me around Rs 36 lakhs which I feel is worth but before buying I want to know about what kind of amenities the project offers.

Marathahalli is booming in terms of both residential and commercial markets. There are several residential projects in Marathahalli (completed and upcoming) of various developers in the locality. Infrastructure in Marathahalli has seen rapid development in the last decade. Seven years back, there was a lack of proper development in this locality, and residents had to go towards Whitefield or HAL for the most basic needs. But since then things have definitely improved. High demand for residential apartments in Marathahalli has led to an increase in the overall supply and thus unplanned water usage. As a result, water level has depleted and there is acute water shortage here. Residents have to depend on tankers from the BWSSB, despite having a water connection for water supply. There is not much difference between 2007 rules and new rules. The new Akrama Sakrama rules published in May 2014 has lot of loopholes and it need to be fixed at the earliest.

Last saturday in property expo I saw about atz properties and heard that they have ready to move in as well under construction apartment near manyata tech park the marketing guys said that they have 2 property one splendor and another rock view. Where splendor is ready to move in looks fantastic and rock view is under construction. Both are near to manyata tech park I went for site visit in the both project in which splendor is ready to move in looks awesome and well maintained on the other side rock view is under construction and they was saying the project will be completed by this year end.

Q: A property developer has submitted his contract ( without provision for a deposit) to buy the family ancestral home. There is no original purchase contract as it is many years old. All documents for sale (property ID, govt forms, etc) are all in order. Is there a contract I can find to check the pitfalls or can anyone help me with what I should look out for in this contract? How would Capital gains tax be calculated without original purchase documents (grandmother has passed many years ago)?
