Q: Hi, Most of the owners who have booked their flat in smondo-3 would have receied mail/call to pay the stamp duty of 20000 thousand. My friend who had taken an apartment in another property paid only 500 rs, I am wondering is it a must to pay the complete stamp duty charges of 20k now, or can we push it till we do the final registration. Q: Hi, I have booked an apartment in Electronic city, Bangalore. The flat is under construction and will be available for possession during feb 2013. The builder has given us the cost break up which has Rs.2,62,000.00 as service tax and VAT on the property which cost Rs.32Lakhs (basic cost + car parking). Hello Abhy, The builder is not going to provide Occupancy Certificate and A Khata because deviation is there, They are going to built Penthouses in terrace. Yes no doubt the price they are quoting is quite affordable.

Yes, Buyers can expect cooling down in the real estate prices not just in metros but also in tier I and II cities. Even though the RBI's Housing Price Index suggests that prices have limited on a pan-India basis.
I think you are quite right......Hamsika, I found some data from property site which indicates a deeper slowdown in India's large cities, with prices falling by 7-18% y-o-y. The only reason of cooling down is the wake of banks tightening their policy and strings to developers. At the same time, government continue committed to its effort to reduce black money.

You are partly righ....... Abhyudaya, According to me, result is not just a drop in demand for building materials and challenges for lenders with big mortgage, housing finance books, but also a generalised slowdown in GDP growth.
May be........but the reports indicated that some major parts of cities such as Delhi have already steep price correction at 20-25% and smaller cities such as Jaipur, Rajkot and Lucknow have seen a 15-20% correction on a yearly basis.

As far as I know you just have to pay 10% only to own a row villa in this project. A 4 bhk ( 2769 sqft) row villa in Vivansaa Baalsam will cost you Rs 1.34 crores approximately.

This is not spread over 4 acres. I have booked one flat there. There is one other property just located backside to this. They both share the same landowner and combining both it will be more than 4 acres. As Murali mentioned, there are no common walls.

Q: Bought a flat in A block of Krishna Shelton and possession was committed by November 2014 but even after one year possession is not given nor the builder is ready to penalty as per the contract. Golden Ira is an ongoing project by Bhagyalakshmi Properties and they are planning to complete the development work by 2017. The project has got approval from BIAPPA and banks like Axis, SBI, PNB and ICICI.
Bhagyalakshmi Properties never heard about this builder are they new in the real estate market. What will be the price of a 1500 sqft plot and what is the total land area?

Hi, As per my knowledge, nationalized banks do not provide loan for the B-Khata properties. So, you will have to approach some other financial Institutions who are into B Khata loans like DHFL, Tata Finance, and Indiabulls, among others. The interest rates will surely be high from the regular loan products. The reason nationalized banks do not provide loans against such properties it because they only have building permission, for B Khata properties, you will not get permission for construction.
Yes, I am agreed with Mr. Shivshankar. Nationalized banks only offer loan to A-Khata properties and for building permission, for B-Khata, You will not get permission for construction. B-Khata is considered as a temporary Khata as it is just the extract which is not a sufficient proof bank loan. So, me too will suggest you, visit the private banks and talk with them.

According to me and whatever appreciation, i have seen in these localities are superb. In terms of price appreciation potential, the best areas in Bengaluru to invest in right now are Vartur, Jakkur, Sarjapur, and Atibele. East Bengaluru localities, such as Varthur, Budigere and the OMR stretch, score high for offering immediate returns. These locales are riding the wave of a flourishing IT or ITeS industry and presence of start-ups.

Yes, in February 2017 the Mysore Urban Development Authority has approved it. Accordingly, the price of Bit of Land at the front or back or in-between intermediary sites will be based on the guidance value for the particular locality stipulated by the sub-registrar office while the price of Bit Of Land adjoining corner sites will be 50 percent above the guidance value stipulated by the sub-registrar office for that particular locality.
Apart from that, the price of bit of land adjoining Economically Weaker Section (EWS), Low Income Group (LIG) houses will be 25 percent above the guidance value stipulated by the Sub-Registrar Office for the particular locality. The price of a bit of land adjoining industrial sites will be the same as the guidance value stipulated by the Sub-Registrar Office, the price of civic amenities sites will be the same as that of the current price and the price of a bit of land along the roads that are over 50 ft wide will be double the current price stipulated by the Sub-Registrar Office.

Hello Ganesh, As you have said that you have booked an under-construction project, then ask for the Karnataka RERA approval from the builder. If your builder has KARERA approval, then you do not have to worry. As per RERA Rules builder has to give possession on time otherwise, they have to pay the huge penalty.
Yes, I am agreed with Sreya. State RERA approved a project only when a builder follows all the norms and rules of the state. So, I am sure that you will get your possession on time along with OC. You can also check online. Visit the state RERA site and search with project name and place. You will get all the required details from there.
