Dear Sir, I am Abhijit Bhatt. I had given Rs. 14 lacs (including Rs. 1 lacs cheque) for the flat in Binori Sonnet some months ago. And at that time I had booked flat G-402 in this scheme. But due to uneven circumstances I had to cancel this flat and some 3 or 4 months ago I informed Mr. Rajubhai and Mr. Shantilal regarding this. At that time they assured me that they will refund all the money whenever the flat will be sold.
Much time has passed but I am not getting refund. I also met Mr. Raju and Mr. Shantilal for many times before Diwali and after Diwali. I also met Mr. Raju for the same. But I am still not getting any satisfactory answer from their side. So, I kindly request you to do needful and give the refund as soon as possible. Thanks and regards, Abhijit Bhatt

Hello Saurabh, as per the voting is concerned, the process will be on a percentage basis. The percentage of the vote to which the owner is entitled will be the percentage assigned to the independent unit or units in the declaration. However the vote will be cast in person. I have purchased a villa in April 2009, according to the agreement it was supposed to be handed over on September 2009. We have paid everything based on this estimated date of completion. Now the project is completion after lagging for almost 3 years which we are paying bank interest for the loans etc. The builder is refusing to handover the project because they wanted to levy additional tax, which was never mentioned in the agreement which had come into force last year. They are now demanding to collect this from the client and using this as an excuse to delay the registration process. This information is for the others who are looking to buy the property or to waiting to get yours registered from this builder, be careful as the messages are not being answered and they ignore the queries.

Ramamurthy Nagar is good for residential purpose.. Coffee Board layout, Mariyannapalya would also be good as they are near to Manyata, and the advantage if you stay that side is that you will not have to face traffic issues everyday.. Hi Hitesh, if it is plot then owners will get individual A khatas.. but yours is a n apartment and Khata will be same for all I think.. so there is no need to apply elsewhere.. you can check with other neighbors or builder.. Hi Ravi..it completely depends on your budget and purpose.. if you are buying for investment purpose then you should go with the low premium and if you are the end user than you can go for high premium.

Hello Ramakrishna...you can check areas such as Gopanhalli, Madhapur, Gachibowli, Kondapur and Hi-Tech City .The rent of 2 and 3 BHK serviced apartments in Gachibowli varies between Rs 24,00 to Rs 24,00 per month while in Hi tech city it s between Rs 14,000-18,000 per month. PBEL City is also a good option. I would suggest you to better invest in Bhiwadi only.. Otherwise in Noida extension. Even if you are not able to stay in Bhiwadi, you can buy and rent out the flat.. the rental demand for flats is increasing in Bhiwadi region. You can buy an under construction property so that the rate will be lesser and after one or two years your flat will be ready, then you can decide whether to shift yourself to that flat or give it on rent.. They say that it is only in the intention of providing homes to the homeless families which were displaced due to ECL mining activities. From 2010 it is heard that this project will be launched.. Hi Supratim, there is a new township coming up near Golf Course Extension Road, Sector 63A, Gurgaon. The township project's name is Anant Raj Estate. Currently plots are available in the range of 300 sq yd to 500 sq yd and the price ranges between Rs 2.55 to Rs 4.15 crore. I heard this is a very good project for investing. See if you will be interested to buy plots there.

I want to calculate EDC for Floor in plotted township like Ansal Esencia in Gurgaon . Plot area is 250 sq yard . It has basement of 1168 sq ft , GF of 1323 , FF of 1394 & SF of 1394 . Gross EDC per acre is 64.63 lacs per acre . Township has plots , villas & floors . Township area is 108 Acre.

Hi .. i found this example of EDC Calculation for a flat:
EDC per 1 acre of a Group Housing Society in Gurgaon is Rs.176.28 lakh per gross acre for the base year 2009 (Year when the base rate is applicable)
Rate is for gross acerage = 1 acre is equivalent to 4840 sq yd X ft = 43,560 sq ft/acre (FAR permissible in Gurgaon for any GHS is max of 1.75 of Gross Acerage)
So for every acre, one can build 1.75 acre area of construction = 43560*1.75 = 76,230 Sq ft / acre.
EDC applicable in the years-
2009 – 176.28 Lacs
2010 - 193.91 Lacs

Hi guys.. developers seem to be very upset with the real estate bill.. they will have to put an end to their money-making tricks, which is bothering them. It is clear that from buyers perspective the bill is really good and useful. Only properly approved and registered properties will be sold.
