As per the dealer and builder by mcf faridabad construction law
0 floor = 60% of the plot area
1 floor = 60% of the plot area
2 floor = 30% of the plot area
which is in total = 150 %
And the above are divided by the builder as :
0 floor = 50% of the plot area
0 floor = 50% of the plot area
2 floor = 50% of the plot area
which is also equal to 150% and they are saying it is legal.
So if in this case if I am buying second floor, would it be genuine or the HUDA will demolish my second floor.

Manoj, if you are planning to invest only in investment perspective, the you can better consider Yelahanka, Airport road, Hebbal and surrounding areas.. Development is faster in these compared to in Devanahalli. But Devanahalli is also good to invest but may be you will have to wait for long for good returns.. Now cement work is completed in all the 20 flats..shelf's work is in progress..
My builder says it will be completed in 2more months..But I think there are lot more work like flooring,painting, windows,door fitting,Apartment Entrance gate/wall etc., Can u pls tell me what will be next sequence of actitivities to be done to complete construction

Hi Raju..this is an ideal process of construction. Some apartments builders may or may not include any of the step. It first starts with the Grading and site preparation followed by Foundation Construction. Then starts Backfill, Framing, Installation of windows and doors, Roofing, Siding, Rough electrical, Rough plumbing, Rough HVAC, Insulation, Drywall, Underlayment, Trim, Painting, Finish electrical, Bathroom and kitchen counters and cabinets, Hard Surfaces installed, Finish plumbing, Carpet and flooring, Finish HVAC, Hookup to water main, or well drilling, Hookup to sewer or installation of a septic system, Punch list and then You finally move in.Hi Raju..this is an ideal process of construction. I am thinking to buy a Flat in Shree Ananthanagar Phase 2, Electronic City location as the market price is little cheaper compared to other cites in Bangalore. However, the Flat which is constructed is under the jurisdiction of Village Panchayat and has a VP Khata which is my concern. Panchayats do not have any khatas like A or B unlike we have in BBMP or BDA or BMRDA. however, not sure if the Ananthanagar phase 2 is under the authority of CMC(City Munciple Council). When approached lawyer, the opinion given was to purchase the property only if the property is not under the CMC authorities. If it is only under the Panchayat, I can go ahead and buy it. Also, no back is giving out loan for properties that comes under Panchayat jurisdiction except for Andhra Bank. Andhra bank has also given a positive LEGAL SCRUTINY REPORT after checking all the necessary document and plan approvals.
Please let me know if I can buy the flat from the above property.

Taking example of Gota road..although there are no entertainment areas nearby but this area seems good for middle class people. Vejalpur on other hand is close to all malls, school, colleges, hospitals, offices etc. It has all modes of transportation, good connectivity. And then what is the present condition of the property..i mean is it renovates or not.
