Q: Whether Vrindavan Green Project is approved by GDA and up to which floor. Has it got all approvals for Home Loan if go for purchase of floor. Or approval takes time? Home loan for 7th to 11th floors are being given by bank or not? Understand this project is yet to be approved beyond 6th floor for compounding fee which is to be paid.

Hi Nikhil, the Completion certificate is issued when the building is completed and ready to be handed over .. the possession still takes 2-3 months as the broker said that the finishing is ongoing.... so im sure at the time the flat is handed over by the builder all required documents will be there...

Q: Dear Sir, I have finalized a reday to move 1-BHK builder floor (25 Lak) in Niti Khand - 1, Indirapuram for rent purpose. I am taking home loan of 20 lak for 20 yrs. my plan is to sell this flat after 5 yrs. as i will give this floor on rent (rent trend is 8-9 k). EMI would be approx 20 k. As i calculate in 5 yrs i have to pay 12 lak rs. My question is: will this property would give me good return after 5 yrs. Please give your advice. Thankyou. Warm Regards, Nitesh

Hi Anas, this is the phase II of the same project called by same name.... the phase I is ready for possession and they have just launched the second phase having bigger size of 2 bhks and 3 bhks..

Well the per sq ft price here is between Rs 2500- Rs 2750 and there are multi storied apartments at both the GT Karnal industrial area and sant nagar.. there are options of 1,2 and3 bhks here

@ Anas and Dwarkesh, both the areas have metro connectivity and are upcoming areas for middle class looking to own houses for staying rather than investment.
sure Doel.... i guess the majority of middle class is still looking for an end use place rather than investment area and North delhi should be given more weitage and government hsould look to bring more infra developments here

Q: This is in reference of Flat NO 102 of DPWHO PROJECT NO-25 D being Constructed at Dwarka Sector-23B Pocket-:7 POCHANPUR, NEW DELHI. This was booked on 6th September2014 and was to be handed over within 18 months. But Construction never started for this project and after approaching DPW multiple times DPW dodged and were giving fake promises. Due to frustration finally I cancelled project on 26 Feb 2016 because of Their fake promises and Project never started. I am still waiting for payment along with interest which they were supposed to pay on 10th of this month as promised and mentioned in letter. I want DPW response for the same otherwise I have to go for Legal Action against Them as I have given them enough chances and have been waiting for long. Please help in above case and provide me solution to get my Money back.

I always advise the buyer that they should do all the due diligence before investing in property. It is very difficult to invest in real estate market as the most of the project getting delay due to the project approval or lack of funding.
