Hey, i an skeptical about investing in greater noida as i feel that there are much land issues there and can you suggest what all things to bear in mind before investing here?
Well Pranay, like any investment , , buying land is also risky but bearing in mind some key criterion and checking is crucial.. you need to check if the seller has the right to sell the land and that the government authority has approved the land or not. Always check for the title deed of the property and get Encumbrance certificate from the government authority. Get the land value checked by a real estate expert and get the opinion of a advocate. Buying land is very profitable and taking some precautions, a safe and fruitful investment option.

yea, you are right Pranay, there is news and so i think it will be better to wait and watch if the prices fall... but i do not expect that to be along term trend..the areas will pick up eventually. Even now the prices are not very high in greater noida...

Q: Hi, the roads near noida city centre is closed due to the underpass work.. can anyone update me about the diversions that are in place..

Yeah...more traffic woes added. but the noida authority and the traffic police has planned it out. The underpass is being constructed across Master Plan road-III at the City Center and Sector 35 crossroads. Those travelling between the NTPC crossing and the City Center crossroads have been directed to take a detour through Gijhore-Hoshiarpur in order to bypass the construction site.
Hi, The right turn for traffic moving from the City Center crossing towards Sectors 50, 41 and 49 has been blocked. you have to now travel to the next right turn and take a right at Kendriya Vihar, Sector 51. A temporary U-turn has been created on the MP road-III just a few meters ahead of the intersection for motorists driving towards the Degree College or the Metro station. and people travelling from Sectors 71, 74, 120, 121, etc towards Sectors 50, 41 and 49 will also not be able to take a left turn at the City Center crossing. They will have to use the Sector 39, 40 and 41 road that passes in front of Ryan International School. Traffic coming from Sectors 50, 41 and 49 can take a left turn at the crossroads on the MP-III road towards Golf Course.

I surely hope that the traffic doesn't become a nightmare. I have heard about a parallel bridge being built next to okhla barrage. Any idea when the work will start on that???
Hi i heard that the work on the 6 lane bridge parallel to the Okhla barrage will start this month i.e Feb 2014.. it is being projected to relieve traffic on the Kalindi Kunj bridge and commuters from Delhi, Noida and Faridabad. News is that technical bids are to be finalized on February 3, while financial bids will be decided a week later. It will cost Rs 150 crore and hopefully be completed in 2 years.

Hi, you can also look at Unitech Uni homes phase 2 in Sector 117 , this again is in your budget and you can also try to go for 2+study option rather than a full 3 bhk to suit your budget.

Well, i think that noida had majority demand for affordable housing but premium properties too has its share of buyers and many people have bought luxury property in prime locations....
Yeah sectors like 44, 74, 75, 76, 77, 78, 94, 119, 137,143, 142 have seen movement of prime property and on the other hand many builders are starting the possession formalities of homes in after getting NOC from the Noida authority.

Hi, Both the projects are good in terms of construction, the differentiating factor will be the price and as much as i know the Skytech is available for Rs 4800-4950 while the Hyde park is coming at Rs 5100 per sq ft. As far as connectivity is concerned both is ok ok although skytech will be just a bit more nearer..
@Daniel , what are the apartment sizes for 2 bhk in both these projects?

Hi Mr Tripathy, As per my knowledge, The transfer application form should be duly filled-in along with the NOC of Residential Area Accounts & PE (JAL), NOIDA. In case the house is constructed on plot, the allottee is required to submit a photocopy of occupancy certificate otherwise he is required to pay the extension charges according to lease deed. In case of plot being transferred, has been allotted through the cooperative housing society, NOC of the respective cooperative housing society shall also be required.
Hi , Transfer charges once deposited will not be refunded, however, in case, transfer does not materialize due to dispute between the parties, or withdrawal of transfer application by the transferor with the consent of transferee(s) then 10% transfer charges shall be deducted and the balance amount would be refunded.

Hi Mr Akash, The 5:25 scheme is aimed at correcting an asset-liability mismatch faced by banks wherein banks could not offer long-term loans to infrastructure projects.Banks rarely lend beyond five or seven years, but infrastructure projects can take up to 25 years to be viable.banks can’t raise money for that long a period to fund their requirements. The 5:25 scheme allows banks to think of the project in five-year windows. After that period, the borrower will pay back the loan through takeout financing provided by other banks.
Hi Guys, According to me , this 5/25 scheme may also be allowed for the existing projects so as to relieve the stress of the existing projects. Such a step if initiated would enable loan repayments to be coterminous with cash flows from the project and improve debt servicing capacity and viability of the operational projects.

Q: This project is located at Noida, sector 62. Location wise, it's the best, no doubt. But I am still in confusion, whether or not to invest there, coz the builder is not that old, and on site(I visited a few days before) construction is not yet started, just they have dug the hole in the land, so it's just the beginning. Please suggest what I should do. I want to invest to earn good rental, and appreciation.

See, Ramanathapuram is one of the better localites in the city, and renting an office space in it, would definitely be a plus for you. Currently the average commercial property trends in the area are around Rs 43 per sq ft, which will fetch you decent money, in my opinion.

I know of this one particluar project Bharathi Marutham Hill, which is quite decent in my opinion. The project has 2 BHK apartments with a floor area of 700 sq ft to 800 sq ft, priced between Rs 23 lakh to Rs 26 lakh. Also the 3 BHK apartment with a floor area of 1065 sq ft, starts from Rs 34.5 lakh.

Yeah, of course. Vadavalli has a some projects that are exactly according to your needs. Wood Park Villas have 3 BHK apartments for sale at a price of Rs 63 lakh. Mount Kailash is another decent project with 2 BHK apartments costing Rs 65 lakh.

Hi Mr Vikram, In my point of view, Sector 144 is approx 15mins away from F1 track & Night Safari. Kalindikunj is around 20mins away from this sector. Sector -18, Noida is around 30mins from south delhi & FNG (Faridabad Noida expressway Ghaziabad ). Sector 144 is surrounded by Sector-143A & B. This sector is located between Hindon River & Noida Greater Noida expressway.
@ Mr Vikram, As per sources, the average residential price of this sector is around 3300/sq-ft in year 2014 April-June. After many ups & downs this price showed some improvement. As this sector is developing & many infrastructure projects are still proposed, so it will take some time. Now the average residential price is around 5000/sq-ft.

I agree with Vinay!!!! There are multiple costs that need to be paid directly to the builder at various stages. These include the following: 1) Basic Cost, 2) Parking Charges, 3) Infrastructure Development Charges (IDC), 4) External Development Charges (EDC), 5) Maintenance Charges, 6) Amenities Charges, 7) Prentiarefel Location Charges (PLC),
Besides these government charges and basic cost, there may be other charges such as Khata Assessment and Legal Advisor charges which usually ranges anywhere between 0.3-0.5 % of the total property cost. Moreover, buyers who are taking a loan on their house also have to shell out the loan processing fee and documentation charges which are anywhere between Rs 7000-10000 or up to 1% of the total loan value depending on the financial institution.
