Q: I have Booked 1bhk flat here before 2years with a commitment form the builder side that we will give you the terrace right if you are taking flat on 5th floor you have to give the amount of that we both agreed on that time now when i am asking about that commitment his answer is we cannot do that, then what about the money which he is doing demand for the terrace from me and not making sale deed and not giving me my flat he is forcing me to take what flat he wants to give me not that what i booked.

Is there any written commitment on the flat that you are willing to occupy from the builder? If yes, then you can take legal help and sort out the case. If no, then there is no proof of the commitment you made with the builder. You can also check with the receipts and other documents the builder provided at the time of booking. Prahaladnagar located in west Ahmedabad is one of the more upscale residential localities of the city. It is a good decision to invest in Prahaladnagar and i expect an increase of 8 to 10% over a three to five year period. The current prices are a little stagnant overall as a lot of investors are exploring options in Gandhinagar. Overall Prahaladnagar has strong positive vibes with several developmental projects and nearly 10 operational malls.The Ahmedabad metro once operational is also likely to give a positive impetus to real estate prices in Prahaladnagar.

Good to know that you are interested in investing in Ahmedabad. The city's real estate market has slowly but surely started a consolidation phase after a sluggish last couple of years. Ahmedabad real estate market has traditionally been an investor driven market and there are a lot of real estate brokers across the city. In a new trend, affordable housing townships and colony clusters have been the preferred choice for a number of buyers. Some of the big names like DLF, Unitech and Emaar MGF have entered the Ahmedabad market. Hi please tell me about this project. What would be the price range?
Godrej Garden city is one of the most well know integrated townships under development in Ahmedabad. The rising demand of affordable housing with good amenities has been the catalyst behind the project. I have invested in the project myself and I am very happy with my decision. The biggest plus point for me is its location right in the middle of the city and not too far from the Sarkhej Gandhinagar national Highway also known as the SG highway.

The future prospects of Godrej Garden city are quite good. Just as the above user has mentioned, Godrej garden city is one of the most popular townships in the city today. The integrated township is spread over 250 acre of land with good landscaped gardens and amenities. The biggest plus point from an investment point of view if that the township comes under the Ahmedabad municipal corporation unlike a lot of other projects. Backed by a reputed business house of Godrej, the quality of construction is bound to be good. I have not yet to come across someone speaking negative about this project.

Acquisition of land for Outer Ring Road project is expected to start soon as there is no major objections coming from the farmers. Even i heard there were no objections against the schemes from the people but many wanted the percentage of land acquired for public amenities to be reduced from 40 per cent. Few farmers whose land will be acquired in some months are a little scared.
The people have been given a month to send their objections in writing to the authorities after which the schemes will be sent for the government's approval.

Satellite is one the prominent localities in Ahmedabad. The price trends on Satellite have been witnessing various ups and downs. The price per sq. ft. was at Rs 5348 in Oct-Dec 2012 quarter and then price appreciated to Rs 5660 in the quarter of Jan-Mar 2013. In the Apr-June quarter of 2013, the locality price depreciated to Rs 5291 per sq. ft. Right now the price is low so if you are planning to buy, you can go forward. Hi jyothi, The state government is working on a new policy under which it will give incentives for redevelopment of old housing colonies built by Gujarat Housing Board, Slum Clearance Board; and civic bodies such as Ahmedabad Municipal Corporation (AMC) and Ahmedabad Urban Development Authority (AUDA).
Hi Guys, As per my knowledge, government will give incentives for developing civic infrastructure for such redevelopment projects. It will help in controlling the horizontal development of cities and put checks on the need for new land. So government will need not to invest a lot of money in such projects but there will be mutual benefit for both private developer & residents.

Hi Vikash, As per my knowledge, Ambawadi & Navrangpura are nice locations & fully developed also. Even as of now some infrastructure development is happening. Both locations are prime residential decent location. From connectivity point of view, both locations are well connected with other parts of the city by city transport , bus, train & railway. Rental appreciation is very good & high in these above said localities.
Hi Guys, As per my knowledge, both locations are good & having heavy demand of rent. Ambawadi is having demand because of IT people & Navrangpura is having more demand because of Students. According to me, Navrangpura has a mix of commercial and residential development. It is located at the centre of the city, attracting major corporate companies to establish their business offices here.

Hi Pranab , As per my knowledge , emerging and affordable real estate corridors-Bopal, Gota, New Ranip, Motera, Chandkheda and the likes are already attracting a beeline of projects, buyers and investors due to the planned infrastructure and speedy connectivity in these locations. Many large developers, who concentrated on mid-to-high segment, were seen playing the volume game and entering into affordable segment in the suburbs.
Hi Pranab Malakar, As per my knowledge, central government has already taken several policy steps to boost the real estate sector. The government knows that the real estate sector is one of the biggest job generators in the country and can play a big role in revival of broader economy , Also, the real sector needs to do well if 'Housing for All' vision needs to be fulfilled. Our hopes are high, since 2015 is expected to be a better year compared to 2014.

As per sources, the real issue is the incentives offered for the creation of mass housing. Even, if it requires some policy changes that will make the cost of funding lower for affordable housing, it would be worth it. Promoting rental housing is another significant issue to be addressed in the upcoming union budget. Of course, complete pass-through status to Real Estate Investment Trusts (REITs) is equally critical for the turnaround of the sector.
@ Vikash, According to me, if some radical improvements in regulatory environment come through with this budget, real estate sector will attract huge amount of capital and resources, which will bring down the cost and make living affordable to all. Analysts point out that even though some SOPS are very much expected with the budget ahead, just changes in budget cannot alter the situation.

Hi Mr Rajiv, The areas currently commanding the highest demand for residential space are Akota, Vasna, Gotri, Jetalpur and Fatehgunj. Flats, aparments, bungalows, penthouses and township properties are cropping up all over to meet the demand. In the past, residential development was predominantly in the individual bungalow segment and even today, new bungalow schemes can be found on the outskirts of Vadodara city, especially in Sevasi, Kalali, Ajwa and area alike.
@ Rajiv, However, the scarcity of land and rising real estate prices in the city have brought in the trend of apartment houses in form of high-rise towers in the city. The growth corridors for real estate development are the stretches of Vasna to Kalali and Bhayali, Pratapnagar, Ajwa, Waghodia and Harni. Sindhrot Road and Sevasi in particular, have witnessed a lot of residential bungalows in recent years.

Hi Vikash, According to me, another factor which is driving the demand in Chandkheda is affordable housing projects.Affordability becomes a major issue when it comes to looking for a home. Keeping in mind the volatile market conditions, this becomes an even more important criterion for house hunters. This is one of the reasons that home buyers are increasingly moving beyond the conventional areas to regions, which may be a little far but have all the basic amenities and good connectivity to the city.
Hi Mr Vikash, According to me, this is, in fact, one of the major reasons driving the property demand in Chandkheda. Other reasons for realty growth over and above all catalytic points, the other main factor that has helped in the growth of the real estate sector of Chandkheda is the presence of Oil and Natural Gas Corpo ration (ONGC) in the vicinity. Most of the ONGC officers choose to stay in this suburb of Ahmedabad rather than in the busy city itself.

Hi Mr Jack, Lies on the Golden Quadrilateral highway system. Connected to NH-8 (Delhi-Mumbai Industrial Corridor) via a 16-km connector highway. Has a good local transport system, and excellent civic and social infrastructure. The Bus Rapid Transit System (BRTS) has eased commuting for several commuters in the city.

Q: The Rs.12000 crore coastal road project of connecting South Mumbai with the Western Suburbs could get stalled due to legal actions.

My comments to replies
As per the environmentalist Girish Raut, who is also trained as a lawyer told that a public interest litigation asking the courts to cancel the project could be soon filed. Another environmental action group is in the process of filing court papers. So, i think that the project will be stalled for some times.
It is heard that the sector experts assisting the group have carried out a detail hydrological study of Mumbai. It is their studied opinion that any kind of further land reformation around the coast will prevent proper discharge of rainwater into the sea.
