Hey folks...... It is noted that the Housing Ministry has accepted a proposal of a Parliamentary panel's recommendation on the Real Estate Bill to make the provisions stricter and increase the 50% threshold but not lower it. The Housing and Urban Poverty Alleviation ministry has also accepted all 38 recommendations made by the 21-member Rajya Sabha select committee which submitted its report last week.
Yes, and if failure to do so would lead to a penalty of 10% of the project cost. For subsequent violations, they will be charged another 10% of the project cost or sentenced to a three-year jail term. This decision would really protect buyer interests and encourage investment in the real estate sector.

But Arpit.............as per the present provision, anyone buying more than 4 flats in a project is treated as a promoter. Yet, to find a solution to this trend of a few buying more flats and having monopoly in management of affairs, the committee is recommending that all such buyers will get "one voting right" like that of other buyers.

Its pretty simple maths actually. CFL bulbs are really cheap, whereas although its a one time payment the solar lights do cost more. Builders dont usually have them installed as an initial cost cutting measure. But personally i think getting it installed is an excellent idea.Its pretty simple maths actually. The apartment owners are in talks to start an association to address these issues. But nothing has materialised so far. I for one hope that something is done about this asap. Service tax & all charges are including in the package. Like 2150 sq-ft of villa will come around 1.70 Cr .Taxes with additional charges ,document charges are including 1.70 Cr. Q: Hi all, Adroit Builders have a project – Artistica located in Shollinganallur. I saw their ads in internet and it looks impressive – i think it’s a luxury type of project. Does anyone know details like what is the price they are asking for flats and when it is expected to be completed?

Q: How to get online EC for chennai property?

Hi Maatrum, Visit the www.tnreginet.net website, click on Apply Online, a form will display. Fill out the personal information and property details and submit the application. They will gave you acknowledgement for it. Check status of your EC after a week, it will give you the current status of your EC.
Yes, at present, residents can apply for an EC online, on the website www.tnreginet.net. After the application has been given in, the certificate has to be collected in person from the sub-registrar’s office or is sent by post. But the postal option, where payment has to be made through value payable post after delivery, is not very popular

Q: During 2010., I have purchased a 2BHK flat by having full belief on the words of the builder that the building plan is approved by CMDA and will produce the Completion certificate at the earliest.Now 7 Years passed. The clearance certificate has not been given till date. While taking attempt to sell my flat buyers are having reservation because of Plan Approval is for 1 X 3 BHK., but made center partition wall and sold 2 X 2 BHK, in which one flat is without Kitchen, which is my flat. There is no positive sign from the builder to help in this problem. Hence I request you to kindly guide me to get ratification of Plan Approval with the addition of Kitchen.

You can file a civil suit or you can also file a suit in the consumer forum for deficiency of service by the builder. At the same time, check with RERA, where this project comes under RERA or NOT. Q: Who owns the land where an Apartment complex is situated. Does it rest with the builder?

Hello Vysakh The owner of a single unit has no ownership rights to the land or of any part of the building other than the unit itself. If the building is demolished, destroying the unit without the consent of the owner, the owner is entitled to compensation for the destruction of his or her unit from the person or persons responsible for the demolition.
I agree with Raghav. But in a Co-operative Society, the purchaser of a single unit typically becomes a joint owner of the entire building and does have ownership rights in the building and its grounds.
