Hi Kunal and Balwinder!!! I am agree with both of you. Undeniably, high rises satisfy the drastic demand of rentals in cities to an extent, they are excellent places for short stay. The prices of the flat are less compared to an individual house in the cities. Most importantly, it diminishes the demand of daily commuting and its associated stress and tensions. These places are blessings for people who are supposed to live and work away from their home.
Overbearing value: Skyscrapers are hard to build, so chances of another one coming up nearby are lower. The exclusivity also helps in price appreciation. Lower temperature: Temperature drops by about 3°C /1000 ft. Lesser noise: A difference of 30 floors can reduce the noise level by 30%. And the disadvantages are:- The average construction cost per square foot is 20-25% higher if the building has more than 12 floors. Hi folks, This may turn out to be a life line for struggling real estate developers loaded with unsold inventories in spite of the freebies offers such as registration and other perks such as car park, and gadgets such as television sets and part furnishing.
But remember, these long duration loans above 20 yrs. are being given to properties valued at more than Rs 1 crore, and for salaried people in the age group of 25-30 who are at the early stages of careers and at the same time have the potential to be high earners as they grow.

Hi, In multiple cases, it is found that RE Investors have got fingers burned in the Assured Returns Schemes of Developers/Builders, and in 100% of the cases, the Original funds invested are lost. I can tell you why do builders float Assured Return Schemes:- 1) They understand the mindset of the customers, 2) Most of the investors are not sure of their own liability to generate returns, 3) Investors feel that if a builder is guaranteeing returns by PDCs or some legal documents, then it is safe, 4) Builders are not able to raise funds from banks and any other financial institutions in legal ways. Right Ankur,. You should invest in GOVT PPF, NPS, or Mutual Funds, which also generate decent returns and which are regulated by SEBI / RBI. But most of the builders/developers are not registered by SEBI/RBI.
@Praneetha, So one should not trust these type of schemes like assured return buy back offers. Hope this answer will help lot's of buyers and investors.

Q: in mother sale deed a person had a plot of 112.5 sq yard area out of which he had sold 2 square feet of area to his neighbour.then he sold his plot again to another person. but present purchaser has sale deed of 115 squareyard. how it beomes possible?please help. who is owner of that 2 squareyard area.

Hi rajesh, The same property being sold to several individuals is a problem that might have been caused by lack of title deed for the property. Your neighbor has the rights of 2 square yard plot. Before purchasing the property, title deed search should have been performed to ensure that the what is the exact area of property was owned by the seller. and you should registered the remain property i.e 110.5 square yard. Otherwise it will be considered as illegal. Because land record depart has the record of the plot.
You can check yourself whether the present owner has the tax receipt of the last month or not. It will be clearly mentioned on it that the present owner has paid the tax for 115 sq-yrd. plot.

It is said that from 1st April, the first-time home buyers will get additional tax benefit for purchase of residential properties of value up to Rs 50 lakh. This proposal will work from today. As the real estate market which is facing a huge slowdown for last 3-4 yrs. this additional tax benefit will boost the real estate sector.
The progressive of the goal of the govt. of providing ''housing for all'', it is proposed to incentivized first time homebuyers taking home loans. Now a first time home buyers can get Rs.50000 as additional deduction in respect of interest on loan taken for residential property from any financial institutions.

Hi, As you have booked ur flat in this project and money has already stuck. I will only advice you not to invest in any of the project of Amrapali. They are not dealing good with their customers. Once you booked your unit in their projects, they will take your money and will not give you what you have paid for. I strongly advice not to go for Amrapali projects. If you want to know more. Search what happened in Amrapali Hanging Garden Project and Amrapali Heartbeat City. Ask its flat owners, what they promised and what they gave. Ask them if you have refunded the money they have taken in 2010 to the people who invested in Hanging Garden Project which they launched in 2010. What is the status of that project. As per the central government, they had designated some properties belonging to nationals of Pakistan and China as "enemy properties" during the 1962, 1965 and 1971 conflicts. It inherent these properties in the "Custodian of Enemy Property for India", an office instituted under the central government.

Hi A lot of real estate is being bought through GPA; however, as a power of attorney is not an instrument of transfer in regard to any right, title or interest in an immovable property, it still serves several purposes for buyers and sellers, particularly where registration of sale deed is not possible due to some legal issues.
I think Sonia Ji is right. And even The Honorable court has held that when someone transfers any immovable property through GPA, it does not convey any right or title or create any interest in respect of such immovable property in favor of such person as only a deed of conveyance/sale deed which is duly stamped under the provisions of the Stamp Act applicable to the state in which such property is situated, as well as registered under the provisions of the Registration Act, does so.

Verify all the legal approvals and do all your due diligence before investing in any project in L-Zone, Dwarka. As far as project is concerned, Revanta Smart Homes, is another affordable housing society by Revanta Multi State CGHS Society. And also before buying any property they search for the feedback, they search on googles and on multiple forums. Hi Arun, Don't purchase flat in building which does not have OC . No bank will sanction loan for such property and at the time of selling it you will have to face lot's of difficulties too. And most important, corporation is free to withhold the water and electricity connection at anytime.
Yes, it is illegal to live in a building without an OC and the corporation reserves the rights to evict you on grounds of safety. I'll agree that this rarely happens, but please read up on the Campa Cola case in Worli, Mumbai to know exactly what can go wrong in a building without an OC. It is simply that ur house without completion means it might not be having all the required legal sanctions and construction work has been done as per sanctioned plan.

Q: Sir I booked a flat under NOEMI plan in red apple residency project Raj Nagar extension Ghaziabad in 2013. But it seems that they cannot complete project ever. Extending possession date every 3-4 months.What can I do against these people? Kindly advice.

Hi all, I think Vishal should check his agreement fist. Is there any clause for delay possession and compensation are mentioned in the agreement? If yes, then force the builder to give possession with compensation. If they do not agree then file a case in the consumer forum as well as with UPRERA Authority. Q: I have Booked 1BHK in Sobha Lake garden, but cancellation is really becoming difficult it would be of great help if someone in sobha can help me in getting the booking amount refunded it has been Six month since i am following up with various officials in sobha lake garden for Booking amount refund, i am ready for the deduction as per the clause but still there are no responses

If you request they will not care your feelings. Better file a complaint with state RERA authorities for not refunding booking amount even i am ready for the deduction as per the clause.
Yes, i am agree with Shenoy. Write a mail to builder asking for refund amount. If you are not getting any response after 15 days of mail. Take a hard copy of the mail for the proof and file a suit in the consumer forum as well as Karnataka RERA. I am sure next time they will give you attention.
