Hi Guys, In my point of view, both options are good, as per current price and location Noida Extension has an edge because of following reasons. Its close proximity with NOIDA City center 7 Km. The City Centre Metro line will be extended till Eco Village via Sector 71. Out of the planned four stations two will be in Noida Extension. Sectors 18, 32 or 62 in Noida are barely 5- 15 minutes from Noida Extension.
Hi Guys, As per my knowledge, the Khushkheda-Bhiwadi-Neemrana Investment Region (KBNIR) under Delhi-Mumbai industrial corridor (DMIC) will attract investments worth Rs 27,371 cr and create 5 lakh jobs. After completion, the investment region would provide direct employment to nearly 5 lakh people while 15 lakh people would get indirect employment. An official of bureau of investment promotion (BIP) said, for the knowledge city and water management system we have hired prominent consultants who will be advising on developing necessary infrastructure. Over all the blue print of the project is ready and we are making good progress on it.

Q: Buying an apartment or flat is easy task than building individual apartment. But the important thing is that whether the apartment you are going to buy has Vastu friendly structure or not. After buying Apartments which are not Vastu friendly, so you feel it is unlucky for you. Here are some tips to keep in mind to buy Vastu-friendly apartment: 1. Position of rooms: Before buying any apartment check whether the shape of the apartment is regular rectangular or not. Be sure that all the rooms has four walls or corners. On the other hand master bedroom should be in the Southwest corner in the apartment. Make sure that the position of the kitchen should be in southeast direction. Also, the position of the living room is located at east side of the apartment. 2. Direction of site: Direction of the building or site is also an important factor for choosing Vastu-friendly apartments, like entrance gate direction of the building.

It is one area where home buyers are not ready to compromise.Vaastu compliant homes are easily saleable in the market. Property is a heavy investment and buyers want to make sure their built environment reflect goodness as well as fortune

Hi Guys, I heard from one of my friend that , govt. seek foreign fund for infrastructure investment. Is it true to said that govt. has some new plan/initiative in this budget for infrastructure development? Definitely there will be a huge impact on Indian economy.
Hi, As per different sources, railway projects worth over $ 42 billion in the next few years are likely to be implemented. The government also proposes to execute infrastructure projects on PPP (public private partnership) basis across the various infrastructure sectors. Out of 26 road projects eight are on PPP basis. Of the 11 projects in the ports and shipping sector, 90 per cent will be executed on PPP basis. As many as 10 power projects in the next financial year will be build on PPP mode.

Hi Mr Ravi, I heard in news that ,referring to the NDA's proposal to set up 100 smart cities in the country, finance minister Arun Jaitley said, The first Indian smart city to be created probably could be Chandigarh. There are satellite cities around Chandigarh which are being created.
Yes Kalki , you are right. Chandigarh could be the first Indian smart city as the government moves to create many hi-tech cities in the country. Elaborating on his point, finance minister said Gandhinagar is an example of a smart city and towns like Noida and New Raipur are attracting foreign investments.

Q: How to save tax by doing investment on property?

My replies to this discussion
Hi Mr Ravi S, Yeah Mr Baljeet Singh you are right. As per my knowledge, if you have some spare money then you can either invest the same or repay your loan. If you can earn post tax return on your investment which is higher than the effective interest rate, you should consider investing than repaying. On the other hand, if you expect to earn a post tax return of lower than the effective interest rate on your housing loan you should consider pre-payment of the loan.Hi Mr Ravi S, Yeah Mr Baljeet Singh you are right. Q: I want to buy a property? Do you think budget 2015 will introduce interest cut on home loans?

My comments to replies
Hi Guys, As per my knowledge, corporate houses want the minimum alternative tax to be cut from 18.5% to 15%. Real estate developers don't want to be taxed for unsold flats. Knowledge economy companies want stock options to be treated as a deductible business expense. Crude oil prices have fallen and fuel prices have come down. But taxi and auto fares have gone up compared to last year
Hi All, After going through many arcticles & late night news about budget 2015, I felt that, retirement mutual funds products being readied by mutual fund houses are treated like any other tax-saving mutual fund under Section 80C. They should be shifted under Sections 80CCC or 80CCD. More importantly, the anomaly in their tax treatment should be removed. Right now, only the equity funds among these retirement schemes will be eligible for exemption of long-term gains. Debt funds and debt-based hybrid schemes will not be eligible for this benefit.

Hi Mr Dhiraj , As per different sources, we came to know that, RMC commissioner Mr Nehra has termed this year's budget proposal as SMART (sensitive, modern, affordable, robust infrastructure and technology driven). In the proposal, Nehra has not proposed any additional taxes or increase in existing taxes. So there is no rumor that taxes will increase or any other taxes will hike.
@ Dhiraj , In my point of view, it's a big challenge for authority as revenue expenditure is more than capital expenditure. But, authority hope that they would be able to address the people's problems. They have to be sensitive towards all classes of people. Apart from the housing project, authority have proposed animal hostel for stray cattle and setting up of hawkers' zone.

Hi Guys, According to me, a TOD zone will come up on the lines of a western city, where setbacks and boundary walls around buildings won't be allowed. By disallowing boundary walls, planners hope to improve ground visibility and avoid segregated alleys and corners considered unsafe for women. Water will be recycled and, because of the high-density of people living on less land, areas around will be set free for purposes of recreation or creation of more colleges and hospitals.Hi Guys, According to me, a TOD zone will come up on the lines of a western city, where setbacks and boundary walls around buildings won't be allowed. Hi Mr Saran , As per my knowledge, there is no doubt that Gujarat is developing at a fast pace and there are many reasons behind it.Ahmedabad and Vadodara's real estate market is booming because of the huge growth of its industrial sector and overall high rate of development, fuelling both the commercial and residential properties.
Hi guys, In my point of view, both the cities are rich in textile, pharmaceutical and chemical industries. Apart from being well-established education centres, Ahmedabad and Vadodara have also established themselves as major ITITeS and retail destination. Flats, apartments, serviced apartments, bungalows, penthouses and township properties are cropping up all over the two cities.

Hi, Chandigarh witness as an industrial area that was developed in two phases: Phase I and Phase II. There are about 2950 Small Scale and 15 Large and Medium Scale Units in Chandigarh, with the majority being ancillary units, producing components for the tractor industry around Chandigarh.
Very interesting insights. Thanks for your valuable inputs.Chandigarh has become an attractive IT/ ITeS destination in north India. To tap the city's potential the government initiated steps like the establishment of the Rajiv Gandhi Chandigarh Technology Park and an IT Park near Mohali.Metro rail connectivity is being planned in the city and its suburbs, While line 1 will connect Panchkula to Mullanpur, line 2 will connect Secretariat to Aerocity (Mohali). These routes will cross various other locations of the city and its suburbs.

It is said that the Jammu and Kashmir governor N N Vohra had asked the Centre to consider bringing Jammu and Srinagar under smart city mission. Hi Vaibhav!! Mohali Junction Project will be a self-sustained development project with international standard, located along the key growth vector of Mohali. It will comprise of 3 towers namely: 1) C&C Capital - It will comprise of shopping mall, corporate offices and hyper mart, 2) C&C Terminus - It will contain air conditioned bus terminal, entertainment zone and 10-screen multiplex and, 3) C&C Royale - It will include business hotel Hyatt place, banquet hall, spa and corporate offices. HI Kuldeep!!! For years Zirakpur has been seen as an affordable option for those wanting to live in the vicinity of Chandigarh. Rentals as well as the prices of flats and even plots here have been much less than those in the satellite towns of Panchkula as well as Mohali. Actually, it was this affordability tag that had been the biggest market driver in this town, which has been time and again decried for lack of proper civic amenities and urban planning.
I am agree with you Sukhmeet. But now the growth of the city from the Zirakpur village in 2000, to the Modern Zirakpur of 2015, has been phenomenal. Located at the intersection of 3-National Highways i.e. Chandigarh-Ambala (NH-21), Kalka-Ambala (NH-22) and Zirakpur-Patiala Highway (NH-64), Zirakpur has emerged as one of the most soughtafter residential and commercial destinations by those looking for high-end properties. Seamless connectivity to Chandigarh Central Business District and other neighbourhood cities such as Ambala, Shimla, Panchkula, Mohali, Patiala and Delhi, along with well-maintained social infrastructure and affordable property values, have fuelled the residential demand in this area. As a result there have been steady number of sales in the region and the area has been able to maintain an average annual rise of 10-12%.
15th September 2016

Hi, Real Estate in Zirakpur has average home sizes usually range between 600 and 4770 sq-ft. in the area while property prices have also touched Rs.3350/sq-ft. in recent times. Average budget of a 1BHK flat will be Rs.33 Lakh onward, for 2BHK 40 Lakh onward whereas a average price of a plot will be Rs.53.50 Lakh onward.
Rent of a 3BHK flat will be 15000-18000/month whereas for the cost of 3BHK flat will be around Rs. 50-60 Lakh onward in Sushma Elite Cross.

Q: Respected Sir With due respect, I want to ask a query that When unmarried lady is transferring property(urban/rural residential) to her sister's daughter. Can exemption from stamp duty and registration fee be claimed here? If yes, Kindly send the supporting documents at akalharpreet@gmail.com. Related to punjab state. Kindly reply as soon as possible. Thanks

My comments to replies
Hello Harpreet, No, you can transfer your property to your sister's daughter but you will not get any exemption on stamp duty. You will only get exemption on stamp duty if that property is transferred to blood relations. You can gift her and for that you have to pay nominal charges.
I am agree with Samarjit. Earlier, blood relationship, the brother-sister relation was not included in the category of people eligible for remission of stamp duty and they had to pay full stamp duty on such transactions. Now, any transfer between brother and sister and vice-versa would not attract any stamp duty. In such situation you you can gift your property to sister's daughter and go for gift deed where you have to pay nominal charges for making gift deed.
