This project offers furnished 2BHK & 3BHK apartment, area ranging from 1060 sq-ft to 1750 sq-ft, with free two car parking area. Builder quoted price is around 3425/sq-ft. Expected possession of this project is around May-2016.
This project Casa Wood stock is 5min drive away from NH-24. Proposed metro is around 1km from project. Noida city center metro station is around 15min drive away from this project. Sector-18 atta market is nearly 20min away from here. Day to day commercial market is approx 5min away from this project. Gaur builder's Gaur city 2 project is just infront of this Casa Wood Stock project.

In most of the cases it is found that buyers have paid their stamp duty a year ago, but the builder is yet to provide the Occupation Certificate to them. They are terribly harness by builders, the Noida Authority and UP Govt.

Q: We had 2 flats in ACE platinum and got the possession letter last month. In that letter, builder has mentioned many untold expenses like 2 year maintenance charge, 2 years club charges, electricity charge and many more which they not told to us previously and also not mentioned from last 3 years. Is anyone also got the possession letter of same kind.

Q: In ACE platinum builder is not providing NOCs to the flat owners. Without NOCs owners can not sell their units. One of my friend contacted to the ACE group for the NOC and the spokesperson said that they will not provide NOCs till all the available units are not sold. So in this condition you can not sell your flat event if it very much urgent for you to sell. So for those who purchase flats in the ACE platinum for investment purpose their investment is kind of stuck for next two-three years.

Noida Authority has issued notice to two builders for reason of delay possession. they have also given 15 days time to those builders whose projects are delay. Q: After 50 months of booking a flat in this project, the builder has only completed the basement slab. There is no commitment from the builder as to when the construction will restart.

Q: hi , I have been informed by the builder the as per the new notification of the service tax department , under group housing society , they have entitled to only 70% rebate , on 30% value they are required to pay service tax , means the new taxes in 4.5% (15%*30%) irrespective of the value of the flat , however as per the Govt notification , it should be 25% , and value of the tax would be 3.75% hence please guide me what is correct

It offers 3BHK from 1190-1810 sq-ft. and price will be Rs.40 Lakh to Rs.68.32 Lakh onward. Stamp Duty and registration charges extra. It is a GNIDA approved project and all statutory approvals are in place. It's possession date will be this year end. @Payal Yes, this project is still in pr-launch phase and they are waiting for the approval. But as per the developer, they will soon start construction and possession will be 36 months from the date of launching.

Q: Hi, I booked a flat in Antriksh Golf Link around a year back in tower H. As per the broker this tower was supposed to be the premium tower of all but till now there is no sign of construction of this tower. I have visited the site 3-4 times but everytime builder is giving me excuses though in the agreement it is mentioned that the possession will be given in Dec 2016 which seems next to impossible. so anybody has got information when the construction will be started for Tower H?

Hi Preeti, Antriksh Golf Links, Sector-1, Greater Noida is currently under-construction and as per UP RERA Registration number, they are giving possession by June 2021.

Hello Farooq!!!! I m agree with Sai. If you had done a little homework before your investment, you will not be trapped. I found lot's of negative reviews about this developer. Q: I own a 3 BHK at gaur city 4th avenue and living here since 8 months. I want to share my experience at gaur city. Overall Gaur City Township is good there is good security system in the township, safe place for all family members. School and hospital like amenities are available in the township itself. So it’s convenient. In club there are good facilities and it include international cricket stadium as well other sports facilities. So I would say gaur city is a place with all sort of facilities for residents. I talked with some residents as well they are also seems happy with the property. But there are some small issues as well residents faced here. One of the issues is electricity cuts and fluctuations. Residents are facing problem of huge power cuts at gaur city. Residents talked with gaursons maintenance department regarding this but they used to say that this is due to power cut from NPCL. And that is true as all residents of noida facing the electricity issue. In gaur city builder providing power back up at lower rate than other builders in noida so that good part of that. I read somewhere that gaursons installing a 330 KV sub power station at gaur city. This is good news for residents of gaur city as it will resolve the electricity problem at gaur city. Another encouraging thing about gaur city is their complaint resolving process that helps residents to sort out their maintenance issue in a better way. As residents can log their complaint at complaint desk at gaursons office only they need to keep the complaint id with them to track the status of their complaints. Even I was facing some issue at kitchen tiles so I went to gaursons office and there I came to know about this all knew complaint log system. I logged my complaint and the vendor to fix the kitchen tiles came next day and fixed the issue so I am quite happy with this type of initiative by builder to solve buyer complaints. I read about some negative news about gaursons and seen some residents doing protest against the builder. But I think every builder has some pros and cons as in huge project some issues always arise but if I see overall there is only some small areas builder need to improve otherwise it’s a fine township.

Well Rehan, As i know, project has all the required approval from Greater Noida Development Authority and almost all the leading financial institutions are offering loan for this project. I have word with their sales guy they told me that possession date will be December-2018.

Hi Saras, I think price is little bit on higher side, if you are getting it around 4000-4200/sq-ft, will be a good deal. Yes. the locality of Knowledge Park is excellent for end users as well as for investors. It is one of the rapidly developing suburbs of Greater Noida. It is bounded by areas such as Sector 153, Gamma I and Sectors 4, 9 and 163 and 144. Knowledge Park is linked well to neighbouring areas such as Delhi (through the Main Road and Direct Flyway), Agra (through Yamuna Expressway) and Noida (through Noida Expressway). The Boraki Halt Railway Station is the nearest to the area, around 12 kms from here. Three important stations can be accessed from here easily- the New Delhi Railway Station, Old Delhi Railway Station and Nizamuddin Railway Station.

As far as project approval is concerned, GNIDA has approved this project and all require approvals are in place. HDFC, Axis, DHFL, ICICI Bank, PNB Housing Fin. etc. have approved it for housing loan. Gaur City-2 11th Avenue has successfully developed 1910 apartments under this development. Current residential property rate in Sector-16C, Noida is Rs. 3530/sq-ft. So, if you are getting it @Rs.3500-3550/sq-ft. then it could be a good deal.

Hi Sandeep!! I really appreciate your initiative. I have been also a victim of the buy back scheme of Morpheus Pratiksha. I invested in Year- 2013 and they promised to return the money at rate of 30%. When the time came to get my hard earned money back, and I deposited the cheque in the bank, it got returned with a note, insufficient fund. I have all the MOU and other documents. Can any one suggest what should I do next?

Yes, even i have gone through this news. Between 2008 and 2014, the company launched around 35000 apartments and plots in the Wish Town along the Expressway. Hi friends!!! I am agree with Piyush as my neighbors has got allotment letters of his plot is Noida Expressway. He also explained to me that letter were being dispatched to customers to take the possession in its projects such as Kalypso, Pavilion Court, Pavilion Heights, Town Homes, Wish Town Klassic and Cosmos in Wish Town on the Noida-Gretaer Noida Expressway.
You are right Hemant. But don't forget that the company will still have a back log of nearly 27000 apartments. They have only delivered 1700 plots out of 2500 plots by 2015. Now, they are saying that at least 7000 more apartments will be handed over in 2016. So, i hope that you will get your possession by this year end.

Hi, Long back, i heard that Mr. Anil Sharma, CMD visited Amrapali Zodiac alone without any other directors or staffs. He visited each and every tower to see the construction condition and patiently listened to residents and assured that by Dec 2016 society will be completed. He also told that a third party is being deputed to complete the remaining work and finishing of common area. Although it is difficult to believe his words but there is hope that thing will move now which was stalled for long time.
Hi Hemant!! But presently a lot of issues with this project. It does seem to be complete in near future. Even after 2 months of CMD visit, nothing moved in the society. Rates are hardly 4000-4200/sq-ft.. You can visit the society and if you find OK with the current condition then only go for it, that too not above 4200/sq-ft. rates.

Q: ====== ALERT ====== I deposited the pre-launch booking amount of Rs. 7 Lacs. This was my first investment as NRI in India, I had made and I feel cheated as no receipt and allotment was issued to me. I was told during collection of cheques that allotment will be given in Jan2015 . Once my money reached into the Ajnara’s account after that their worry was finished and it was my turn to start worrying so what I am doing yet. Having several calls with Ajnara people and Ajnara servicedesk even on mail(even putting Mr. Harish Gupta/ Tanzeel Ansari/Renu/ Mr. Anand in CC does not helped) also nobody was telling me the date even month of launch even. =================== Now i asked for Refund ==================== As the project Not launched after years, I asked for Refund. From an year now i am struggling for refund. When i delivered my refund document they said refund will be processed in 3 to 6 months (Here you have to notice that, Ajnara is not able to launch project and even they are not refunding money, not my fault). They asked me to sign a affidavit which says i will not ask for any interest and compensation and i am taking refund due to personal reasons. I also gave them thinking that let the process make easy. Yes, on the other hand, easy and dedicated access to institutional financing, higher limit on external commercial borrowings will attract more investments and assure continued growth of affordable housing in India, making it the basic driving segment for real estate. Similarly, long term financing at lower rates will reduce costs of construction for developers allowing them to pass on benefits to consumers.
One-by-one, there are so many benefits for the home buyers in this budget. The Finance Minister also extended the profit-linked income tax exemption for promoters/developers of affordable housing schemes. In order to be eligible, the scheme was to be completed in 3 yrs after commencement which has now been extended to 5 yrs.

You can send a legal notice to the builder, claiming refund of the amounts paid along with interest and/or damages. Hi Harsh, You have invested with one of the worst builder of Delhi-NCR. All of their projects are delayed by 5-7 yrs. Lots of fraud cases have been filed in consumer court. Q: Recently i came to know that builder is creating some problems for issuing NOC for resale. Earlier builder was charging 100 Rs. per sq. feet for NOC not it is increased to 450 Rs. per sq. feet. Hi, I had booked flat in Tower D in subversion plan. As per the agreement, EMI should be started after possession and possession due date is in Dec 2018. Now when i am contacting them for possession, they said possession will be delayed by March 2019 but my EMI will start from Nov 2018. I have been following them since two weeks but no response. I am feeling like cheated now. Is there any one also facing the same problem.
Made a complain to the UP RERA authority about the issue if you have any written proof that the builder has promised possession date.

The process required after buying the flat 1) Storage of Property Documents- Immediately after buying a house or land, you should make at least 2-3 set of photocopy of all documents related to purchase. 2) It is always advisable to scan 2-3 complete set of documents and can be stored in digital form either in your hard disc or DVDs. 3) Kindly make a list of documents you are submitting to the bank & keep the photocopy with u. 4) It is advisable to create watermark copy of sale deed using adobe writer and watermark it with Do Not Copy. Q: Earthcon has its residential projects in many location of Delhi-NCR, I visited their Greater Noida Project - Earthcon Sanskriti in 2015. The apartments were in full construction and they were promising to give the possession by the end of 2017 and the most amazing part is they provided Possession of Tower A & B of Sanskriti on time. The staff of this builder is very good, polite and courteous. They thoroughly explained us all the projects details and facilities they will give to the owners of apartments in their flat.

The advantages of choosing ACE City, Sector-1, Noida Extension, Greater Noida are that it is close to Express Highway, close to Delhi and IGI Airport, superb metro connectivity, wider roads, swimming pool, appropriate underground cabling, excellent drainage system, ultra-modern clubhouse, many indoor and outdoor games, proximity to reputed educational institutions, and excellent connectivity with south and east Delhi. Buying property here is a good option of investment.

A 2 BHK flat will cost you Rs. 37.90 L onward. Thanks for the reply Piyush. Is this project launched before RERA implementation? Which local body and banks have approved this project?
Yes, Dev Sai Sports Home, Gurgaon is a RERA approved project and its RERA Registration number is UPRERAPRJ6815. As far as local body is concerned, It is a GNIDA approved project and banks such as Bank of Baroda, Syndicate Bank, ICICI, Indiabulls, SBI, DHFL, Axis etc have approved it for housing loan.

Hi Anand, As per me, Sector-1, Noida extension is the best locality in Greater Noida West. This company has a big plan for the future. And do not forget that every new project of every builder was a gem because they wanted to gain attention and people trust. They also want goodwill in this competitive market. CRC is doing extremely the exact same thing but in a well planned manner. This project is designed by Hafiz. Well Anand, I visited the site, sample flats looks good. This project is span across 4.94 acres of land consists of 857 units of 2 and 3 BHK. Sizes are available from 982 sq.ft (603 sq.ft carpet area) in 2 BHK, 1170 sq.ft (727 sq.ft carpet area) in 2.5 BHK, and 305 - 1485 sq.ft (799 - 936 sq.ft carpet area) in 3 BHK. Its current asking rate is Rs.3146 per sq.ft. A 2 BHK will cost you Rs.30.90L onward. Stamp duty and registration charges extra. Yes, CRC Sublimis Noida Extension is a RERA registered project and its RERA Registration number is UPRERAPRJ15180
