Q: in noida extension some builder are taking 3.09% service tax on total amount of flat(total cost =BSP + ADDITIONAL CHARGES LIKE CARPARKING,CLUB MEMBERSHIP etc.) and some builder are taking 3.09% of BSP and 12.36% on additional charge why is the difference?

Hi Prakash, VAT and service Tax is applicable only for under construction property. If the property has already got Occupancy Certificate or it is a completed property than VAT as well as Service Tax is not applicable. When you buy from the builder you get 1.undivided share of land and 2. the flat The VAT and Service Tax (As on Jan 2013 ...Service Tax @ 12% on 25% of BASIC Price ( if Land Cost is included ) otherwise 12.36% on 33% of Basic Sale price ) need to be paid on the flat and not on land. Make sure you get a TAX invoice for all tax payments made and if builder is not giving you the TAX invoice then dont give these amount.....rest of the things as PLC+EDC+IDC + AMMENITIES are charged at 12.36% ....BUT Parking cannot be charged for service tax because as per SC decision Parking slot is not an extra service but the part of construction itself.Hi Prakash, VAT and service Tax is applicable only for under construction property. Q: There are concerns on Crossing republik being 3 sided sorrounded with Dumping ground ( court case in Supreme court), Sewage treatment plant beside golf course and a Crabon polluting factory across the nh24. these three sorroundings are giving a big hit to its future pollution , hygeine and locality. Also its appreciation came on a snail pace after noida extension got a clearance in High court . So Noida extension picked up slowing it down. Indrapuram is hotter place but with lesser planned infra but more accessible. I still feel in future dumping ground and sewage plants can raise a big question on price appreciation and may even depreciate a bit. Its my opnion but yes socitey is too good in its infra and connectivity no doubt. Hope that pulia connecting noida extension and crossing republik gets widend soon!! So please advise what can we expect prospects of Crossing republic down the line 2 years in cost appreciation and 5 years.

well Akshay, you are right about the dumping plant and other problems in crossing republic, but the construction here is done and many are opting for this place. If you invest here now, you get ready to move in property and no apprehensions like noida extension property- whether it will be completed or not. Another point is the widening of NH24 and once that too is done the place will appreciate on the lines of indirapuram as in a range of Rs 5500- 6000+ per sq ft infact more so as crossing republic is better planned and easily accessible.
I agree with Jewel, Noida extension is better with better connectivity to Greater Noida, Noida as well as Delhi. there is proposed metro line coming to Noida Extension by next year,which gives it a boost. also reputed builders with mostly townships and a host of facilities and green areas are coming up...... i will definitely opt for noida Extension any day....

Well rajesh , this is in soft launch and expected to start in another 3-4 months time ..possession is scheduled to be in 2018..so it will be better if you are ok with long term investment...

Well Rsjesh, the person i spoke to was saying that the area is near the expressway and there is proposed metro also in the area. so it seems that the connectivity will be quite good here.. and traditionally good connectivity has translated to good appreciation in the projects..lets keep our fingers crossed.

The location of KVD wind park is quite good as it is on the noida greater noida link road and close to the established sectors of noida.. investing here will be a good option and the current basic price here is Rs 3295/sqft

Yea Arun, i do agree that the project is in patwari village and when enquired i was advised that the issues have been sorted out and there is nothing to worry about. The work is going on in full swing. I was advised Rs 5000-5900 for fresh bookings and Rs 4500-4600in resale units...

Well, there are wide roads and all but as of now inside the project, the roads are not done.. there are some nationalized banks that are financing the project like Canara bank, UCO, Bank of Baroda , Bank of Maharashtra etc..

Q: This project is located at Noida, sector 62. Location wise, it's the best, no doubt. But I am still in confusion, whether or not to invest there, coz the builder is not that old, and on site(I visited a few days before) construction is not yet started, just they have dug the hole in the land, so it's just the beginning. This project has 2 BHK & 3 BHK apartment area ranging from 1050 sq-ft to 1665 sq-ft . Builder quoted price is around 5000/sq-ft. Expected possession of this project is around March 2017. This project spreads over 120 acres with around 7 towers & around 570 units.
Hi , According to me, this project is located in one of the prime residential location which has all basic amenities nearby. This project is around 3km from fortis hospital, 2.5 km from metro station & around 25 min distance from DND Flyway. Connectivity point of view, this sector is well connected to other part of the city by city transport & train.

I read in the newspaper that the project met with some roadblocks, and has thus been delayed. According to the official website, the project will now be completed by January 2016. Also the makers have assured that the project would be completed, and have no structural issues.

Hi Mr Suneet Shetty, According to me, Noida Extension is a piece of Greater Noida in the Gautam Budh Nagar area of Uttar Pradesh. All parts under Noida Extension are a piece of Greater Noida Industrial Development Authority (GNIDA). According to me, Sector 2 Noida Extension is a decent local location encompassed by created zones, for example, Crossing Republik, Achheja, Ecotech 4, Sector 3, Knowledge Park V Greater Noida, Sector 1 Noida Extension, Sector 10 Noida Extension, Sector 118, Sector 119, Sector 12 Noida Extension and Sector 123.

Hi Anup, Sizes of 2BHK flat in Amrapali River view are 845/955 sq-ft. (Super built-up area) and it price per square feet will be Rs.3150 on 11th Floor. The above minimum rate are applicable for the 11th floor and shall be increased by Rs.11/sq-ft for each floor below 11th floor. Further, the above minimum login rate shall be decreased by Rs.15/sq-ft for each floor above 11th floor.
Hello Sashiti, Even i have inquired about Amrapali River view project in Noida Extn. and found some useful information such as total area-26 acres, 100 mtr. wide road, 15-towers, G+19 storeys. Yes, all the approvals are in place as per the developers but you will have to verify those by a legal expert. AS this project comes under Greater Noida Authority. Almost all the nationalize banks like Maharashtra Bank, SBI, Axis, Centurian Banks have approved this project. Yes, the price is negotiable and you can get a good bargain. As per the developers car parking charges will be Rs.3 lacs.

Well Anup, I asked about the lease rent and they have mentioned it on their site, it will be Rs. 85/sq-ft. As far as preferential Location Charges is concerned, it is Rs.100/sq-ft. for Park View and Rs. 50/sq-ft for Road View. Other Charges:- Ground Floor Charges-Rs.200/sq-ft, Transferable Interest Free Maintenance Security charges-Rs.25/sq-ft and Dual Meter Charges-Rs.25000 will be payable at the time of possession.

Hi Sapan, I think you will get your possession by December end. If the builder gets delay in possession, then he will have to pay interest for the delay. There is a provision for buyers which will be mentioned in your sale agreement.
