My comments to replies
Ballygunge along with Alipore and other regions in South Kolkata form the epicenter of elite residential localities in Kolkata. There cannot be one factor to undermine whether your decision to invest in Ballygunge is good or bad. The prices are high in South Kolkata compared to other parts of the city especially the eastern suburbs. Considering purely from an investment perspective the prices in south Kolkata are unlikely to rise as much as the prices in other regions. On the positive side, Ballygunge and South Kolkata is well connected to all the parts of the city including the commercial centers apart from being one of the south sought out residential locations in the city.
How is the locality for investment ? Is it worth ?

Park Circus is definitely one of the hidden gems in central Kolkata’s real estate map. I am also planning to invest in Park Circus area simply because the region offers a tremendous opportunity in the medium to long term. Being located in central Kolkata near throbbing commercial centers like BDD Bagh and Theatre road offers a perfect location. The rental prices in the region are also an added advantage. The eastern suburb connectors especially the one coming from EM Bypass to Park circus is definitely going to provide a great impetus to the prices in the medium to long term.
The rentals for a 2 BHK flat ranges between Rs. 7000 to Rs. 15000 depending on the location and the amenities provided.

Bosepukur located in Southern Kolkata not very far from new Ballygunge offers a decent investment opportunity. The current price for a residential apartment in Bosepukur and neighboring Kasba is between Rs 3000 to Rs. 4000 per square feet. The rental prices on an average for a 2 BHK apartment fluctuate between Rs. 7000 to Rs. 10,000 depending on the location and amenities. While the region offers good growth prospects as a number of builders are active in the region, there is nothing in the pipeline to sagest that the area can be a gold mine in terms of a long term investment. I would suggest you to check out properties in eastern suburbs like EM Bypass that can give you better returns over the same period compared to Bosepukur.

Kona expressway is surely going to add tremendous value to this region and allow land owners and investors to unlock the real potential of this traditionally commercial segment. Kona Expressway near Dankuni is witnessing a lot of industrial and commercial development. Kona is attracting a large number of developers and realtors and finding an empty plot could be hard work but you can try in a resale bid. The upside is that the Kona express way is more than 8 Kms long and you may be able to find a good plot within your budget.

Well Satyajit, this is a projetc by AMR developer who have more than 20 years experienc in rela estate and a goo dreputaion in the market.... Inthis project called Ojasvi Elina, the builders plan for spacious 2 and 3 bhks with a host of amenities like swimming pool and dedicated courts for various games, retail space within the complex, 24 hr power and water, intercom and elevators. The buildings are green building and provision is there for waste water treatment, rain water harvesting, under ground drainage system ,piped gas supply etc....

Thanks to Modi Govt.......The new network is the latest in a series of steps being taken by the Modi government to speed-up highway construction and reach its target to build 30 km of roads a day. Developers can easily unlock equity from completed projects. This recent policy decision allowing them take up 100% equity 2 yrs after completion of construction.
