I am a sr. citizen and reside in Pune, I have sold my 2bhk and I don't really want to invest the entire amount in another property but also want to save on Tax is it possible. If not!..could you advise me as to how I need to invest property gains and how it works for Sr. citizens in Pune. Hi Vincent, stamp duty is payable against property you have purchased. It is the govt. charges and you have to pay... yes of course you should no the percentage rate charged..

I think ready to moves property is better thank under construct property , no dought you have to pay more for ready to moves project but buyers often invest in a new property to derive monthly rental income and enjoy immediate returns. On the contrary, in an under-construction property, it is difficult to forecast rental returns as the time of completion of project is not known.

This project is located in a prime residential sector having all daily basic amenities nearby. This project offers 1BHK, 2BHK & 3BHK apartment, area ranging from 719 sq-ft to 1355 sq-ft. This project has spread over around 13acres of land.

Right Mritunjoy, A similar case was happened in 2003, when Supreme Court had given a judgement restricting mining activity in a 10 km radius of National parks without a clearance of the NBWL. Even building construction was involved in escalation of sand and minor minerals, so the Omkar projects could not have received a green clearance without the approval of the standing committee of the NBWL.

Hi Bachu, It is estimated that Rs 30500 crore, of NCDs till November 2015 and the tally is already up by 74% over last year's Rs 17600 crore.
As per CRISIL data, current debt obligations of the sector at around Rs 30000 crore. Now the question is, had the investments not materialized? Developers may have been pushed to drop prices to monetise inventory at a time when demand has been fall short. Instead, they are holding on to inventory and refusing to pay back their lenders.

Right Miran, HC also noticed that how when schemes are launched for public cause, it is obstruct instantly either by the slum lords or by encroachers by approaching the Court and by frame up the facts and documents.

You are right Himani. And i believe that the clause of maximum permissible area will be helpful help at only two places in the city i.e. Rajarampuri main road and the road along Dabholkar Corner to Tararani Chowk. It will not be helpful at other places, as the FSI granted is already higher.

They had also claimed that they would lose their houses and shops due to the project and state-owned MEGA, undertaking the project of Metro Rail, is not ready to provide anything beyond cash compensation against the acquisition of their properties, which is a violation of the Act.

And you will be more shocked to know that justice came in favor of the flat owners. After a period of 2 yrs and 3-months of fighting the case, the court issued orders in flat owner's favour. The construction group has been asked to pay Rs 5.05 lakh compensation for less carpet area, along with 12% interest until refund is given and Rs 4 lakh towards parking charges, and deficiencies of Rs 10000 for mental harassment and Rs 5000 as cost expend.

Q: Hello All, I am looking to buy a single unit flat, 2nd floor in Sec-49 Faridabad. Area of the flat is 123 Sq. Yards. 2nd Floor is not as per the sanctioned map, hence builder has applied for the Completion certificate after paying some penalties. From last 3 months, builder is saying that process of Completion Certificate is on hold and it will open soon. Can anyone guide, if it is a single unit flat, then why there is problem? Also, can I get the registry done, without completion necessary. Regards, Prabhat

Hi Prabhat, Nationalized banks will not fund such project without OC/CC certificate. Approved plan for the building is only 1st floor, and if your flat is on the 2nd floor then the 2nd floor becomes a deviation and a gross illegal structure, the corporation can demolish this illegal structure anytime. It will not affect your purchase of the flat on the 2nd floor.
A buyer is entitled to get an Occupancy Certificate on signing the agreement or before moving into the apartment. However, often builders do not acquire the certificates from the local civic bodies and hence are legally compelled to pay property tax. In addition to its importance, in the absence of the Occupancy Certificate an apartment owner is often deprived of basic amenities like-water and electricity.

True, but I have collected few information about this project. The project is under construction and the estimated possession date is by 2017 first quarter. The project has got approval from Bangalore development authority and the price of apartments in this project starts from Rs 35 lakhs on wards.

Yes, it is true. They think that they are the modern day Jamidar and nobody can dare to speak in front of them. And it can not be possible without the involvement of a politician and the govt. authority.
@Ashwaane, We buyers are also responsible for them. I have seen that most of the buyers who have black money, they think that its a normal charges and they paid unnecessarily to them as a result a common buyers have to suffer. We should stop them at very initial stage so that they never dare to do that again. And secondly our judicial system, if we can ask for the help then do you think that justice will come to our home. You we will not complain about and file a case against that they how can we except from justice.

Gud afternoon Tina!! Sanchi Ghar-Aangan by Sanchi Group near Kaldwas Industrial Area, Udaipur offers 1/2BHK residential flats. Its sizes are available from 545 sq-ft. in 1BHK and 855 sq-ft. in 2BHK. Hi Ravindra! I don't think there is any 2BHK is available for sale in Sanchi Ghar-Aangan, Udaipur. But i will suggest you to contact builder or local broker for it. As far as project approval is concerned, Udaipur Municipal Corporation has approved this project and financial institutions like HDFC and PNB Housing are funding this project.

Q: I work as a senior manager at aircel financial services in Gurgaon and have couple of kids 5 years & 1 year. After completing my MBA from Banglore in 2008 have been working with multiple financial brands. Coming from a town of Uttrakhand had no option but to live in rented flats from the beginning of my career. 2 years back I started exploring the option of buying a flat in noida/ ghaziabad area & that is when my search of flats / sample flats/ under construction flats started happening. I chose Gaur City project and booked a 3 BHK Flat, construction process was going good and all other stuff was also going positively but then I got a promotion and transfer from company to Mumbai so for me it was not making sense to buy a flat at noida when I would be in Mumbai with family. So I opted to cancel the flat booking tough I must say flat was very nice and I really wanted to own that but I had to cancel the booking so contacted the builder team for the same. I asked for the refund from the builder. I was panicked to hear the response from them “what so ever money you have given to us , we have invested that same in construction , we can’t get money out from construction . We will refund you once the flat allotted to you is sold to someone else.” It got afraid as I was going to move to Ludhiana and they were saying that they will refund it after my flat gets sold. Also it would be difficult for me to follow up for my money from Ludhiana. Also I was worried about my investment made as it was all I have earned from my hard work and If something wrong happened or I got cheated then I would left with nothing for me and my family. I went to gaursons office. And meet with concerned persons discussed my issue with them. They assure me that there won’t be any such issue. They assisted me every way possible but still I was quite nervous and was doubtful about my refund. Finally in March2016 I got my refund. It took 6 -8months get it done but still I am thankful to the cooperation by gaursons team that I got my hard earned money hassle-free refund in a year. Entire market is struggling due to slow down in the real estate industry. Lots of buyers are crying for their money refund after cancellation or facing lots of issues from builders. And in such condition gaursons cooperation left a good experience for me. And additional thing is patience is very crucial in such cases as builder is also quite right at their perspective that whatever money they got from buyers they invest that in construction work so it is tough for a builder to refund the amount instantly and moreover any builder doesn’t want their buyers to cancel the booking of property.

Hi Sanjeev, I am agree with you. I read about some negative news about Gaursons builder and seen some residents doing protest against the builder. But I think every builder has some pros and cons as in huge project some issues always arise but if I see overall there is only some small areas builder need to improve otherwise it’s a fine township. Q: Good project. I visited the site yesterday. Sales representative was very genuine & sophisticated. They also had good knowledge abut the area & infra around it. Wonderful project by Acme. I'm confused between Boulevard & Oasis. But I might end up with oasis as the price is much better.

Q: plot is 50 ft x 33 ft. duplex : ground floor 881 sq ft, FF is 818 sq ft. Except land the agreement is 39.95 lakhs for construction including materials. The plot is registered in my name separately but its under a housing complex. builder asking me service tax on whole amount. first the tax rate was 3.62%, then they charge 4.5% & now its 6%. I am confused, while many places its written for a single independent house for a family its tax exempted. So, can you pls guide me, service tax should be charged or not ?

Hi, Here i am giving you an example that how to calculate service tax. As we all know that last year govt has added two more type of taxes such as Swachh Bharat Cess-0.5% w.e.f from 15/11/20115 and Krishi Kalyan Cess-0.5% w.e.f. from 01/06/2016. So, total Service tax rate will be -15%. Suppose Mr. A provided taxable service worth Rs.400000 to Mr. B service tax rate is 15% but abatement available is 70% So we will calculate service tax payable by following method: Value of service provided = 400000 Value after availing abatement = 400000-70%=120000 service tax payable = 120000*15%=18000Hi, Here i am giving you an example that how to calculate service tax.
