Hi, I think there are various loan schemes, but the most popular are fixed and floating rate. A floating interest rate is variable in nature. A floating interest loan offers flexibility to debtors or borrower. In the case of interest rate drops, the borrower will gain and in case of an increase in the interest rate borrower has to pay more interest.
In the case of a fixed interest rate loan, the interest rate stays fixed for a designated interval of time. In this case, the interest rate would not trade with market fluctuations, it remains same for a fixed interval of time. A fixed rate house loan is just right for individuals who wish to have a constant and predictable monthly repayment schedule.

But the demolition drive to clear 90 illegal buildings, which have come up on MIDC land, has still not started as residents of these buildings are obtaining stay orders from the court. Two of the buildings targeted by MIDC demolition team, Ambika Building and Moreshwar Apartment, have got stay till December 31, delaying the action.
A coordination committee has made, including MIDC, Cidco and NMMC officials, has also been set up as per court order, to verify property documents of such structures before moving to file FIRs and demolish them.

Hi, honestly speaking, I meet with the developer, owner personally and he said that he was developing quality projects without much bother about no of the projects. One project that I have known is Delight Empire, which is located in the Kompally Hyderabad.

Yes, and it is expected that 108000 houses to be built of which private builders/developers will be entitled to sell 40000. It is not just about numbers, but a lot to do with configuration and project specification. And you know that this area is considered as Asia's biggest slum, a dishonor which may not allow developers to go for highly rewarding luxury housing segment which can render the project financially unworkable.
It's true Amreesh. I think this project may face a steep challenge on probability in the current depressed markets. But on the other hand, this location will command enough premium to earn profit specially when Island city doesn't have any other land parcel of its size.

Similarly in case of NIFT and DSIIDC, the unit is extracting ground water from two borewells. The flow meter was not installed and permission was not taken from DJB/CGWA for taking out water. Construction material or debris was found stored /dumped on metalled road.

Q: Hi, I have finalized a property and got cost break up from builder as: 1. Flat Cost 2. Stamp Duty and Registration 3. Service Tax and VAT 4. Other Charges Now I'm looking for home loan and for which i need sale agreement based on which i will get 80 to 85% loan. Builder is saying all above charges will be included in sale agreement, but i feel other charges shouldnt be a part of it. What do u say guys?

`You don't have to pay the maintenance charges for one year but all other charges you have to pay as these are your personal. Secondly, if the flat is under construction then a buyer has not need to pay Service tax and Vat.
You are right Mansoor, While signing the agreement, you confirm receiving all the necessary documents about the project. Developers also include a clause that your queries about the project have been satisfied. Go through the documents and get answers to all your queries before signing the agreement. Ask the builder for floor rise charges, power back up and maintenance deposit, car parking charges, IDC & EDC charges etc.

Q: I came to know about Aliens Group through my friends who have already invested in their previous projects. They showed good response from the very first day of my investment and answered all of our questions and were with me in every step till I own my flat. It took a span of 1 year after investment, but I felt its worth spending in Aliens Space Station in this very competitive market & the builders were so cooperative that they kept us positive & hopeful.

Hey, i have read such article on Times Of India written by one such victim of this project who bought a property in Rs. 36.98 laks in 2010 and he subsequently registered the apartment in 2012. But in 2013, he found out that the developers had sold the same unit to another customer for Rs. 63 lakh. if any developer will treat their buyers like that then who will buy flat from such builders.
Right Vasanth, There are dozens of such cases in which the matter in either pending with police or state/national consumer forum. Buyers are burdened with home loan EMI but no possession. These home buyers are mostly from IT background and NRIs are still struggling for their flat possession.

Q: I bought a flat with them in their project BBCL Ashraya, delayed by more than 2 years, still not completed , may take until end of 2018 / start of 2019. No compensation at all, some owners were forced to sign documents which state they have no issues with BBCL in order to apply for possession. I personally know some senior citizens were insulted by their staff , not shy of rowdyism used on them. They will lure you with a low rate, get a deposit , then slam you with more taxes , charges and more money, it is almost close to extortion. So BBCL are not builders , MAFIA.

Did you file a complaint in the consumer redressal forum? I think you should all unite together and write a final mail to the builder and ask for the possession date. If you are not getting any positive response from the builder, file a suit and ask for the possession along with compensation.
