I am part of a RWA which has only 20-25 members. 2 or 3 in WC are taking shots and making decisions without consent of all and some decisions are effecting few of the indivduals.
On raising the objection the RWA is saying that majority works
Questions are :-
1. What power does RWA has in making decisions which are against 10-15% of residents in such a small community??
2. Can we all 6 residents who constitute around 15% of residents exit this RWA or dissolve this???
3. If due to technical reasons we cannot dissolve,, can we exit and not be a part of the RWA ???
4. If the decisions are taken keeping in mind of all residents and there welfare/concerns( we 15% residents do not have objections) but in our case few people who have unforutnatey been voted in this new RWA are forcing upon their decisions on others ...

I work as an executive at a manufacturing company of auto parts in Okhla, born and brought up in UP through out. I used to live with wife and my kids at East Delhi and my parents and all live in home town Kanpur. For investment purpose in 2011, I bought some property in Gaur City a project from Gaursons. Everything was going fine till 2015 the time I got to move to Ludhiana as I got promotion and transfer to Ludhiana. So I decided to cancel my booking at Gaur City. And I cancelled my property in august 2015. Also it has been 4 years since I have paid all installments on time. I mailed my details and concern to gaurson’s team and to get my refund ASAP.
I was panicked to hear the response from them “what so ever money you have given to us , we have invested that same in construction , we can’t get money out from construction . We will refundyou once the flat allotted to you is sold to someone else.” It got afraid as I was going to move to Ludhiana and they were saying that they will refund it after myflat gets sold. Also it would be difficult for me to follow up for my money from Ludhiana. Also I was worried about my investment made as it was all I have earned from my hard work and If something wrong happened or I got cheated then I would left with nothing for me and my family. I went to gaursons office. And meet with concerned persons discussed my issue with them. They assure me that there won’t be any such issue. They assisted me every way possible but still I was quite nervous and was doubtful about my refund. Finally in March2016 I got my refund. It took 6 -8months get it done but still I am thankful to the cooperation by gaursons team that I got my hard earned money hassle-free refund in a year.
Entire market is struggling due to slow down in the real estate industry. Lots of buyers are crying for their money refund after cancellation or facing lots of issues from builders. And in such condition gaursons cooperation left a good experience for me. And additional thing is patience is very crucial in such cases as builder is also quite right at their perspective that whatever money they got from buyers they invest that in construction work so it is tough for a builder to refund the amount instantly and moreover any builder doesn’t want their buyers to cancel the booking of property.

My Uncle purchased a plot in 1995 from a person "A" through GPA and the GPA is registred. from 1995 to Till today my uncle didnt register property on anyone's name. I have been renting here for about 1 year. Sharing my experience.
Tenants are treated as aliens here.
In the common forum & discussions, strategies are discussed on how to extract the maximum maintenance from tenants. The comment from association members like this is quite common. "Our recommendation is that the Federal bank virtual account is like a destination account of the association 1 for each apartment hence owners can create in their name and provide to their tenants to avoid going thru a change process". And this is being talked about a huge 7K amount.
As per owners & the association, all the wrongdoings like dog poops, high water consumption is all blamed on tenants.
Anyways I will be getting out of this place in few weeks. Good luck to all my fellow residents..
