I had purchase flat in the year 2011 (JAN.)Builder had already received C.C and O.C before I had made full payment. Now builder is forcing me to pay service tax & Vat. He is also not providing N.O.C for transferring Electric Meter and Property tax on my name. He wants the cheque first or he will not issue N.O.C. Hey Mukhtar, You should pay service tax only when the project is under construction. As you said that the builder has already received completion certificate and occupancy certificate that means the project is completed and there is no question of paying service tax. If in society meeting it has been decided not to use lift for shifting homes which looks to be very generic as there's no specification for home items. Top floor guys cannot use only stairs to shift small stuff like luggage and utensils or any lighter luggage. Heavy and volumetric stuff can't of course be shifted by lift. There must be some regulation to this rule if any society member agreed on the basis of majority but not in interest of everybody. Is there any suggestion?

Hai Gajanan, what you are saying is correct. Even we faced lot of difficulty while shifting our house in Mumbai. The association rules did not support using lift and we had to carry all the luggage from ground to 7th floor. My whole family was fed up. My father purchased a plot in a co-operative society about 20 yrs back, in Akola, Maharashtra. Society was formed by teachers. That time, he had plans to construct house & got loan from HDFC. But the president of the society, mis-used the funds collected & committed suicide. Then it became clear that the society will not do the work as promised & my father closed the HDFC loan. After a gap of 3 - 4 yrs, individual members of the society started constructing their houses & started living there. My father got transferred to a diff city & could not do any work. Now after 20+ yrs, he is interested to sell this society plot. But the current president of the society is telling my father that selling this plot is difficult as registration with state govt has not been done & no bank will give loan to the new buyer.
Help me to understand how this works ? Is it that co-operative society members do not have to go to sub-registrar's office to registrar their plot ?

We have shortlisted a property which has a small error.
The survey no. taken by the local authority for the land’s western boundary (which is towards the neighboring land’s compound) is different from the survey no. taken BMRDA. In other words, the local authority has taken the survey no. of the western boundary of the concerned land as 2, while the BMRDA authority has taken it as 5 (as the land bearing the schedule no. 5 is just beside the land bearing the survey no.2)
The khata made by the seller is as per the BMRDA survey no. though. When the same was mentioned to be rectified to the buyer, he states that the rectification shall cost him a huge amount. Other than this, the property has no other issue.
Kindly let me know if we can still pick up this property or not? Will there be any issues in future because of this geographical error?
