Is the locality good for investment or end use? If i Invest how much approximately i will get after 6-8 years?
I feel after 6-8 years the price will move up by double. This area is good for investment hence if you are going for long term the returns will be good. The locational advantage : * Entrance via the main Gurgaon – Sohna Six Lane expressway *Ocus 24K is on the main Golf Course Extn. Road *Ocus 24K is located near to the DLF Golf Course Road and is hardly 5 kms to NH8 *A metro station is proposed in vicinity and the KMP industrial Corridor is located close to Ocus commercial project.

Hello Nilu, Even i have a family and one have to catch the bus for school. So, i went for a site visit and find out the nearest bus stop, market, schools and hospital. The area is in developing phase lot's of construction work is going on that locality. In coming days we don't have to face problem. Its easy accessibility from the capital and other suburbs, offers a strategic location. It is only 15 minutes drive from Noida and 30-40 minutes drive from Hapur. The locality has the all the basic social and physical infrastructure in place. There are several schools such as GD Goenka Public School, Delhi Public School. The Vaishali Delhi Metro Station is at a distance of just 5-km and there are plenty of intercity buses from the ISBT located just 3-km away.

Well the area sure has great connectivity with the ghaziabad railway staion being just 3 kms away, NH24, anad vihar ternminal just 12 kms.. then there are malls like shipra and jaipuria. Well the civic agency was looking at areas from Jan 2013 to march 2014 and in this period has sanctioned building plans for nearly 3,000 properties. The demolitions are happening at the Shahdara North and South zones
I do agree with the authorities when they say that if people stop constructing illegal structures and abide by the rules more revenue will be generated which can be further used to provide better facilities.

@Ankur, After receiving the entire sale price hand over legal possession of the property alongwith documents of title in original. Change name of the holder of the property to the purchaser in the records of the society, electricity company, municipal corporation, Index II etc.

Q: I am about to buy a 2BHK flat in Modern Heights, Ghaziabad. It is situated inside Modern Railway City on NH-91. The flat rates are cheap here and in my budget. But what approvals it has? I visited this property yesterday and was convinced but the problem is that this is not GDA approved. It's jila panchayat approved since it lies outside GDA ranges. So bank loans will be a problem so I am thinking to reconsider and go to a builder in Raj Nagar Extension. Can anybody guide me about Raj Nagar extension? I am getting a 980 sq ft 2 BHK flat in 28.66 lacs.
Hi Animesh, As per my knowledge, The proposed Rapid Rail Transit System RRTS between New Delhi and Meerut will have stations at Mohan Nagar, a few km away from the locality. Further, the GDA has approved an elevated road from UP Gate to Raj Nagar Extension.

Hi Vishal, According to me, the need for completion certificates of projects at the time of registration has been done away with completely, while submission of deeds of declaration has been made mandatory for those projects sanctioned by the development authority after 2011. While we know that both Completion certificate & Deeds of declaration are very necessary for any residential project.
Registrations of individual flats will be inordinately delayed if property owners wait for projects to finish, in order to obtain completion certificates. The deeds of declaration have been made mandatory only for projects sanctioned after 2011, the year when the state government framed the UP apartment act, 2010.

Hi , GDA's Housing Scheme is good, it fails to impress on some points. The scheme is for flats that are still not ready and will take another 3-4 years before they are ready for possession. Secondly, as far as pricing is concerned, a 2BHK unit is offered at an estimated cost of Rs 52.79 lakh which is almost at par with what private developers are asking for a ready-for-possession flat or one that would be ready in the next three to six months .
Hi Guys, In my point of view, going in for an authority approved construction means that your hassles as a home buyer are reduced. So before planning of buying an apartment on this scheme, better buyer should check all the advantages & disadvantages very carefully.

Hi, Very Bad place to live or invest. No appreciation, only dealer's are increasing the property rates there. Society is getting worse with more low income group residents. Not safe for females.
