After selling prestige shantinikaten at exorbiant price , the builder is now forced to sell its new projects at much lower price. Do you know why? - because on of their towers collapsed and had to be rebuilt in shantiniketan project. Despite their high profile brand - they have used low quality material in construction. Despite this incident they have not improved their standards and are now doing cost cutting further to sell their new projects at attractive price at the cost of safety and quality . Even local builders have better standards.
I would advise all to stay away from this builder especially NRIs as they cannot monitor the construction quality. Do not buy these apartments for investment as they will not have any resale value. People who know the builder are not buying for fear that some tower may collapse.
It is better to go for some reputed builder like Shobha, Purva ,Mantri etc... just to name a few. I think there is no lack of quality builders in bangalore to choose.

The Builder indicated in his brochure that the 2BHK Flat will be given possession by 31st Dec.10 and so far not given as construction was at snail's pace. He has mentioned in the agreement that Rs.5/- will be given for the delay, if any, per month. After paying Rs.28 lakhs we have stopped further payments as the construction was very slow. Now, the builder is unwilling to pay even the paltry compensation mentioned above and intends to charge 18% for the balance amount due to be paid. (i) For his inordinate delay, whether we can demand higher compensation? (ii) Whether National Consumers' Commission or Supreme Court has given any Ruling on such errant Builders? (ii) How far it is justified that he is withholding payment of compensation and on the other hand invoking the clause of 18% blaming the owners as defaulters? Whether National Commission for Consumer Grievances or Apex Court has given any judgement in this regard to tame/discipline the Real Estate Companies?

Height of boundary wall in Park Grandeura is approximately 5 feet made of pillars and iron grill just like fencing used in dividers or parks. It is very easy to enter into the complex from any side by riding over grills/pillars.
My question is, can it be an approved boundary wall? Is there any parameters for this wall in society as it is a big risk of security?
Height and likely structure of boundary wall is defined or not? Builder says it is as per our planning though he has not written in the brochure.

Hi Mr. Sharma, if you are buying directly from a builder in any new project then you will have to book to buy.. But this is an older project and now flats are available only on resale...
