Q: Hi All, What possession date builder has promised you? when I booked the flat in Jan 2012, he was talking of possession by Dec2013. Later he said it would be in march 2014. But in agreement he put the date as sept2014. Saying that they take buffer of 6 months.

this is worst project to invest on .i have recently bought flat in bellacasa ready possesion and situation here is worst project and builder to invest into . residents are facing issues of water , electricity security . all builder people behave very nicely till possesion. but soon after possesion they start misbehaving. right from guard to CRM office people treat residents badly. builder is not concerned with any of our problems. daily we face electricity fluctuations which hass damaged my electronic appliances. no light garden area and paths, if we request or complain they behave like we are some beggars. a big no to this builder and this project

K.K. Nagar is the residential destination in Chennai and currently witnessing price dips due to traffic congestion and lack of improvement in physical infrastructure. Locals have been complaining about poor water supply and sewerage facilities since a year.This massive civic infrastructure is probably the reason of reduction price trends in this area.
Hi Chandra, I think you are right and really appreciate your response but in the meanwhile the locality's real estate market had witnessed an uptrend of five per cent in this quarter and the average realty prices being Rs 9050 per sq ft showing the increasing history of capital appreciation.

Folks, I have booked a flat in Purva Windermere, Pallikaranai, chennai in Mar'2013. Before booking i hv surfed a lot but could not find any true reviews..Since I was in hurry, I booked the flat. Initally they promised me that project will be completed in Mar'2014. But as on date, nothing happened, they have not notified for the internal visit, since 2 years I didnt see my flat. they never allowed to visit the site. Its really tough to deal these guys...they almost delayed the completion by 2 years and still its not over!!!! I have paid 95% of money at the time of booking, now paying EMI for 2 years !!!!! Folks, be aware of Puravankara - they r real cheater they collect your money and make sagreement in such a way that you cant do anything or pressurize them. They take their own sweet time..Dont ever go to this guys, they r cheaters !!!! they will suck your money..difficult to deal with them...they never disclose the status or completion date...had a very bitter experience with Purva

Hi Guys, Like Chandra said , some time it depends on area. I will comment that , DTCP is the town and country planning authority, it is vested with the powers to approve any building plans and layouts. Panchayat does not have the power to approve any layouts. Patta is an extract issued by the register of land holdings maintained usually at the office of the concerned Tehsildar.
Hi All, In my point of view, panchyat approval is also necessary . It is absolutely essential as it is the primary document which establishes the lawful possession and which also carries details about the extent of the property and its measurements. This is issued in the name of the person or persons in whose name the records relating to the holdings are maintained or may be available. The issuance of Patta signifies the lawful possession.

Hi Guys, I came to know from newspaper that, bulk of the company's business is in the range Rs 30-45 lakh, averaging about Rs 35 lakh per housing at locations like Bhiwadi, Neemrana, Jaipur, Jamshedpur and Jodhpur. Hallol properties are in the lower range of Rs 20-30 lakh, while Lavasa is on the higher range between from Rs 40 lakh to Rs 70 lakh.
@ Madhukar, In my point of view, this builder focus is that there is a dearth of high quality middle income housing- how do you produce high quality middle income housing and make sure that you deliver quality to your customers and builder also do senior living with it so those are the two focus areas.
