My comments to replies
Stay away from LGCL if you want peace of mind. The only project they have delivered is LGCL Ashlar and the rest of them are in various stages of 'incompletion'. Take Bamboo Forest for example, the project has taken more than 5 years and continues to be incomplete. While a couple of them have moved in, the common amenities are yet to be completed. Luminaire again same story and add to it it was in a legal mess. The management is incompetent and non responsive once they have your money. If you don't trust this review ask anyone who had booked Bamboo Forest or Luminaire. I know at least a couple of them in Bamboo Forest and Luminnairre who are fighting LGCL in courts. Bottom line you care about your hard earned money, keep a very very safe distance from this developer. They have launched apartments now and some other projects with some schemes but be assured getting your house delivered will remain a distant dream at best.
Hi Minku, Recently I have visited their website as I was planning to book a town house in LGCL One Street and saw that they have completed LGCL Ashlar and LGCL Bamboo Forest. But you are telling that Bamboo Forest is not yet completed.

HSR layout is one of the most happening area of Bangalore. The area is well connected to all parts of the city including Electronic City, Hosur Road, Sarjapur Road, Whitefeild Road and located by the side of Koramangala. The area has wide roads; very less traffic chaos is the beauty of the residential area. Only disadvantage of the area is there are lot of construction works going on which create some noise and dust around the area.
How is the traffic in this locality? I think the price of an apartment in this locality will be more than 1 crores.

If you are book a property in Springs they are going to give diamond jewelry worth Rs 3.60 lakhs and if you are not interested in diamond jewelry you can go for 25% on the rate per sqft . The offer is on till 12th November, 2015.

Q: Purchased a home in Nitesh Hyde park a few years ago and I am gettign the handover now. I purchased in the A block so its the first ot complete. The quality has not been compromised byt there has beena delay, as long as the home is as promised I do not have much to complain about

Hi Farahan, Vivansaa Blessings is a pre launch project and offers 1,2 and 3 BHK homes designed for the new generation, with 60% open space on both sides. They are planning to launch the project soon.

Q: Hello, I had purchased a flat in Indore last year in June-2015. As the building is under construction The builder is charging me Service Tax of 3.5% on the total agreement value. Now the property is constructed & at the time of registration, builder is asking for 5% VAT on the total agreement value. My question is VAT amount is calculated on the total construction cost of my alloted area (as in this case 1190 sqft) & not on the Total agreement value of selling? Also he is not providing me with the receipt of the VAT charges applicable. Also can you clear me with the current registry charges + any other charges applicable at time of registry? The builder is asking for 8.5% of the total agreement value, but i think the registration is done on the market value not agreement value?

Hi Rumit, For any sale to attract VAT, it should involve transfer of goods from one person to another. In case of under-construction properties, its the transfer of ownership rights from the developer to buyer in the form of a sale agreement, in select states. This tax is governed under the ‘works contract’ in the VAT law. The project offers 2 bhk apartments and 3 & 4 bhk villas. As far as I know all the apartments are sold out and only villas are available for sale. The price of villas starts from Rs 27.15 lakhs and villa price ranges from Rs 1.43 crores to Rs 1. 71 crores approx.

Yes the project is ready for possession from January 2016. The project has got approval from BMRDA and banks like SBI, Axis bank, DHFL, HDFC, ICICI, Indiabulls, LIC, PNB etc.

The project offers only 3 bhk apartments with unit area ranging from 1560 sqft to 1920 sqft. The price of apartments here starts from Rs 88 lakhs on wards. The rate per sqft going on is in between Rs 6000 to Rs 6500 per sqft.

Q: I am amazed with the luxurious facilities that Skyview by Indya estates provides for the affordable price it has to offer. It has great facilities and uses superior quality products.
