Buyers possibly either an end-user or an investor. In cities like Lucknow, property prices are still rational and most buyers are end-user. So there may be not a lot to lose in contrast to say an unpredictable market the place prices fluctuate within every six months. Price escalations in Lucknow were slow but gradual and ambitious.
Hi Rakib, I agree with you but the residents of Lucknow should not but exposed to the apartment culture. While they are used to stay in independent houses, they are slowly adapting to the changing occasions as a result of inflation.The lack of space in the city has pushed land values exorbitantly and multi-storey apartments come as an affordable choice in front of independent houses.

What Rajat & Ketal have mentioned above is true. And my advice to all the buyers as well as the investors, do not invest in any project which is at pre-launch phase. Pre-launch means the builder have not got all the necessary approvals but still want to sell the project to raise the money for clearing the document approvals from concerned government department.
Hi folks, Builder is saying that they will get the IOD before march end but i checked with BMC, they have not submitted any plan to municipal corporation. I think we should go to builder's office and ask for the plan submitted to BMC.

Hi folks, last year in June, there was talk of builder having gotten clearance on land title. Anyone know if that was actually true? Did anybody hear back on their notice? Did anybody among you told the builder that you didn't find any plan submitted so how they expect IOD?
Hi Abhishek, Good point. Investors and buyers should ask to see the agreement copy and papers of the property. The builder has been taking investors for a ride for a very long time. I have checked the building approval status online, BMC has facilitated this online check through ''autodcr''.

i all, To give buyers relief, the government has allowed income tax deductions if the property is bought on a loan. Under Section 80C, the borrower can claim deduction of up to Rs 1.5 lakh. For a self-occupied property, a Rs 2 lakh benefit is available under Section 24 (b) of the Income Tax Act for interest on the home loan. If the property is not self-occupied, the entire interest paid to the lender can be deducted from income.
Good evening Jerome!!! You are absolutely right. But how can a buyer claim his/her tax amount if the project is delay? The current market conditions, project delays are a common thing. This can cause financial trouble to the borrower. A person can't claim deduction for the interest if his or her house is still under construction. A buyer can, however, get benefit for the principal amount. On possession, the borrower can claim deduction for the interest paid during the pre-construction period.

A primary advantage of a floating interest rate home loan is it's miles at the least 1-2 percentage less expensive than a set interest rate loan. In addition if the floating rate goes higher than the fixed rate, it will be for a limited period of the tenure of the loan and not for the entire tenure.. It is also come to know that 98 probable cities were picked up through a "City Challenge". But, the names will change as the competition moves from one round to another. Estimates suggest that building a new smart city with one-million population would cost Rs 20000 crore a year for the next 10-15 yrs.

The increase of % of sale of TDR by the govt.against the premium is another mode of making TDR available to builders. Earlier there was one base FSI on the land in suburbs, and one on TDR. That one TDR is matter of demand and supply. Similarly, pricing is a matter of demand and supply too.

There is common practice by builders of giving false promises to deliver flat keys within 1-2 yrs. after registering in under construction project. Now, they are not able to deliver flats to buyers as per decided time-line. Now, under real estate regulatory bill, strict regulations will be imposed on the builders/developers of the project to ensure that construction is running on schedule and flats are delivered on time to the buyer. In case there is a delay in delivery of flats to buyers, then builder will have to pay a full refund with interest.

Buyer is not informed about actual area of flat which is known as carpet area. Hi Ravindra, Yes, it is true and flyovers will be constructed in two phases. In Ph-1, a two-lane flyover from Bandra-Worli Sea Link to Bandra Kurla Complex (BKC) will be constructed. In Ph-2, another two-lane flyover will be constructed from Sion-Dharavi link road to BKC-Kherwadi flyover. The two phases together will cost about Rs 227 crore.

Hi all, Good job by HC. I think these kind of people should treated like that. Gundechas had claimed unfavorable possession of the large property and said they got possession in 1944. But the HC after hearing their appeal against a city civil court order, had not only dismissed its suit for possession of the land, but ended the litigation that began in 1979, by slamming its attempt at trying to grab huge government land.
Now, government and Courts taking some immediate actions to stop these practices. Really, these attempts are required to be defeated, otherwise public cause gets frustrated and the land is grabbed by encroachers illegally only on the basis of muscle power. To preserve the land of the government for public cause for which it is reserved, is the duty of the Court to uphold the law.

This is not fair in any manner. If you got the whole amount you should handover the key to their owners. I heard that the Confederation of NCR Residents Welfare Association has requested Noida Authority chairman Rama Raman to take action against builders for sitting on completion certificates of homebuyers in Noida and Greater Noida.

In this situation, residents are not able to move into their homes owing to the absence of completion certificates from the builders as it is a required documents.
They can only charge these charges if it will be mentioned in the sale deed if not, then how can they insist homebuyers. Moreover, most builders have turned to delayed possession as they use the money drawn from residents in newer projects.

Yes, and at the same time, Exemption from stamp duties has helped support the expansion of REITs in other financial markets, including Singapore. The removal of DDT is likely to please institutional investors who view India as an untried market for this asset class that has removes a major roadblock, making these investments attractive for investors.
But don't forget that there are certain issues that need to be addressed to see any crowd any rush for REIT listing. However, this decision needs to be viewed from a long-term perspective and after estimating all other aspects of the REITs structure.

Pune was ranked 2nd in the smart city competition but that ranks doesn't matter. What matter is not where a city stands now but where it likes to go and how it proposes to go. It will be based on a model drawn from the vested strength of a city and backed by a reliable action plan.
It is expected that Rs.700 crore will be invested in pan-city projects implemented across Pune in the next 5 yrs. The mission will focus on fixing the biggest concerns such as improving public transport, ability to move and water through through better availability and reliability.

I am agree with Gangasagar. If it is a case of delay then you can file a case in the Consumer Redresal Forum and further obligated the developer to pay extra money as a compensation. A buyer was entitled to get his money back from the developer if he has lost interest in the property due to delay in its construction. Q: I run an online business (alone), now I plan to scale my business and move from working from home to renting a space to include more members in my business. Since commercial space prices are very high I'm planning to rent a residential space and work with 2-3 employees. The space will have a one big table. 3-4 chairs, 3-4 laptops and that's it. According to me, the landlord may be allowed to restrict you from registering a business or running ads with that address. You can use a registered agent, which is basically a friend who let's you use their address to register the business. All official mail goes to that address. Just make sure they are the type of person who will forward your mail to you. I am telling you because most zoning laws wouldn't allow to run ur business from rented flat.
I don't think there should be any issue in ur business as you r saying that only 2-3 staffs will come to operate your business. But one thing keep in your mind that when u have traffic-clients and visitors......that the neighbor start to care. Better, if you check it out with your local authorities first.

Q: plot is 50 ft x 33 ft. duplex : ground floor 881 sq ft, FF is 818 sq ft. Except land the agreement is 39.95 lakhs for construction including materials. The plot is registered in my name separately but its under a housing complex. builder asking me service tax on whole amount. first the tax rate was 3.62%, then they charge 4.5% & now its 6%. Hi Vipul, Are you looking for self use or for investment purpose? MIHAN area in Nagpur is the best locality for both end use as well as for investment. As it is one of the fastest developing city in India. Important reasons to invest here are MIHAN project where there are several MNC are going to start in a few years. You can get land comparatively in cheaper price here and as long as the project MIHAN will start in full phase this investment will be beneficial for you.
I am agree with Gautam. And Nagpur Metro Rail construction hopefully will complete till 2019, so this will be the added advantage for the locality. Apart from that areas like civil lines, Wardha Road, Manish Nagar, Godhani, Mankapur, Manewada, Zingabai Takli, Pratap Nagar and Ravi Shankar Nagar among others.

Hi Sonu, The Supreme Court of India on 20th September 2012 ruled that the land belonging to SC or ST can not be bought by no-dalits, including companies as such transactions are unconstitutional. You have to be a SC or ST for buying such type of plots.

Hello Avinash, Rs.250 to be paid for Khata transfer in the event of death of the original owner. At the time of applying for Khata transfer, the unpaid property tax till date is also to be paid at the rate of Rs.0.20 per Sq.Ft per year for vacant land, Rs.1.20 per Sq.Ft per year for self occupied building and for leased out buildings at Rs.2.40 per Sq.Ft per Year.
