Development of large sized integrated townships came into the limelight as it suited the lifestyle of buyers and investor. These buyers are good-travelled and employed in established corporates within the city.

Given the introduction of public transport systems such as the metro, will reduce pressure in certain areas. Hi, As per my knowledge, the government can also be stressing on the construction of the green building within the principal localities and at the same time is promoting cluster progress. This may decrease the pressure on current infrastructure and make the zone more liveable.
Yes, I think in long-term for the city's development, additional FSI for the construction of smaller houses, hostels, star hotels, IT buildings and educational buildings would be helpful.

If you are coming from Talegaon road, come directly to Chakan Chowk. On Chakan Shikrapur road, you get Chakareshwar Mandir and from their project site is hardly 1 km.

Phase 1 is actually completed now. Phase 2 is in pre-launch. I visited the site few weeks back and the project looked very good. I think so Praveen. BJP Govt. efforts led to rolling out of majority of the 384 projects while they had to terminate 41 schemes. Of the remaining 21 slow projects, issues have been solved for seven while they are confident to resolve issues with remaining 14 within 15 days.

Don't pay any additional amount for car parking charges. And if builder is insisting then drag him to consumer forum or can suit a case against him. Car parking and open terraces are a part of the society's common areas. They are not a part of the Floor Space Index (FSI). As far as builder reputation is concerned, they are quite unprofessional. I have booked in C building in Sept 2013. The phase-1 of project is almost 6 months delay. When asked for compensation, they rejected it. But when it comes to them, they charge 18% PA as a penalty if the payment is done after 7 days of the intimation. I am planning for a legal action against the builder.As far as builder reputation is concerned, they are quite unprofessional. I have booked in C building in Sept 2013. Variants are available from 1007-1095 sq-ft. in 2 BHK and 1070-1535 sq-ft. in 3 BHK. Its current rate per sq-ft is Rs.6000. This project is under construction and ready-to-move by December 2017.

Earlier, builders here were saying that water will come from Aundh. Now its Warje. Tomorrow it will be Vadgaon. And this water issue is going on for past more than 10 years. Two variants are available, 1095 and 1010 sq ft for 76L and 72L respectively. 76lac plus maintenance charges for 2 years extra plus 5 lakhs for infrastructure & development charges. It is considered as one of the fastest developing locality of Pune. It is the first locality to gain significantly from the IT boom in Pune. Hi Sushil, As per property expert, you do not need society NOC for sale of flat. The model bye-laws framed by the state government under the Maharashtra Cooperative Societies Act hold that a person does not require any objection certificate (NOC) from the society at the time of transfer of a flat. Bye-law No 38 prescribes a list of documents required for selling a flat, but nowhere is it mentioned that the NOC from society is mandatory. If at all a transferor or transferee of a flat wants a NOC from the society for their personal reasons, the society will have to issue it within a month of receiving the application. The document is a proof of the building's compliance with applicable building codes and other laws. A flat owner can occupy an apartment only once the OC is issued, as per law. Yes, a few CHSs can form an association for mutual benefits in cost sharing. Mutual concerns are not taxable under income tax as the concept of mutuality is exempted from its purview.
