Q: I have booked a flat in LDA srishti apartment flat Kursi rd scheme 3 years back. Can any one please tell me what is the status of project. LDA people even do not pick the phone.

Dear rakesh LDA never give the possession before the next election bcz LDA has no money in his AC which was taken for to develop the apartment .when BSP govt .came again than it will furnished and its true so wait and watch and we have only right to wait and nothing .

Hi Sandhya, As per my knowledge, during past four years, Lucknow Development Authority has launched about 19 huge apartment projects in the city but has been unable to provide the allottes facilities promised during the project's launch and promotion time. The authority though constructed expensive projects from Gomtinagar up to Kanpur Road comprising luxury flats but could not fulfill promises as shown in advertisements of the project or promised to the allotte during its launch

I visited Srishti site yesterday and following is my conclusion: 1. Accountant said registration may happen optimistically in sep-oct 2015 for D,E and F buildings. A,B,C and G,H,I will take more time. 2. Engineer told me that, and I saw also, D,E,F are in their final stage of finishing, that includes tiles work, finishing, painting, doors and electric fitting, plumbing. Engineer said, registration may happen but to complete these work it will take 5-6 month for D,E,F. Same is my observation too. After that LDA will clean up the path for D,E,F and make livable in 2-3 months. So by next march april 2016, D,E,F will be in livable situation. For Srishti rest of the blocks - Livable by sep-oct 2016 For Smriti------- Livable by april - may 2017. Work is going in full swing. Nearby area is well developed now.

I booked a flat in Srishti apartment scheme of lDA Lucknow.Also paid the entire cost of flat but possession of flat is still awaited while lda had promised to give possession during 2012? Please provide details about this project, when they are planning to handover.
Hello Victor, Yes you are right!!! It is really disappointing situation for builder as he is not able to deliver the project on time and also there is no communication shown by builder to maintain his customer satisfaction...

LDA colony located on the CIS-Gomti Region Zone 3 is one of the most promising real estate destinations in Lucknow today. It is indeed a good decision to consider investing in LDA colony in my opinion. This cluster also hosts the Vrindavan Upnagri, one of the biggest residential townships developed by Uttar Pradesh Awas evam Vikas Parishad. The residential properties in this township fall in the price band of Rs. 2000 to Rs. 3000 per square feet. You may get a good deal within your budget in LDA colony provided to you decide sooner rather than later. Check out projects by Ansal and Unitech housing.

Residential property in Alambagh is a bad idea as suggested by the above member. It is an outright commercial area and unless you have a commercial establishment nearby and cannot travel due to some issues, I would suggest you to stay away from Alambagh. You can however look at Chowki which is also a commercial hub but it offers a mixture of residential and commercial establishments. The prices in Chowki as of today offer value for money deals and I expect the prices to increase over a period of time say between 7 to 10 years. Rajajipuram is not an ideal investment destination unless you want to stay in the city closer to the older Lucknow region. If you are seeking to buy for an investment purpose check out some projects in New Hyderabad, LDA colony, Hardoi Road,. If you are open to going a little further away from the city, Faizabad Road and Raebareily road have a buzz in their realty segment with a large number of upcoming townships.

There are plenty of commercial land deals available in Thakurganj but the real problem as the above member mentioned is that these areas are stagnant and are fully a seller’s market. The prices may vary from seller to seller and due to the unorganized nature it is not always easy to procure property in parts of old Lucknow and its surrounding areas. You can also consider Chowki which is a mix of residential and commercial areas which may offer you better deals as far as future investment proposition is concerned.
Yes Ravi you are right and The average prices between Rs. 2000 to Rs. 3000 are likely to stay at these very levels or increase a bit in the near future but I foresee no major spike.

Banks such as Corporation Bank, HDFC Bank, Axis Bank, State Bank of India, Kotak Mahindra Bank, Indiabulls, DHFL, State Bank of Patiala, IDBI Bank, ICICI Bank, Allahabad Bank, HDFC Home loans have approvals for home loans. The expected possession date will be around Dec 2014.

Hey Manjula..it is advisable to go for Home loan as it saves a major portion of your income from tax and helps you acquire an asset whose value will appreciate over the period of time. From Fortis hospital which is in sector 62 you can go straight towards Sai Temple which is just 6kms, then you will find a turning point ...from there it is just 6.7 metres to project. Hi Rakib, If you are looking for a flat in Sector 126, then get in touch with SPB Builders who are reputed builders having projects not only in Punjab but also in Haryana and HP. Sector 126 is one of the fast developing locality in Mohali in terms of infrastructure, civic amenities and public transport as I myself have been living here for quite some time. The area does not face any water crisis and one will get water 24 hrs a day.
Yeah agree with you, moreover the project is bound by good education institutes, medical centers, malls, police station, financial institutions and movie theaters.

Hi all, Khandwa Road is one of the fast developing surrounding of Indore, because of the presence of so many reputed schools and colleges the area has turned in to the educational hub of Indore.Khandwa road is a prime location! It has an excellent neighbourhood and is extremely well developed. Property value will definitely appreciate. I feel it's a very good choice to live in with family because it's a residential area. It's roughly about 2.5 km from IT Park Indore, University Campus and IIT. Good public transportation to reach other parts of the city.
Well Ravu, But the price trends on Khandwa Road have been witnessing various ups and downs. In the July-Sep quarter of 2013, the locality price appreciated to Rs 1975/sq-ft. In the April - June quarter of 2014, the locality price appreciated to Rs 2290/sq-ft. The price appreciation of this locality in the future might be very good.

@Aslam, LDA is looking the work of the scheme and he has directed the action to prepare the details and after the proper costing, LDA will open the registration of these flats again. Recently, the LDA has opened the registration portal for the registration of 171 residential flats of Purwa, Aadri and Falguni Scheme under Kanpur Road Yojana.

HI, Investment in land is the more profitable option over the longer period of time because it offers higher gains for wise investors. Investing in a plot in a promising new location can give way to much higher returns on investment because land is the basic resource on which any kind of real estate is built.
You are absolutely right Vibhu, Once land availability decreases in an area, its prices appreciate at a very fast rate. When this happens, those who have invested in land at an early stage are the clear winners. One more thing which is appreciable is that land purchase is the only opportunity for investors to obtain an asset onto which no extra costs have been loaded. Take the help of a lawyer to confirm whether the owner has full rights to sell.
Not only this but also you must check if the land has approvals for residential purpose. It also helps to check the water quality in the area to ensure it is drinkable. Additionally, it is advisable for you to independently employ a surveyor to measure the plot and compare it with the survey department’s copy.

Q: My sister bought a plot in Kanpur (U.P) from a person in Dec 2014 with the help of local broker. She verified with the help of lawyer that plot was legally correct. After that she bought and got legal registry of that plot from court. But after one month later she got to know that same plot already sold by that person to a gentleman in 2011, means that person sold same plot to two persons and both people have legal registry of that plot. When my sister told this incident to that person to return my money and you have done wrong with us, you cheated me,they are not listening now. Please help me and suggest what to do next in this matter ????

First of all first who has purchased the property is the owner, but the vendor sold the same property to to another one, first purchaser will have to file suit for declaration and possession. Lucknow city is divided into two part, Old Lucknow and New Lucknow. Old Lucknow was established during the Nawab era and is typically dotted with old-cramped developments. New Lucknow which has emerged only a few decades ago, is replete with planned development and adequate social infrastructure. New Lucknow demonstrates high real estate potential.

Once this bill i8s passed, real estate developers have to register projects (with complete details) with a real estate regulatory authority. This will lead to standardization of the unorganized real estate market. The provision of fines on buyers for defaulting on payment will also benefit developers.

Q: Hi, Myself Manish Kumar Gupta, resident of Sector N/1, Aliganj, Lucknow had booked 2 Bed Room + Study room unit on 18th Sept 2012 in Lucknow Sahara City Home project. My unit number is C20 / 501, Hardoi Bypass Road, Near IIM, Lucknow. I have took 30 Lacs loan from LIC for which I am paying approx. 33k every month to LIC, I have paid almost 95% payment to Sahara. I was expected to get possession on Oct 2014 but so far no possession has been offered. I had 100 of calls with Sahara Management people but no outcome so far, I already took the legal action against them but so far no progress, date after date I am getting from court, no meaningful action taken by court so far. It’s just getting postponed again and again due to various reason. Could anyone of you suggest more option what could be possible to get the possession from these cheater? Sahara chairman is jail almost 2 year, don’t know what to do and how to get my unit or my money back from these corrupt people? Please advise how I can build more pressure on them to handover my possession? Which are all government agencies where I can file complaint against them? This offers residential plots in sizes of 775,1211,1744,2152 and 3099 Sq.ft. and its' current price will be Rs.2500/sq-ft. Price of plots will be Rs. 19.37 to 77.47 lakh onward. Yes, even i heard about this project and planning to visit the project site once before booking. I heard that these residential plots in Lucknow are properly planned and are located at near distance from schools, colleges, hospitals, shopping malls and airport. Once, these plots are turned into houses then people will enjoy decent neighborhood.

Hi Gaurav, Have you visited the project site? How is the locality and it's connectivity to the other parts of the Lucknow city? How is the physical and social infra development in the locality?
@Aslam Faizabad is a fast developing locality which lies near the city of Lucknow. This area is connected to NH 24A thus making commuting easy for its residents. Faizabad railway station lies in the vicinity and can be reached in less than 10 minutes. The airport that lies in the vicinity whereas Chaudhary Charan Singh International airport is at short driving distance. Some of the renowned educational institutions that are present in the area are Seth Vishambar Nath Educational Campus, Hind Institute of Medical Sciences and RBN Global School among few. BBD Student Mall, East End Mall, Riverside Mall and Sahara Ganj Mall are nearby malls that lie in the vicinity.

I think apartment owners of the project should collectively take the legal action against the LDA authority not to fulfill the said amenities on time and ask for the compensation along with the said facilities. You can file a suit in the consumer forum against LDA. There are many investment zones in Lucknow where you can get the good appreciation in the value of the property within 3-5 years of time frame. Factors that boost the appreciation value are good educational institutes, well-developed infrastructure, good hospitals, connectivity, transportation facilities, multi-cuisine restaurants, shopping complexes, and malls. Gomti Nagar is one such area where you can get the good price appreciation due to excellent social infrastructure including the presence of Amity University, Jaipuria Institute, Eastend and Riverside Malls, and the office of the Lucknow Development Authority and NTPC, commercial spaces and residential township. Now, Gomti Nagar is developing as the commercial and IT Hubs of Luckow. It also has a developed industrial area with several factories and industrial units.
I Agree with Rakib. Gomti Nagar is a residential as well as commercial suburb located in the eastern parts of Lucknow. The area comes under the limits of Lucknow Development Authority (LDA). Gomti Nagar is the nearest railway station. It has excellent connectivity to Chaudhary Charan Singh International Airport which is located at a driving distance of 24.9 km via NH 27. The locality has a metro rail connectivity too. Patrakarpuram is the busiest market in Gomti Nagar. It is a major shopping and recreational hub and houses restaurants, cafes, shops, and food-joints.
