Q: Guys, you all might be knowing that CASA UNIVIS project is now known as LODHA SPLENDORA. The D/E/F wings in cluster IGNIS are ready for possession and many of the flat owners in the IGNIS must have got the possession (fit-out) demand letter. Even I've [E-1504] got the fit-out possession letter. If anyone has taken possession and shifted there, please share us the experience with the possession formalities, flat inspection, living @SPLENDORA, any issues living there without OC or any other issues etc etc. This will help other fellow owners who want to shift there. I've heard that while doing the paper works for possession LODHA is asking buyers to sign some declaration that there're no dues from both the parties to each other and all payments have been settled and no parties can claim anything from each other. Is this true? Please share us the details. This is something really important others should know. Thank you.

The OC i was told was expected by end Mar 2013, loosk like that has not yet come. Has anyone started staying in DEF of ignis - how are the facilities, club, swimming pool, others etc., Pl share with the group.

Q: When I first booked a flat in this project, I was very excited and looking forward to living in this community.. But it's been more than 3.5 yrs, it is still under construction and as per the latest communication it will still take another year; this is very disgusting given the fact that they committed to deliver within 1.5 to 2 yrs and compensation if there is a delay. But there is no compensation given and false possession dates are being provided every time. So far the possession date is changed at least 6 times now, giving the silliest reason ever - 'Unavailability of labour'. How the hell they cant find labour from the entire Mumbai region? Whereas on the other hand they are starting couple of other projects every now and then. They are just there to take your money and enjoy the interest of it without thinking about You - The Customer. Poorest customer service. One important learning is never go on brand name. Very Very very unprofessional and misleading people and project.

I think the builders are also aware that the buyers are making a good capital gains from the time the flat was booked and hence are probably not too bothered with their obligations. Q: Hi everybody,This is Maulesh Shukla. I bought an apartment in Tierra B, Casa Univis (renamed as Splendora). I got a mail from them yesterday saying they are running behind schedule and are not getting approvals so I have an option to get my money refunded at 12% simple interest. This is cheating of highest order. Please note, they have sent such a mail to buyers from Tierra (A, B) and Cielo (C, D). Being a small retail buyer, I do not have any power against these powerful frauds. Can we create a common group and fight it out? All affected buyers who got such a mail can meet the management as a group and put our case forward.Let me know if all are interested and we can take this forward.

This project as I understand is further away from Hindustan Engg & Mantri Synergy. ALso it is not right on the OMR but at a detour. The rates are around 5000/-psf for a 3 bhk (~ 1600 sqft) - is this a good investment that can expect growth? It is a 225 acre weekend resort at Khaire Village near Thane, Mumbai. Set amidst lush green hills, the project is a perfect holiday destination for the fun loving lot. For investment for a residential unit is not a good option..
I think the cost is also very high - the cost of construction is around 1500 psf in remote areas

Okey - this seems very low - considering that the monthly maintanence itself will be around INR 5000 per month. Surprisingly, the rental at Hira and other buildings closer to Hypercity is around 20-25K per month for 2 BHK. Q: There were some issues in this project with the builder not providing municipal water and other facilities. The members are still having to buy these services at commercial rates.Has this been sorted out yet? Is it worthwhile to buy apartment here?

As far as I know, there is water problem in the building and it does not look like getting resolved in near future. I would advise you to make a group and visit the consumer court or local ward office for relief.. Or else you can speak with other of not paying maintenance dues if any if water is not provided..
I am suprised now tenants are quoting such high rates of over 15000/psf in this bldg even with such basic problems persisting.

The price in this locale ranges from 13000 - 16000 psf. There is only on tower under construction - possesion this year quoting 16000 psf negotiable. Q: Builder is asking extra money for door jamb area equivalent to 10 sqft increase in saleable area. this has come after revision in the plan. Before revision the carpet area was 473 sqft w.r.t saleable area of 686 sqft. Now the carpet area has become 479 sqft and saleable area 695 sqft. My question is that looking into the roomwise dimensions notified in the builders plan the difference is coming in -ve i.e. less by 1sqt in carpet area. then how come the builder is demanding for door jamb area, whereas earlier before revision of plan this same door jamb area would have been considered. kindly give your valuable advise on this matter.

Shree Shashwat is an exclusively planned ultra modern residential township. It is a layout that offers 3 towers of 14 floors each with landscaped gardens, clubhouse and children's play area. There is a 1 BHK apartment available for sale and the rate is around Rs 49 lakhs.

Last time saw, it has stack car park and very little area around the compound of the building to even walk around - total land area on which built seems to be very small

Approved (CMDA/DTCP) is always preferred as the layout is approved by the authorities - it may cost slightly more also. Q: what is the legally right/fair method to price the common area. example: if there are 8 units in an apartment complex if common are is 200sq.ft shouldnt the buyer be paying for 200/8 = 25sq.ft there are some builders who get payment from all 8 buyers for the entire common area portion.

Hi Praveen, It is expected that the date of possession will be in May'2015. The current price of Saptaratna Towers is Rs. 15000/sq-ft. whereas the locality price rate is Rs. 12200/sq-ft. Malad West is one of the suburbs in North Mumbai, well-connected by Linking Road, Swami Vivekanand SV Road and the Western Express Highway. It is located close to upscale neighbourhoods such as Kandivali and Goregaon and features excellent social amenities. This expressway is just a 5minute drive through a flyover. In future, Malad West will also be connected by the Metro. The station will be built on Linking Road.
Why is the rate so high for this complex as compared to what you have shared for the locality? Is there any good society in that same locality at the rate of 12500/- psf flats available - pl advise?

hi all, This project is a redevelopment of a society in Bangur Nagar, Goregoan West . The location is very good and well connected. There are 3 BHK being offered, The flat are available in 1280 sq-ft. There are 63 flats developing under this project and expected date of delivery will be December'2015. Only few builder flats are available for sale now.
Very unlikely the possession will be Dec 2015 - the 2 slab is still not complete and its a tower probably - how can it be completed this year?

The comments are over-stated, the association has changed over last 12 months and new members have been doing a good job of keeping the gated complex very well.
