Hi all, I would suggest you to think twice before buying flats in Global City, Virar. As it is came to know that there are water and electricity issue in the society. Even they have given possession of the flat after long delay.
Yes, It is absolutely unfair and you must think twice before booking any projects in Mumbai. Check all the legal approval, project connectivity, civic amenities, neighborhood issues, construction quality etc. There is no bus stand in rustomjee clobal city, virar west, there are so many people who daily travel to thane because of job, and every day they have to go to bus stand to catch the bus as bus stop is not there near Rustomjee international school.

I'm interested in Oyster Living Club Life project in Kandivali (W). I would like to know the credentials of the builder? Whether they are reputed or not? Have they obtained the necessary permissions from the concerned government department / authorities to start the project. I read some users comments in this forum who have mentioned that the slums still need to be cleared. So I have a few doubts in my mind before I take a decision. I would appreciate if some one who has invested in this project could please share their experience. Thanks in advance.

Hello Sir, This Builder is a cheater and he has cheated many people in the name of 1) Tirupati Balaji builders & developers 2) Aditya Builders And Developers Private Limited 3) Tirupati Builcon Private Limited. At the current situation, all have been escaped. This builder even might has taken a fraud medical certificate. A strong action is need to be taken against this type of builders. He is just giving and given a false promise, by showing his fake money power.
Yes, And being and advocate, i can suggest you that you all flat owners of their projects should join together and find out the actual position and status of FIR. Because a FIR has lodged against this builder. Remember builder can use booked money for getting influence investigation. So, its time to need to get all account of the builder to be freeze. Since builder took money for so many projects so FIR can be lodged for other projects where buyers and investors have been cheated.

Yes, even i understand that Panvel will be the next frontier of development of Mumbai. Hiranandani Fortune City is easily accessible by Road and Rail. Q: Received offer of possession for my flat in Tower 25. I am suppose to pay by end of this month, Jun and I have been told that I should have the key latest within 45 days of final payment. Do they stick to the plan or have delayed beyond 45 days in the past for other towers?

@sanjay, There is also a chance that the electricity and water connection could be cut if the owner does not have the Occupancy Certificate. A flat owner can approach Noida Authority directly. As per law a flat owner can occupy the apartment only after he gets the OC, otherwise the building is considered illegal and can demolish any time by the local authority.
@Karunakar, And you can not avail the home loan facilities in absence of Occupancy Certificate. If you are going to a bank for mortgaging the house, they will first ask for the valid OC. On the other hand, if you want to sell the property after a lapse of time, you will not be able to do so if you don't possess a valid OC or OC.

Hi Ashwaane!! The absence of a valid Completion Certificate/Occupancy Certificate mean the building may not have been constructed as per the approved plan, as it can be classified as unauthorized structure and you are taking the risk of demolition as we have seen in the Campa Cola Society cases.
I am agree with you Anuskha. And if you are going to a bank for mortgaging the house, they will first ask for the valid OC. Q: When i purchased the flat in Guwahati in October 2015, the building was ready to move. the builder asked for ST and VAT money and i paid. But builder has not given me any challan yet. Also on similar note, I asked yesterday for the project completion certificate (as i know that after project completion certificate is issued, we dont need to pay ST) , he said they have applied for Completion certificate. How can they apply for it now one year residents started moving in? Did they builder play a foul game? What is the possibility? What should i do?

Yes, i agree with Mritunjoy. Developers should not levy service tax on sale of flats and apartments once occupancy certificate is received but completion certificate is not.
And If you are buying an under-construction property from a developer, in such a case, the developer is considered to be the provider of construction services to the home buyer. So, service tax is charged to the home buyer on the cost of construction. It is not charged on the entire value of the property, but only on the cost of construction; land cost is excluded.

Hi Ankita, I am not an agent but trying to help you to get NOC from CIDCO. Any property taken on Lease from the Corporation can be mortgaged for the purpose of obtaining assistance from an institution which is on the approved list of CIDCO. A No Objection Certificate is required to be obtained from the Corporation for this purpose. The concerned Asstt. Estate Officers are empowered to issue the NOC on recovery of dues of service charges /Water charges & other dues if any as on date of issue. You can also see the list of corporations issue loan. Hi Jay!! The Ph-1 has 2A, 2B and 2C towers and Ph-2 has 1A and 1B. The location of towers and actual position of flats in towers is difficult to visualize. There is no complete layout plan of the project indicating internal roads, towers entrances and even main entrances of Samyama. Towers of Ph-2 would be different from Ph-1 towers but there is not even a single picture to show the way it would look. Now they have reduced the area of flats without any information. It has already small flats and further become smaller. Plz. check the floor plan before buying flat in it.
Hi, I have also visited the project site and saw the construction work. It seems to me that project work is under full pace. But remember that Adhiraj is not known for deliver their project on time. It is expected that the possession date will be on mid 2019 as per the Adhiraj staff present on site.

I have a doubt if it would be completed by Dec 2016. (Though it was promised first by June 2016). Anyways this is my first property dealing. I would like to share some information with you that the room sizes were pretty small for 1BHK as compared to what was shown in the sample flat and kitchen is too small to adjust my refrigerator. Also the door frames and the doors were not of the same quality as of the sample flat as promised while booking. I must say m a bit disappointed with the finished product. @Shobha, Yes, but i stay near Uran and i visited this place several time. This locality is very near to my work place. Parshva Aaradhana by Ruchi Developers at Dronagiri, Navi Mumnbai is offering 1 and 1.5BHK residential apartments. Sizes are available in 699 sq-ft. in 1BHK and 851 sq-ft. in 1.5 BHK. It's current rate will be Rs.4500/sq-ft. This project is under construction and it is expected that the possession date will be December'2017.

Q: I had booked a 2 BHK of 950 sq ft in Mira Road Mumbai. IN agreement carpet is listed as 580. The building is ready but when we saw the flat, we felt disappointed. Kitchen was just 6.6 x 6.6. The balcony was just something one person can stand straight. There is no space to keep a washing machine also. Loading was close to 45%. I earlier used to stay in 1 BHK which had a balcony also in living room and Kitchen also. I feel the builder has cheated us in terms of carpet area. How can a 2 BHK flat have balcony equal to none and no space for washing machine also. Kitchen also is so small that only one person can stand at one time.

Hi Naveen, Before booking your flat, you did not clear all those terms with the builders? What is your agreement saying? I think you should ask to the builder to show you blueprint. A recent report in the mid-day newspaper says that the project completion dates have been getting postponed without any official confirmation on the date of possession. But now it is seen that project has got MAHA RERA approval. Now, they have to give the possession on time. Q: Mohan Group has Delayed the Possetion for four years.Although the possetion date was written in the sale agreement. Also some of the flat were having leakage issue in Mohan Greenwoods. Also Builder has taken one time society maintenance fund from all of us. They are calling it as Soeciety Maintenance Corpus fund. and the same will be hand over to society after society is formed. Our Society is formed but builder has not handed over all the money properly to society. Out of that lot of money used by builder to pay their employee salary and to hieght Diwali Bonus that too huge. Which is very wrong. They have misuse our hard earn money. Guys be aware about these issues which we have faced. This might help someone. We got be wise and alert.

Hello Bharat, I think it is always advantage to have a flat near refugee area. There are several advantages such as you can use the empty space for your own use, the ventilation systems will be very good, in case of fire emergency you will be first person to be saved by fire-brigade, in Mumbai, for few sq-ft of balcony area peoples are paying more than Rs 3-4 Lakh money which you shall get free of cost in such area, I have seen in good societies, such area are well maintained and people come for fresh air, for wide scenic view of the city, for chatting etc., for resale purpose, it is also very good since these flats near to refugee area are always attractive.Hello Bharat, I think it is always advantage to have a flat near refugee area.
