Hello All, I am new to Kolkata and this was my first trip for a flat search. I am working in SBI Bank and recently moved from Patna. I would like to know about real estate market in Kolkata. What is the current scenario of Kolkata residential market in 2015?
Absolutely agree with you guys but I want to add few more point which I heard from my brother that the state government's announcement on relaxation of Floor Area Ratio had a positive impact on the realty market. The move is expected to drive the development of spacious buildings in the city.

Q: Hi there : Currently I am looking to invest in Kolkata, India around the Rajarhat/New town area. Wondeing considering the current scenario, is it a good idea? As I live outside India, it would be great if I can get some advice. Specially hows the area between Rajarhat Chowmatha/Rajarhat expressway? Any advice would be helpful. Thanks for the information guys..... The government has given a green signal for Rs 438 crore investment in 18 cities identified in Haryana during the next fiscal year. Likewise, 9 cities in Chhattisgarh would get Rs 573 crore and a sum of Rs 416 crore has been assigned for 12 cities in Telangana and Rs 588 crore for 9 cities in Kerala. Yes, after seeing the recent launch of 3 mega urban development missions - Smart Cities Mission, Atal Mission for Rejuvenation and Urban Transformation (AMRUT) and Housing for All (Urban) by Prime Minister Narendra Modi one can easily same that India is going towards Urban Development.
Hi Rajiv, Both the Smart Cities Mission and AMRUT are aiming at enhancing the quality of urban life and providing a clean and sustainable environment to about 100 cities. employing smart solutions for the efficient use of the available assets, resources and infrastructure. on the other hand, AMRUT which replaces the Jawaharlal Nehru National Urban Renewal Mission targets upgrading urban infrastructure across 500 tier 2 & 3 cities.

Hey Guys, What about funding? Don't forget that these projects cost huge. I heard that the Cabinet has approved about Rs 1 lakh crore investment on urban development under Smart Cities Mission and AMRUT with outlays of Rs 48000 crore and 50000 crore respectively.
It is also heard that each smart city, selected through a city challenge competition, would get a Central help of Rs. 100 crore/year for 5 yrs. A total of Rs 48000 crore would be spent on creating 100 smart cities across India. And remember that 100 smart cities will be selected on the basis of a city challenge competition. In the first stage, each state and Union Territory will give a score to their cities on the basis of 4 parameters, including existing service levels, institutional systems and capacities, self-financing and past track records.

It is true that a perfect habitat is one where civic infrastructure is in place along with proper sanitation, availability of urban transport, sewerage disposal, water and electricity supply, etc. With AMRUT’s aim to upgrade the infrastructure, it will be most crucial if realty sector is to perform in Tier 2, 3 and 4 cities. The mission of Housing For All will also gain a much needed boost once infrastructure in regions get corrected and private developers also start picking pace.

I have finalized with Rajwada Springfield. Could you tell me about builder reputation and Is builder is reliable to proceed without any trouble.
I had been to the project site yesterday , the plans, location etc seem very good indeed.I also contact the guy who mailed me the details , most of which was already on their site. Builder guys has given full detail and I satisfied with every think, I decided to book one flat in this project. After the Kamalgazi flyover comes up, this project will only be a 2 minute drive from the Kamalgazi more and right on the byepass(extension) and the prices at the moment are quite ok

If anyone tell me how is the real estate market in the EM Bypass Road? Can I expect good rentals, if I invest in a property here?
EM bypass is one of the most demanding residential area in Kolkata and soon it will be the hot residential destination of Kolkata. The main reason for the growth in this area is the IT industry, it has also received significance in commercial as well as the residential destination and the connectivity from EM pass could be very well connected with the commercial places of work. So I should say that it is an excellent opportunity to invest for a long run.

Rajarhat area is favourable destination for end user due to following reason: 1. Factors such as well-planned existing and upcoming road network. 2. The proposed metro connectivity within Rajarhat and with other locations of the city 3. On the sale of any kind of property, you are responsible for paying both short-term or long-term capital gains tax. Tax exemptions are the significant raise for any sector and moreover for the real estate sector due to the fact of the huge amounts of money concerned.
As far as long-term capital gains are concerned those gains which are applicable if you are selling the property after 3 years.The calculation is very simple, 20% of the selling price. So for example, if the sale price of your property is Rs. 15,00,000, the long-term capital gains will be 20 per cent on the amount or Rs. 3,00,000.

Q: I am planning to take a flat in siddha town. The only thing that I am bothered about is the location of the complex. As i don't have a private vehicle can anyone suggest me about the auto service that goes from rajarhat to airport. Will I be able to get an auto from the complex to aiport during office hours in the morning or it will be full from rajarhat? Moreover till what time at night will I be able to get auto from airport?

Hi Somdata, Currently work on metro railway is in progress which can connect Rajarhat to the Dumdum International Airport and further to the southern part of Kolkata city. Work on another metro route is also in progress which will connect Salt Lake with Central Kolkata and Howrah. Hi friends!! My question is .....are they charging for open, cover and basement car parking? As car parking is included in BSP and builders can not charge for it. So, should i pay for car parking or not? If yes, then what will be the charges? What about servant quarter?
As asking for car parking charges illegal but still developers are charging a heavy amount for it. It is a illegal and we should not pay. Car parking is optional in Meghmani, Kasba. Price for Open MLCP car parking is Rs.4 lac, price for Cover MLCP car parking is Rs.5 lacs, price for Basement car parking is Rs.6 lacs, price for Open indepdent car parking is Rs.7 lacs and price for Cover indedpent car parking is Rs.8 lacs No, they are not offering Servant quarter.

Hi Vivek, Siddha Town, Rajarhat, Kolkata is a completed project. After completion of the construction work builder apply for Completion Certificate then local body comes and verify the construction staus, quality of material used, electricity fitting and equipment, construction of the building as per sanctioned plan or not, NOC from several dept. or not and then they issue Completion Certificate. With the help of completion certificate builder apply for possession certificate with all the required documents. Now, may flats owners are living in the society. Hi Vivek, I am agree with the above statement. Siddha Town is a Raharhat Municipal approved project and they have CC for the completed block only. Builder can apply for the CC either in completion of the entire project or block wise. Don't accept partial completion certificate unit and unless builder gets the final completion certificate.
@Vivek, I think you should visit the society once and ask for the owners of the flat. In this way, you can check the construction status of the entire project and construction materials used in the project. Also you can check the doors and window quality, floor tiling, bathroom fittings, electrical equipment and water condition in the locality.

Hi Sanjib, There is a litigation issue with the land as per Real Estate (Regulation & Development) Bill 2016. Any land can be registered but if not mutable, the future of the land is uncertain. The developer who has actually sold those plots of Part-A and Part-B without informing customers that there are legal issues which is a complete violation of Real Estate Act 2016, With this act, there can be severe consequences in the future.
I don't know what is happening in the West Bengal? There is no proper rule and law. I have bought a two plots in Madhuban-A project and paid full amount in April 2014. Every time they are saying that you will get you plot possession in December 2014, then December 2015 and last year they promised in December 2016 but still the status of the project is same and nothing in progress. I think project will never gonna complete. Better, we fight together for our money back.

Hi Sourav, I would not invest until I have clear mutation papers in any projects around Kolkata. I am very cautious about scammers these days. Especially for cheap projects. When you to deal a property, it is the headache of a builder to provide you parking facilities, not yours. Hello, The builder has given advertisement for the allotment of Avidipta Phase-2. The last date of application was 3rd July 2017 at selected Axis and ICICI Bank branches. You can visit the builder office directly and ask for the availability of 2 BHK, if there is any builder floor available for sale, I am sure you will get one.

Submit application and design plans at Building Proposal office of BMC and pay scrutiny fee, 2) Receive site inspection from Building Proposal Office, 3) Obtain Intimation of Disapproval from the Building Proposal Office and pay fees, 4) NOC from Tree Authority, Storm Water, and Drain Department, Sewerage Department, Hydraulic Department, Environmental Department, Traffic and Coordination Department, fire NOC.
