My last question to you............How can a builder know whether their Occupancy Certificate has been accepted or rejected? If the development is unable to fulfill the building norms, what will happen? Is there any penalty for deviation?
Good question........Abhijit, At first, the building is inspected by the authority for compliance of local laws. The authority then intimates the builder within 30 days of receiving the completion intimation whether the OC has been accepted or rejected. In case there are minor deviations from the approved plan, the civic body may impose a penalty and regularise the building, and issue an OC. The penalty is usually charged according to the proportions of deviation.

Otherwise you can also see the similar projects near Sansakar Dham School, Ghuma. Where a project name Vibrant Villa. As per my knowledge, good areas are Satellite Road , S.G.Road,sanand ,bopal or ghuma for investment in real estate. Prahladnagar, Sarkhej-Gandhinagar. Highway, Ashram Road and some parts of East Ahmedabad. Residential property appreciation in the city has been to the tune of 50 per cent over the last three years.

Hello Devesh, Go for developer history, analyse the location, compare the cost with nearby projects of the similar product and check if APF(Assigned Protection Factor) by home loan companies are done or not. There are three locations in Western Ahmedabad - Gota TP scheme 32, Makarba Extension TP scheme 82 and New Ranip area. I will not name any project but go for project which is on verge of completion.

Sale price trends in Chandkheda- 2,361-3,461/sq.ft, average price 2911/sq.ft in Oct-Dec'2013 while in Apr-june'2012 it was 2391-5663/sq.ft while the average price was 4027. So, the following data shows that there is a 12% decrement in the last one & half years. Every area of the city has its unique identity. Likewise Motera is also known for the cricket matches held at the Sardar Patel Stadium located in that area. Further, due to its proximity with the cities of Ahmedabad and Gandhinagar, Motera has developed a lot over the last few years. It has attracted a lot of developers and house hunters owing to a number of factors. These all statement indicates that in coming days these two city is going to be the hot destination for invester in Ahmedabad.

Hi Vikash, It is a ready to move project. Most of the resident are residing there. You have to pay the full amount because the project is not in construction phase.

HI Kalind, Sanand is well developing locality in Ahmedabad. It connects Sanand to Nalsarovar and approx length of road is around 44 km. Many well known builders from Ahmedabad is developing Weekend plots-farm house-Golf Course scheme around this road. Due to close proximity of Tata Nano Plant and few more SEZ, this area becomes hot for property investment. Mankol is the Sub Village on Sanand district. A small change has made in the proposed land bill to protect small property buyers, a parliamentary panel is recommended to cover housing projects on land below 1000 sq-ft in the proposed Real Estate Regulatory Bill. Earlier it was provision in the bill that builders could register with the regulator only if the project was on the land exceeding 1000 sq-mt.

Is it true that the steps was taken after holding public consultations across the country, several members of the panel are of the opinion that provisions for prosecution and imprisonment should be added in most cases where builders fail to discharge their duties and functions. Currently, there are many builders who have to be controlled in and the current disciplinary action measures may not work as a sufficient defensive. So, the main objectives of the committee is to see how best they can protect the interests of helpless consumers from the high-handedness of powerful, unethical builders.

Hi Vikash, But my advice to check the agreement paper first. if builder has made written commitment for paying a deficit of something expected in maintenance he is bound to do so. Is there any such clause in registered sale deed signed with builder?
You are right Devesh, Is it a completed project or under construction? If building is not yet completed and possession is sought to be handed over cross check whether amenitoies provided are as per the agreement . Don't antagonise the builder now . Take the possession of your property first . Then issue notice and move consumer forum for deficency in service and seek compensation against the builder . Don't rock the boat now. Otherwise builder may give you the possession late.

With an already strong infrastructure, the new constructions are 3-BHK and 4BHK which range from Rs 1800 -2500 square feet and Rs 2800 to 4700 square feet respectively. 3 BHK are being built numerously due to the demand of luxurious yet flexible houses.

According to me, govt. is planning to reduce the effects of air pollution and dust as trees and shrubs along the Highways act as natural sink for air pollutants and arrest soil erosion at the embankment slopes.
I heard that the plan is to grow 3-layers of trees and bushes. The 1st will be of bushes so that if a vehicle goes off the road, it does not collide with something life threatening. The 2nd will be of medium sized trees and the last will be of tall fruit trees. Only home-grown species to the area would be planted.

Hi Arthi, I think you should take the permission of the municipal body for their non-agricultural plans. If the land was confirmed by occupancy right in the Land Tribunals As per Maharashtra act, Deputy Commissioner is the authority to issue conversion order. For other lands i.e. Patta lands, Tahsildar is the authority to issue conversion order.

Hi, The Metro-Link Express for Gandhinagar and Ahmedabad Company Limited (MEGA), in a consent made before the Gujarat High Court that the metro project route could not be changed and offered to relocate 22 petitioners residing in the city's Jivraj Park Society to Vejalpur area.
Hi Vikash, GM of MEGA (Planning) submitted a petition before the division bench of Judges that the company would go ahead to acquire the land if petitioner agreed to be relocated at the given address. In Vadodra, Stamp Duty is charged at 4.9% and Registration Fee is 1% of the market price of the property or the transaction value, whichever is higher. Currently, female property owners are exempt from the registration fee.
