Recently in a news source it says Banashankari, Koramangala and Shankrappa Layout are selling houses at Rs 10,000/sq ft. But real estate expert says the price can fall further in 10 to 15 days. So wait for a few months for prices to decline before taking the plunge. HM constructions has launched HM Nimbus Bangalore but i am sorry to say I don't know much about the project. When I searched HM Nimbus Commonfloor, i saw it was listed there as HM Nimbus offers 2BHK, 3BHK apartments.

I personally recommend residents to take care of their belongings as nowadays security of apartments are also involved in such planned theft.

I wonder how the buyer agreed to pay money without transferring the ownership. Regarding Maintenance of building, legally still you are the owner of the property and it maintenance of property is the duty of owner of the property ie., you. As Sanjay said, development in infrastructure and prime location or a new shopping mall, entertainment center etc can also play vital role in increasing the property price. I am also often confused with long-term and short-term capital gain tax in India. I heard that the difference between short term and long term is 3 yrs. As per me we cannot compare Shubhkamna home with Unitech as Unitech has a brand name in real estate sector when comparing with Shubhkamna. We are talking to the builder - MAHAVEER RIVIERA for a 3bhk apartment. They are quoting a price of Rs.4600/-Sft. Initially they were mentioning about that Rs.4600/- sft is all inclusive Ie:- inclusive of car park, keb-bwssb, club, maintenance, vetrified flooring, doors, bath rooms tiles, fixures etc. and only we have to do the wardrobes / interiors and bear registration. But now the builder is saying that Carpark, keb&bwssb, tax, legal, club, association, maintainance etc are over and above the per square foot charge of Rs. 4600/- Could somebody who has already booked can throw some light on this....will be obliged, thanks & best regards - Narain

I don't think it will include everything in Rs.4600/sqft rate and if you have written statement for the same, you can get these including. If it is oral statement, you need to speak with builder and negotiate for better price and get them in written so that in future they cannot change their statements. I don't know whether you can register joint name as it is your name in builder-buyer agreement. You could have taken a home loan jointly, so each person can avail of the tax benefits. I think you can register as there would be no objection from builder side but as the property is having home loan, the documents would be in the hand of bank. This is really a very important Issue affecting Bhubaneswar residents. I read in the news source that 21 bus bays are set to start functioning from September 1 and once this comes, no buses will be allowed to halt other than these designated ones. I think that will bring some relief.Hi Nityaanand,
