Hi Guys, As per my knowledge, you need to verify the original title deeds along side building approvals/occupancy certificate. Are you talking about the 718-metre skyscraper which construction work was started in 2010 after it had got approvals from the civic authority? But the project was put on hold why? It means the company will have to seek fresh approvals, including building plan and the payment of consideration will be linked to securing these sanctions.

Earlier the demand for plot project was not that great but suddenly the demand for plot project rose in Bangalore and many leading or reputed builder are entering this segment. The plot project has seen an up ward trend mainly because of the sluggish market where people are interested to commit for the lower investment tag. Secondly, builder are giving lots of amenities to get better resale value of such units.

Yes Surinder, There has been some correction seen in the market, but there is no evidence of a crash. That is because a sizeable number of builders are not highly leveraged, and can therefore afford to sit on unsold stock for some more time.
@Supratim, This is how residential real estate markets works in India. The builder pays for the land and then sells the project. With the money paid by buyers, he carries out the construction. The only cost he has to pay out of his own pocket is the land. And if he is a serial builder, he will buy the land from the money he raised for earlier projects and there is no monitoring of these funds.

Hi Felix, All the documents that are applicable for a primary residential property sale would be required for a clear resale flat transaction, as well. The seller should be able to produce all original documents. The original sales deed and the Society share certificate are most important, since the transaction cannot proceed without them. Also, the buyer should bear in mind that in the case of a resale property, proper transfer and re-registration is necessary. A letter from the society that reflects details such as the number of floors in the building, the construction year, the apartment's built-up area and the number of lifts in the building.
Hi Felix, Checklist before buying a resale flat:- 1) Construction agreement, where the Saleable area and common areas are mentioned, 2) UDS registration document, 3) Sale Deed, 4) Parent document for the Land on which the apartment is constructed, usually, it will be photocopy of all the documents bound as a book, 5) Floor plan of the apartment with structural drawings ( some banks as for this and some doesn't), 6) Property tax receipts, 7) NOC from the lender bank in case the previous owner bought it on loan, Recent Encumbrance Certificate applied on your name.

Hi Diwakar, Vijaya Park, Nalasopara East, Naigaon East, Thakur Village in MiraRoad, Vasai Road Malad east, Gokuldham, Morya Nagar, Naigaon West, and Dahisar West are the top performers in MMR as per capital value in July-September 2015. The top performer in this zone was Vijay Park in Mira Road which recorded a rise of 16%, followed by Nalasopara East and Naigaon East, each of which witnessed a growth of 10% respectively.
But the Central Suburbs and Andheri-Dahisar region saw capital capital value growing to the tune of 2%, Mumbai Harbour witnessed insignificant rise during the June ending qtr. of 2015. But normally, retail buyers looking for a home to live in find investing in such projects premature, given the long delivery timelines.
Yes, it is true and builders usually sell a significant portion of the property to early investors to bring in cash early to fund the project construction. Such sales are often at huge discounts with these investors looking to cash in on a resale usually at the pre-launch stage.

And my suggestion to all the property owners that If you are already an owner of a property, it is very-very necessary to have regular check on the legal status of your asset. You can do it by keeping fresh records of the property related papers and by keeping the information about latest land and revenue related plans of the government and the local municipal authorities.
Right Giri, And if you have any doubt or any such thing that might be affecting your title on the property, it is always recommended to investigate the matter immediately by collecting all the fresh records of the property and also to issue a public notice in the local newspaper about the title of the property. You can also take help of any Legal professional in that area.

Property verification is very simple. To verify the history of the property, you can check the updated current 7/12 extract of the property duly issued by the office of local Talathi. Through the 7/12 extract you can come to know the name / names of the owner / owners, the Hissa (share) of the owner, the property Gat Number or the Survey Number, if any other person or entity does have any right in the property then it is mentioned in the column of the other rights in the 7/12 extract, and all the mutations (Ferfar) numbers of the past transactions made in relation of the same property.
Absolutely right Visal, And one can get those mutation records and past transaction documents from the regional record office of the Sub registrar. He/She can even get the copy of those documents by paying the charges specified by the government.

What a mess up....to discharge its liability, Unitech handed over two chequesfor Rs 5259625 and Rs 34845 to the complainants. It also handed over a cheque for Rs 239480. But only one of these chequesfor Rs 34845was honored.

Hi Supratim, Actually, the operator was fined for not keeping the street of the city clean after officials began extensive survey. All the project engineers heading the 10 work circles in Noida have been asked to conduct inspections of their respective areas.
As per the report, they are conducting inspections of the construction sites and have been asked to report if any builder or developer is misusing groundwater for construction purposes will be punished.
