It is really a good news for the people at large and we are very hopeful of the bill going through since it is people who are suffering as there is no framework to protect them from unfair trade practice by real estate players. Over and above, the panel had also recommended that 50% of payments made by home buyers for a real estate project should be kept in a separate account and used for that specific project only.

Yes, they have also included under-construction projects. It is a bad dream for the developers. Govt. has also increased escrow limit from 50% to 70%. Hello Prava, But as a result of this builders will be forced to pass on the increase in cost to the consumers, who will have to pay more money for the same property. Experts and homebuyers have welcomed the bill as it offers protection to consumers.
On the other hand, the bill is expected to create a much-needed consumer rights protection for homebuyers, thus increasing consumer confidence and creating developer brands that will be known for quality and timely delivery of projects. However, this is a win-win situation for consumer given that developers have been anyway focusing on completion of ongoing projects.

Hi, Delhi High Court observed that builders are not holy cows who cannot be questioned by their customers. Hi, From now, builders cannot charge the same without offering any justification until or unless these hidden/extra charges form an essential part of the contract within the knowledge of customer or else the builder would be liable to compensate purchasers for financial and physical sufferings caused to them.
I read this news Shib=vshankar, The court passed the order in a civil case filed by Central Delhi residents Rajesh and Manoj Mittal, who had booked a plot in TDI City in Haryana's Sonepat in January 2006. Not only this Sashi, he also raised concern over rehabilitation of small traders saying that a large number of small traders who have shops in these two areas will also get affected.

Q: Since couple of days we are noticing that the supertech capetown is experiencing problem in supplying regular electricity. As far as supply is concerned the plot next to Capetown i.e. Ajnara is receiving electricity 24X7. The owner of flat had brought the property in November 2015 and paid around Rs 50 Lakhs for the unit. Hi friends!!! I have different view on it. When you give the rent to your landlord, it becomes the landlord’s money. When you pay your mortgage, about half of it is interest, and half is principal. When you file taxes, you get back 25% of the paid interest. So you only lose 3/8th of the money to the bank. Now when you sell your house years later on your own terms, you’re likely to get all your money back and then some. So, according to me buying a house is a clever decision than renting.Hi friends!!! Yes, it is very necessary to ask for the APF No before buying or investing in property anywhere in India. It is important to ask for the APF number or code because it is one of the easiest ways of checking if the project/property is registered, and approved by an accredited bank or Housing Finance Corporation.

Hi Pranab, Do not invest any of Unitech projects. All there project are delayed by 3-5 yrs. Your hard earned money will stuck. As per their allotment letter Unitech was supposed to hand over the possession within 30 months from the date of allotment which is August 2014. So far they have completed only the structure and after that stopped the construction.The finishing of the whole tower will take minimum 2-3 years if they continue the work.

However, can not say about project completion as initially they said July 2018 after that December 2018 and in RERA website, they have mentioned September 2019. I am agree with Suneet. Even I have booked my flat at Amaatra Homes. Design looks good. Q: I am getting a 3bhk in Prateek Wisteria on 19th Floor and 17th Floor In Ajnara Heritage. Is it advisable to go that high? Gaur Sports Wood too looks a good option but the area around in not yet developed. Please advise.

You can also go for Ajnara Grand Heritage. I guess the price is around Rs.5100-5300 per square foot ready-to-move. Below Rs.5200 is only for 15th and above the floor. Anyways, Klock tower location is the plus point.
But at the same time, there are lots of negative reviews against Ajnara Builders and its almost all project for not giving possession on time, changes in layout, delay in refunding amount and so on. So do all your due diligence before investing any project or developers. Check all the legal approvals and especially UPRERA approval and then go for it. If the project is ready-to-move-in, then UPRERA approval is not required only for under construction project.

Q: I have a 113sqft super area (56sqft carpet area) shop in Noida Extension. I made all the payments and got offer if possession 3 weeks ago. As per the offer of possession I went to make the final payment. When making the payment I was told by Builder that the size of shop has increased by 21sqft (3 lakhs rupees more). No letter of such demand was shared with me. Builder has now left me with two options either pay or cancel. If cancel than no interest will be payed and only the net amount will be paid. In my allotment letter there is no mentioning of cancellation clause. What can I do?
