On 27th sept 2015 I went to site and it is progressing well. Climbed all the way up to 12th floor to have a look at the unit.Internal plastering is over for sold units and now they focus on external finishes.

Ho Raj, As per the news, 305 cities and towns are coming under 9 of 15 states, which have signed the MoA (memoranda of agreement) with Housing & Urban Poverty Alleviation ministry for Housing for All by 2022 program. Many states have already signed the MoA for example, Mizoran, Uttarkhand, Andhra Pradesh, Nagaland, Bihar as well as Manipur.

Q: Hi, I am getting new Flat possession with in 2-3 months which is already delayed one year by Builder. In Final payment they are asking following: Maintenance charges (for 2 years) , Sinking fund (payable at the time of possession & finally handover to society) and Club membership (Payable on completion) My township has 10 towers and only 5 towers is launched and under construction. GYM, Swimming pool, sport complex like amenities are not started and as per them it will be grounded after complete township I believe 10 years later from now. So what are the charges actually payable because these is not beneficial for me in couple of future years.

Yes, we often talked about the word ''affordability'' but if we look at the price, the cost of a home should not exceed about 5 yrs. of combined annual household income. Anything above that breaches the affordability barrier. Also, it is the affordable housing segment that is driving most of the demand in Mumbai, and such housing must necessarily be priced either under Rs.30 lakh or between Rs. 30-65 lakh.
I appreciate it. But this situation cannot change overnight, as the developers started these pricier projects now after seeing economy, foreseeing potentially robust demand. The economic slowdown over the past 2 yrs. put paid to those projections. Price-sensitive buyers have been playing the waiting game, waiting for prices to come down before they invest.

Sri Lakshmi Shubham Arcade Spoorthy has got approval from GHMC. The project is offering 2 and 3 bhk apartments with price ranging from Rs 39 lakhs to rs 45 lakhs approximately. The project will have 10 blocks with 6 floors on each blocks. This is their first project so really cannot comment on the construction quality, builder reputation etc
When is the project expected to get completed? I am also looking for feedback on how is Chanda Nagar as a locality.

Yes, she was allotted 2000 sq-mtr plot in Oshiwara in Andheri for just Rs.70000 for setting up a dance academy. @Veena, In the letter written to the actress the collector says that while Hema has talked of building a Rs 18.5 crore dance academy, as per government rules she has to furnish details of at least 25 per cent of the project cost to the government in order for the land to be allotted to her. However Hema Malini has only submitted proof of Rs 3.50 crores which is less than the 25% amount.

The current rate per sqft is Rs. 4130 per sqft as per the Construction Link Plan. It has flexible payment plan option through all leading bank. The project is under construction and the expected possession date is by end of 2019.

Hi Selina, Bankers are explaining that in the MCLR system the difference in the lowest lending rates of banks narrows. For instance, while the difference in the base rates of SBI and BoB was 35 bps, under the new system this has fallen to 10 bps. The cost of deposits is what determines the MCLR and banks have been lowering their deposit rates for more than a year now.

Actually, the PMC town planning department was supposed to reduced the premium charges for institutions ten months ago but unable to do so. But this time NMC will reduce the premium charges with immediate effect.
Hi Akhilesh and Dwarkesh!!!!! As per existing system, the institutions are supposed to pay 7.5% of total value of plot for plots less than 180 sq-mtrs, 10% for plots measuring 180 to 500 sq-mtrs and 15% for plot measuring 500 sq-mtrs or more. The reduction % varies as per type of institution.

Good morning Ritu, For primary educational institutions, charges would be reduced to 1.88% for plot less than 180 sq.mt, 2.5% for those 180 to 500 sq mtrs, and 3.75% for plots 500 sq mtrs or more. For secondary educational institutions, charges would be 3.75%, 5%, and 7.5% for respectively. Similarly, the premium for medical institutions, charitable institutions etc have been reduced compared with existing percentage but not as high as for educational institutions.

Hi Yogendra, I have unit in KM 19 and visited site on first week of August and was disappointed to see the project status. Absolutely no labor working in the tower. The tower is in the current state for the last 2-3 yrs and no construction activity currently.

In absence of RERA approval, a project will consider as illegal and all the basic facilities such as water and electricity connection will discontinue. Completed project will little bit on higher price but you will get only what you will see.
