I think the square feet area of the 2BHKs is 1260 sq. ft. and that of the 3BHKs is 1633 sq. ft. The apartments are priced at the rate of Rs. 2250/square foot. Hey, there is severe waterlogging in Palasia actually. This is due to the choking up of the drainage systems around these localities. But I don’t think you need to worry much. IMC has recently launched a de-silting process where already 4000 trucks of silt have been cleared from the drainage systems. I feel that AB Road is getting crowded, so I would probably suggest you to buy property in areas like Palasia, Vijaynagar or Navlakha. I think out of this three, you should think of buying in Vijay Nagar because the area has everything you want. It has many malls, shopping complexes, and many good restaurants. The BRTS also goes by this area, so you will not have any problem moving from your house to other parts of Indore. Hey, I agree with the above reply. I went through the Times of India website and it states that several measures are being taken to ease traffic at Regal Crossing. The construction of this flyover would definitely be a plus for the people living in the locality, and improve commuting through these roads. Yeah, this road is going to be good even for people living in Vijaya Nagar. Now we don't have to travel on the 2 lane road, but we can use the 4 lane road, which will reduce our travel time. Currently if we are travelling from Vijaya Nagar, we have to travel through small roads in areas like Bada Ganpati. This road will also make it easy for people living in East Indore to travel to the airport.Yeah, this road is going to be good even for people living in Vijaya Nagar. Its a gated community, as in an integrated township, so I think it will find a lot of takers amongst the young family crowd, because they tend to go for residential complexes like these. There is a bunch of added facilities under this project like play area for children, swimming pool, gym and excellent security services, with 24 hour power back up and in house maintenance staff. I think its pretty good for investment. If you're looking to buy and rent the place, it's a good option because this is a prime location and the property value will appreciate. Bank approvals for this project are HDFC Bank and Axis Bank among others. Garden city seems to be a worthy project and Mangliya is a great locality. Q: I moved into Indore 3 months ago as i got posted here by my company. I have been staying in the company provided guest house as of now near ab road. My wife and kids are coming down in a months time from now. As, obviously, they cannot stay in the company guesthouse, I urgently need some leads on a 2bhk apartment - preferably near recognised schools and within an apartment complex. Hey, I made an enquiry about the 5bhk apartments in Ras town. They are providing 5 bhk apartments that are about 3000 sq feet, costing about 80 lacks. If you are looking for a spacious flat then this would not suit you idealy, as a 300 sq ft 5 bhk would be really cramped up. Yeah I think this project is on the AB bypass road highway! It seems to be quite nice. This is by those Prashanth Sagar developers no? I think you can trust them, they're quite reliable. This isn't their first project in Indore. So this is a really modern gated community having all the latest facilities. There only 1 and 2 bhks ranging between 550 to 950 square feet in size. To buy apartments, price ranges anywhere between 9 lacs to 12 lacs. Very nice floor plan as well. I agree with you sir, this is a very insensitive decision indeed made without the best interests of the people in mind. The dam’s height is going to raised from 17 meters to 138.72 meters in the hope that the water woes of Gujarat are boosted in the process. The construction is a high compound wall that is 50 meters in height and has a front which is covered with MOS and disrupts the houses all around the erection. When the notice was issued by municipal corporation’s chief officer, it was assumed that action will be taken against the problem but it was not. Growth of IT companies and MNCs in the locality have increased the industrial base of the city. Colleges such as Symbiosis and NMIMS are opening as well so even educational sector is targeted. Indore is looking to also better real estate in the city and because of this, if you've noticed, a number of residential projects all over the city are on the rise. Investing in these places has guaranteed positive results because more and more people are now opting for gated communities. But even apartments do well in Indore because there is high demand for 2 and 3 bhks by bachelors and employees. Civic Authorities should figure out what to do otherwise it is a real pity. Even international companies like Bridgestone from Japan was forced to shut down. If this happens, less companies will have faith in investing here. I don't understand why the authorities don't think about these things. Also the area is very green and peaceful to walk in. There are big parks with playgrounds and very good infrastructure like nice roads, footpaths. There is 24 hour electrity supply and you wouldn't face any problems living in the gated community as well as the area in general. The farmers resisted the electrity line about 2 years ago. There have finally been compromises made since then but it's not a given that there wouldn't ever be a water problem at Indore again. According to the court rulings, the IDA will now own 39% of this land and the remaining land should stay with the land owners. Also, the proposal to construct a marriage hall here on this land was actually found to be illegal. Well it definiutely will get better with the new government. The BJP governemnet is strictly looking to boost the industrial sector in the country. At the moment these manufacturing units are already supplying components to original equipment manufacturing (OEM) companies based within MP. We can only hope for direct rail connectivity after that has happened and not before, so god knows how much longer we will havbe to wait. This is affecting the market harshly also. Since they are unable to export their goods abroad, they are trying to compensate for that by increasing the costs of the goods, which is again detrimental for the industry. Conditions are not so good, but work is in progress to make it better I heard that the IMC are desilting all the blocked drainage lines, though. Another problem - trees are falling left and right, and right and people are getting injured because of that. But I’ve heard that the IMC control rooms will be open and functional 24x7 to help out any problems caused due to heavy rainfall. I also heard that the zonal offices will all deploy special teams to deal with the tree falling issue. Funds have been allocated to deal with any monsoon related problems in the city - an amount of Rs 5 lakhs actually. Hey! Divya Vihar is a project by the Arush Devcon developers. They also have the Divya Rockland project in Ujjain road. These people are basically selling residential plots of different sizes. The covered area range from 1100 sq. ft to 2600 sq. ft. The plots that are being sold forms a part of one colony, and thus it has some common facilities like park, security, power backup, etc. Also, the property is pretty close to the airport, and thus is projected to have good ROI.Hey! Woah! 15,000 is a huge budget for a 1 or a 2BHK in this area. You will get a 1 or a 2 Bhk for less than Rs. 7,000. You will get a 1 BHK somewhere near the New Rani Bagh at Rs.5000-6000. This Madan Vihar project is a ready to move project, and has over 108 units of areas mentioned in the above answer. Right now, mostly the 1,250 sq. ft plots are available for sale. However, I am not aware of any additional amenities being offered by them, which can be found in other residential plots. Maybe you could check about that with them or someone here can share that information with you. The location is also nice, since it is located opposite South Shanti Nagar. In places where there are many hostels, hotels and auto garages, there is also a higher tendency for sewage blockage here. Household waste and debris from these places aren't segregated and they go and completely choke the sewage line causing all these problems. My children are studying in Jain Diwakar Vidyaniketan School in Palasia. It is a very good school, and the syllabus follows the CBSE board. The school bus comes to the Industry House bus stop. The funny thing is that the bypass is 6-lane, when all it needed to be was 4-lane with better connectivity and link roads. Because of going after the 6-lane construction, now there are so many problems here. Hey not just monsoon season, anytimes it rains a little heavily here in Indore, AB road is sure to be all blocked up. Just last Sunday this happened. Yes, IMC is going to be pasting notices on any building that is violating basic safety norms. Helo this area of Indore has some impressive malls like Orbit Mall and Pakizah Mall. Actually Talawali Chanda is more of a residential area. So you won't find many schools and colleges within this place, but the north east side of the area, near the Indore Bypass Road has plenty of schools and colleges. Yes, recently in the cabinet meeting that was chaired by CM Shivraj Chauhan, they brought forward a policy that stated about the acquisition of private land for govt. projects through mutual understanding. This process is same in Indore as in the other MP districts. There was a news that the owner of the private land will get double the price of the land. But, i am not sure about this.
Exactly..the private owners are likely to get double the price for the land. But the calculation is like this: The price that the govt will pay will include the prevailing rates + the value of immovable assets in the land.

The builders are promising some amazing amenities like club house, a garden, a kids' play area, a multi purpose hall, a sports facility, a well equipped gymnasium, an intercom facility and fire fighting equipments among many others which is great for the price.

I don't think the IDA is even working now. They were supposed to start off the construction of a bridge way back eight years ago. But even after so long nothing has really turned up which is the worst any authority can do I must say.

Recently only there was a news about the financial status of the Indore Development Authority. It said that the IDA is struggling with its finances due to poor interest shown by people in its projects. I think this has really affected the IDA in this year.
Oh..that's not a great news. So, what did the IDA do to cover up the debt?

You know what? Several from the top administration and many od the IMC officials, including collector Akash Tripathi were present during the drive when the buildings were being demolished. They had several police officers with them, in case anyone would try to stop this from happening.You know what? This has now increased the workload of the Indore Municipal Corporation, which has to now constitute the ward committees and expand the jurisdiction of the existing zonal offices to include these 23 villlages freshly. The Indore Municipal Coropration has made up its mind to increase the property price in the city. This is a really bad move. The property prices are already high and the market is odwn like never before. So I think they should against doing this

This was done with the help of blast expert they drilled buildings and carried out three blasts, two at Khambati Farm House and one at City Park. The IMC will construct a sub-way to connect the railway station with the main bus stand of the city, so that people can move from one place to another without hiring any vehicle. Q: Hi, I am getting new Flat possession with in 2-3 months which is already delayed one year by Builder. In Final payment they are asking following: Maintenance charges (for 2 years) , Sinking fund (payable at the time of possession & finally handover to society) and Club membership (Payable on completion) My township has 10 towers and only 5 towers is launched and under construction. GYM, Swimming pool, sport complex like amenities are not started and as per them it will be grounded after complete township I believe 10 years later from now. So what are the charges actually payable because these is not beneficial for me in couple of future years.

What are the popular methods of calculating Maintenance Charges in Apartment Complexes?
As per my thought Maintenance Fees based on apt SQ FT size is applied widely, mostly for one reason that every apt typically has only fewer large size apartment. Inevitably the association voting process became unfair.
